Beautiful Three Bedroom Villa with Many Updates!

Come and relax in this beautiful three bedroom and three bathroom villa located on Palmetto Dunes' 11-Mile Lagoon system!

The kitchen is expansive, providing ample room for your family to produce home-cooked meals. The kitchen will come fully-equipped with all the accoutrement of home, making cooking an easy task. The kitchen bar provides seating for four.

The kitchen opens to the formal dining area, which comfortably seats six.

The living room features beach contemporary style furniture and a large smart TV. Completing the living area is a slider to your private deck and the staircase to the private suite upstairs.

Completing the first floor area are the primary and guest bedrooms. The primary bedroom has a king bed, his and hers closets and an HDTV. The primary bathroom has been completely updated with its custom-tiled walk-in shower and quartz top vanity. The second bedroom is down the hall from the primary and features two double beds, a large closet and an HDTV. The bathroom has been updated beautifully and has a tiled tub/shower combination and quartz top vanity.

Upstairs you'll find the third bedroom, a private suite providing a nice separation of the spaces. This private suite has a queen size murphy bed, seating area, study or work area and its own private bathroom. This bathroom is gorgeous with its large custom walk-in shower.

Outside you'll be greeting by your large private deck with gas grill and dining table with umbrella. Have a meal or just relax while taking in the beauty and wildlife presented by Palmetto Dunes' 11-mile lagoon system. There is also a large open grass area which is perfect for throwing a ball around.

The beach can be easily accessed by a short bike ride, even shorter drive or by calling the Palmetto Dunes Buggy. The Palmetto Dunes Buggy is a free, on-call shuttle service which operates seasonally for Palmetto Dunes guests only.

Living our best life!

We loved the lagoon in the back of the property. Lots of wildlife. HH beaches are always so clean! We love the nearby restaurants as well. The fishing charter- The Captain Hook is always a fun time!

Wonderful stay

The deck and outside furniture are in bad condition. It felt like it could use a refresh in linens and towels and a deep clean. It’s also dark and needs more light in the living area. Queens Grant is a bunch of windy roads and things are really tucked away. Didn’t love the overall feel.

Bad Condo

We were very disappointed with our condo. Two of the four beds had broken springs. Our refrigerator overheated and we had to have a much smaller one brought in to hold our food since it had to be turned off. The air conditioner leaked and created a small flood of water which got our clothes wet. We were moved to another condo, but this one was not available to us until later in the day and we lost a day at the beach due to waiting til it was ready. We were not offered any reimbursement for the many things that went wrong. VRBO refused to give us any help or money back.

The kitchen, and the 3 full bathrooms were all remodeled. The location of the unit was perfect, our backyard had a beautiful view that looked out to the lagoon. The only issue that i would report back to you on was that the outdoor patio needs maintained and updated. The wood deck had paint chipping and peeling. The landscaping needs to be maintained. It is not well managed as the pictures show. I definitely stay there again in the future, but works needs to be done on the outdoor patio.

Spacious Villa

Overall, I do not recommend this vacation rental. Reviewer Comments: Pros: Palmetto Dunes is fantastic. Bike paths, beach access, General store, pickleball courts. Very well maintained. Rent beach gear/bikes from Hilton Head Outfitters and ride the Dunes Buggy for free to the beach. You COULD walk to the beach, but it's pretty far. Unit is very spacious and was very clean. Unit had plenty of "starter" supplies as well as some beach toys. Downstairs showers had good water pressure. Upstairs bed was comfortable. Nice view of the canal off the deck. Good wifi. The AC did a great job when it was nearly 100 outside. Close to a pool and a little free library. Check in/out was very easy. Plenty of space for our family of 5 to spread out. TV in main area and double bed room allow for streaming services (didn't use TV in master). My son loved the little "reading nook" on the second floor window.Cons: Terrible cell signal, the pool closest to the unit was really dirty (neither of these things the property can help, but I feel they should be mentioned). The unit overall needs some small fixes that would increase comfort. The rugs slide all over the floors, causing trip/fall hazards. It's worst upstairs. The upstairs hot water handle on the shower didn't work well. Water pressure upstairs was terrible. Freezer had trouble freezing water bottles, but it did keep the food cold. The living area could use another lamp. The door to the garbage area wouldn't open from the kitchen. The downstairs beds are not comfortable. The deck was in fine shape but the patio area in the back is nothing like in the picture. The area is overgrown with rusty bikes and old kayaks on both sides of the deck. No TV upstairs. Some kitchen supplies need replacing and there wasn't really any food storage options - lots of bowls but no lids. Many small spots around the place that need paint touch ups. None of these things necessarily impacted the enjoyment of our stay but all of the little things add up to give the overall feeling of TLC being needed.

We love Palmetto Dunes and we love the layout of the Queen's Grant villas. We also love the free daily tennis. We had several maintainance issues which were mostly resolved very very quickly. We might consider renting the unit we had again because of the location, but would be uncomfortable recommending it to a friend because it was dirty and very timeworn.

Beautiful Island and Beaches for all ages.

Overall, I do not recommend this vacation rental. Reviewer Comments: Palmetto Dunes is a beautifully landscaped,well maintained resort with many amenities, supported by an efficient, friendly staff. We enjoyed biking, tennis, beach, and dining at Alexanders, Big Jim's, and the Dune House. Also at high quality nearby restaurants. But our villa was less than optimal mainly due to the poor condition of the outside deck with broken wooden table and chairs, and a dirty gas grill in need of replacement burners (flavorizer bars) and cooking grate. As a result dining on the deck was not an option. The interior was clean and nicely decorated but the shower in the guest bathroom was broken and the number of unwelcome intruders in the form of palmetto bugs (10+) was much more than we experienced in the past on HHI and Kiwah Is.

Quick Beach Trip

Property was enjoyable. Coffee and breakfast off the back deck looking at the lagoon was a great start to the day. House has many extras that aren't in description, 4 bikes, books and games, beach chairs to use to name a few things. Cooked at home 2 nights and out 2 nights, gas grill was helpful. Master bed was a little uncomfortable, 2 doubles a little small so the girls crashed on the couches. Bathrooms are recently remodeled and really nice, Parking is fine unles it's 8:30 or 9 pm, then all of a sudden there are way too many cars for the complex but if you settle in early no worries. We just followed along wih everyone else and parked on the roads...Beach is walkable or a short bike ride. Outdoor equipment rentals very convienant to walk or bike to, the kayak trip around the lagoons was a lot of fun. General stor eis really great for the small things you forget. Overall would definitely head back.
