Welcome to Broadleaf, a designer-decorated home in Massanutten, just 15 minutes from Shenandoah National Park. With 7 bedrooms, Broadleaf sleeps 18 comfortably. Outside, enjoy the brand new hot tub, firepit, cold plunge and various games. Inside, you'll love the open floor plan upstairs and additional living and game rooms downstairs.
The house is about a 3 minute drive to the slopes, pool, and dining at Massanutten, and about 7 minutes to the indoor/outdoor Waterpark. The Swift Run Gap entrance to Shenandoah National Park is 20 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 25 minutes away, and there are several breweries, wineries, and restaurants within 20-25 minutes of the house.

- Dining area with space for 10 at the main table. Additional seating available right next to the table at the kitchen counter (3 stools) and eat-in bar in the kitchen (4 seats)
- Upper deck featuring comfortable seating around propane firepit, outdoor dining for 8, and a gas grill (propane provided)
- BR1: Master bedroom with king bed and ensuite bathroom
- BR2: King bedroom
- BR3: Twin-over-full bunk beds
- Hallway full bath with shower/tub combo
- Laundry room with full size washer and dryer
Lower level:
- Additional living room with big screen smart TV, massive sectional couch, and pool table, and plenty of board games
- Adjoining the downstairs living room is a game room with foosball table and 2 arcade machines
- Lower level deck with 7 person hot tub, cold plunge, cornhole, and additional seating
- BR4: King bedroom with ensuite bathroom
- BR5: King bedroom
- BR6: Two queen bedroom

Other things to note:
- Broadleaf is pet friendly! We allow up to 4 pets with a $100 pet fee (total, not per pet or per night).
- We provide our guests $1500 of coverage for accidental damage to the property or its contents. The cost of this is already embedded in the cleaning fee.
- Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more.
- The driveway can fit 3-4 vehicles, plus there is room for an additional 3-4 vehicles along the street directly in front of the house
- Wifi is fast with a strong signal throughout the house and decks.
- Five of the seven bedrooms, plus both living rooms, feature a smart TV where you can access all the main streaming services.
- We provide a fully stocked coffee bar with multiple coffee drip and Keurig options
- Guests can enjoy community pool access in the summer season for a $6 per person fee.
- Linens and towels provided
- Pack n play, high chair, kid dishes/utensils, and baby monitor provided
- We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here.

This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.
NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.
PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval
from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is
available with written approval from your host.
OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency
conditions, check MassanuttenVillage.com or electronic sign at
entrance for updates.
ALCOHOL
No open containers on roads or in common areas.
PETS
• Leash always required when outside.
• Clean up after your pets.
TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or
carports. Trash attracts wildlife, which could endanger you and damage the property.

OTHER THINGS TO NOTE
• Please note that if you would like to send packages to the property, you do so at your own risk. USPS is particularly unreliable. We can not be held responsible for late or undelivered packages. Additionally, we charge $25 for any return services requested, in additional to actual postage.
Tips for a Happy Hot Tub
- Be sure to unclip the hot tub cover before removing it.
- Please do not put anything besides people in the hot tub (like mulch or toys).
- If the water level doesn’t cover the jets, you can use the hose to add water. Please disconnect the hose when done, especially in cold weather when it could freeze.
- Always put the cover on the hot tub when not in use - this keeps the hot tub warm & filled with water. Using the plastic clips helps keep it from blowing off.
- For safety reasons, please don’t add chemicals to the hot tub yourself. If the water looks murky or has a smell, let us know, and we'll have our hot tub expert come by to treat it.
- Do not drain the hot tub.
- There's no need to turn off the hot tub. It may run the jets on low periodically to circulate water through the filter—that’s totally normal.
- Use plastic drinkware around the hot tub.
