We strive to provide a safe, clean, and enjoyable experience for all guests. By booking, you acknowledge and agree to comply with the following policies. Violations may result in fines, cancellation of your stay without refund, or additional charges.

Smoking Policy

Strictly Prohibited: No smoking indoors, outdoors, on balconies, or patios.
Fines: $500 if smoking is detected.
Tampering with Devices: Removing or altering smoking detection devices incurs a $500 fee.

Pet Policy:

1. For the comfort and safety of all guests, pets are strictly prohibited on the property.
2. A $500 fine will apply if pets are brought in. Violations may also result in reservation cancellation without refund.

Parking Policy

Designated Parking: Only park in uncovered spots. Parking violations, including using "Future Resident Parking," will result in towing and a $400 fine.

Lost and Found

Disclaimer: The property is not responsible for lost items.
Retrieval: Items held for 72 hours; unclaimed items may be disposed of. Shipping fees apply for returned items.

Parcel Delivery

No Deliveries Accepted: Do not use our address for packages. We are not liable for lost or undelivered parcels.

Pool Rules

Access: A $50 refundable deposit via the Resolution Center is required for a pool key.
Pickup Requirements: Visit the office during business hours with a government-issued ID, contact info, and a signed pool use agreement.
Prohibited Items: No glass, alcohol, or smoking in the pool area.
Behavior: No loud music, shouting, or disruptive behavior.
Penalties: Violations result in a $300 fine; failure to return the key forfeits the deposit plus additional replacement fees.

AC (HVAC) Rules

Settings: Keep AC in "Auto" mode; do not set below 74°F.
Instructions: Follow the guidebook instructions provided at check-in.
Fees: Guest errors resulting in technician visits or repairs will incur charges.

No Party Policy

Strictly Enforced: No parties allowed. Noise detectors and exterior cameras monitor the property.

Fines: $500 for parties, $100 per unauthorized guest, and immediate eviction with no refund.
Access and Contact Policy
Keys: Lost access keys incur a $250 fee.
Check-out: Unauthorized late check-out incurs a $50 per hour fine.

Communication: All concerns must be addressed through this app. Guests are prohibited from contacting or visiting the front desk, except for pool key pickup, with a $200 penalty per visit.
