FLOORPLAN
⭐ Our condo features a newly remodeled kitchen with granite countertops and stainless steel appliances. New flooring and paint were completed in October 2024, along with new furnishings in the living room and bedrooms. The primary bedroom has a king bed and private en-suite bathroom, a large Smart TV, and a private door leading to the balcony overlooking the gulf waters and the natural surroundings of Tops'l. The guest bedroom has two queen beds with a Smart TV. Our condo sleeps six (6)
RESORT
⭐ Outside, a large pool beckons, offering endless entertainment for the kids and relaxation for adults. Community grills are provided by the resort for those chefs ready to cook a delicious meal. Nearby, the Silver Sands Premium Outlet mall invites you to indulge in some retail therapy, when ready for some cool AC head indoors to the Grand Theatre for the latest movies hitting the screens or visit Baytowne Wharf in Sandestin Resort.
A short stroll leads you to the pristine shores of the beach, where you can soak up the sun, feel the sand between your toes, and marvel at the beauty of the emerald waters.

GUEST ACCESS
⭐ You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.
STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.
Wi-Fi
⭐ Our property provides Resort Wi-Fi and is considered an "open/public network." The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.
PARKING
⭐ Upon arrival, you will check in at the guard gate for parking passes. There is a two-car max. We send our check-in report to the guard in advance so they will expect you. The drive throughout the resort is beautiful!
BEACH SERVICE
⭐ Please note: No Beach Canopies or Tents are allowed on TOPS'L Beach. You will be able to rent beach chairs from Dolphin Beach Service. Typically, you can find beach chairs, toys, and umbrellas on the balcony. However, we do not guarantee what will be available upon arrival.
POOL
⭐ The Summit has a heated pool year-round for the enjoyment of owners and their guests. Have fun, and remember, read, and abide by all community rules posted.
SECURITY
⭐ Our property currently does NOT have an entry camera, but the resort does have cameras. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.
PETS
⭐ Absolutely NO PETS per the HOA rules. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.
BOOKING
⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.
CHECK-IN/CHECK OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.
EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.
KITCHEN
⭐ The kitchen has a fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.
SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.
REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.
Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!

FOREVER VACATION RENTALS
Shannon and I moved from St. Louis, MO, to Destin, FL, in the Summer of 2011. I have over 20 years in the Property Management field, including Vacation Rentals, Multi-Family, and Senior Living. I am also a Realtor with Worth Clark Realty. Shannon is our “go-to guy” and always goes above and beyond. He handles most operations, including Inspecting and Scheduling Turns, Owners' Statements, and Accounting, and helps oversee our Housekeeping Department. You will find that we are passionate and very hands-on. Not only are we available to our Homeowners at all times, but we are also available to our guests.
God has blessed us with our two children, Riley (18 y/o) and Jax (8 y/o). Our hearts and home are also filled with our fur babies! We support our local animal shelters and rescues.
We look forward to our Friday night movies at home with our children, fishing (although we aren't any good at it – haha), church, and Sunday football. We are very family oriented and find that most homeowners become like family to us.
In the Spring of 2016, we expanded our business by hiring Debbie. She is my amazing mom! When it came time to hire someone, it only made sense to bring her on board! You honestly can't find a more caring, loyal, and trustworthy person! Debbie handles all of our reservations and during the summer months, she helps with our inspections. If you ever want to hear a friendly voice and be uplifted, call her!
We can't forget about the rest of our team! EVERY. SINGLE. PERSON. on our team is important to our success. Our goal is to hire folks with passion, enthusiasm, and motivation to win! We want them to know that no detail is too small, and a happy guest is a repeat guest! There is nothing more rewarding than to receive a compliment about how genuine and hard-working we are!
