This Fully Equipped, AMAZINGLY Comfortable and CLEAN rental property is all you need to experience a relaxing vacation when visiting the Mayan Riviera. Located 1 Hour south of Cancun, 30 min. South of Playa del Carmen and 10 min. North of Tulum, and approximately 50 min. north of the NEW Tulum International Airport, CASA CALIDA will make you feel at home.

Geared towards families, adult couples and adventure seekers, this Casa has all the amenities you will need. This two bedroom home features a plush queen size pillow-top bed in the master bedroom with sliding patio doors that lead out onto the back patio and pool area. There are two twin pillow-top mattress beds in the second bedroom which can be fashioned into a King sized bed as well. All of our modern furniture has been designed and hand crafted by a local carpenter and offers plenty of storage for all of your belongings. We have many children's books, toys and games. Please pack a few hangers for clothes that require hanging. We do not have a closet that accommodates that.

The bathroom features plush towels and has been enhanced with a bright privacy window to let the beautiful morning light in. Each room offers ceiling fans and air conditioners/dehumidifiers to ensure a comfortable environment.

The living room offers a large couch (starfish-themed) as well as a smart TV/DVD player with a collection of DVDs for those stay-at-home days.

Reliable WiFi is included with your rental.

The kitchen has everything you need to "eat in" if you'd like. Every utensil needed to cook a hearty meal can be found here. Please see the extensive list of kitchen housewares that we provide.

Perhaps the best feature of Casa Calida is the backyard oasis which is very private and offers a dip pool that is a welcome relief on hot humid days. Spend your time soaking up the rays on the loungers and spending quality time with your family. We have a Weber BBQ Grill that has a gas connection right out of the house. Instead of heating up the house - do all of your cooking outside.

We provide 2 hammocks. One for the front yard and one for the back.

If you are looking to go to the beach (which is a 20-min walk/3 min drive) we have all the essentials that will make your day enjoyable. We offer 4 beach chairs and 2 umbrellas. We have beach toys and a cooler if you are looking to pack a lunch or refreshments.

If you prefer an outing of golf - we also have a set of clubs that you are welcome to use.

Casa Calida has an excellent, helpful property manager who is close by if anything needs tending to.

Amenity upgrades are of utmost importance to me. I like my pillows comfortable, my steak knives sharp and my towels fluffy! We ensure that everything in the Casa is in tip-top shape and replace items frequently to ensure the best stay ever for our guests.

Hiddin gem in Chan Chemuyil

Casa Calida was perfect for us. We enjoyed the playa across the highway, with easy access. The dipping pool was perfect to relax and chill. Plenty of food choices in town within a short 5-10 minute walk. We had the best time. Thank you Leah

Great Little Home Near Charming Chemuyil

We love little Chemuyil, and this was a great home from which to enjoy it. Chemuyil has a great mix of locals and gringos and seems very comfortable with it. Several pretty good restaurants, and the town is a real town with schools, a main square, ball fields, and they’re building a church. And on the edge of town, 3 cenotes within walking distance to explore and cool off in fresh water. Not far away are Akumal, Tulum, and more.As for the house, it’s small but has everything you need, and the little pool, outdoor shower, and patio in back are quiet, private, and a great place to relax. Ice machine in the kitchen was a great perk! We wished the couch was more comfortable, but that’s really the only thing we’d change.

Just like home

This home was in a great neighborhood with several swimmable cenotes within walking distance. The house is small but adequate. There was even beach gear and a bike you could use. There's a small swimming pool. I loved sitting outside in back by the pool.

Exactly as advertised

Travelled with my husband and 13-year-old daughter and this was a great spot. It was close to everything we wanted to do and see during our stay. It was 5 minutes to Akumal beach, 3 minutes to Xel Ha, about 45 minutes to Coba and many nearby, beautiful cenotes. The house was comfortable, clean, secure, and a nice spot to relax. We really enjoyed ending each day with a dip in the pool to chatting about our day!

Great place to stay!

My family and I spent a week at Casa Calida and our stay was great fun. The house was lovely and exactly as advertised. The kitchen was ready to use, the internet worked perfectly, and everything needed for a great trip the beach was there. My daughter just loved the small pool in the back patio! The location really gave us a relaxing place to rest our head gave my daughter a better way to experience Mexico than a resort possibly could. The property managers Bill and Lois were just lovely and greeted us upon arrive and gave us a tour of Chan Chemuyil and the nearby pueblo of Chemuyil. The owners were easy to work with and really communicated well.

Wonderful stay at the casa!

Stayed here for a family vacation in Apr 2019. Perfect spot for the four of us with two little kids... twin beds in the 2nd bedroom, plenty of toys and children's movies, private back patio, and fantastic pool. We were glad that we had a rental car as the location is a little isolated from the beach and the town of Chemuyil. But, that worked out great for us. It was an excellent base for exploring the Rivieria Maya between Akumal and Tulum. Chemuyil, a short 5 min drive away, has good restaurants and a little grocery store. The kitchen is fully stocked and there is every kind of beach toy/accessory that you could want. The property managers are right next door, and the owners are very helpful.

Clean & cozy home in a quiet safe neighborhood with everything needed for beach & cenote adventures!

Park right in front of this sweet 2-1 house in a safe little neighborhood and enjoy the front and back courtyards with an outdoor shower and pool! Lots of hooks for drying, sun for morning coffee, and lots of privacy. You’ll want to have a car and load up supplies which are generously shared by Leah. We had everything we needed and wanted. Our property managers next door were helpful but not too much! Offered us a fresh coconut and sent us to a few sweet spots we would not have known about otherwise. The neighbors were friendly. The have their own little cenote. You need to drive over to Tulum Or Chemuyil to get stuff - no store in the hood. But really it was super convenient. We slept comfortably and had plenty of linens. The AC worked and fans and windows were effective. We went all over from this home base and felt truly at home without all of the bus noises, stinky traffic, over the top tourist bs, and vendor pushiness that you find in bigger towns. WiFi worked!! If you enjoy traveling independently and charting your own course, you’ll find this home is a great place to start and end your days. Many thanks for sharing your home with us Leah!

Great Location

My husband, daughter and I were looking for a beautiful, safe and quiet place to stay so we could spend our days going to all the activities the Riviera Maya offers. This house, the neighborhood, the town right nearby was exactly what we hoped for. We enjoyed the house and the pool when we were there and the proximity to the Mayan ruins, beaches etc. when we went out.

Easy, relaxed. Bit of a walk to a beautiful beach, xcacel, but sunrises and sunsets are tough because beaches close. Two cenotes in neighborhood are great. Friendly neighbors. Relaxed town short walk away.

My family and I loved staying at Casa Calidad! There was everything included in the home that we needed AND more! From the beach toys to the pool that entertained my daughter- I don't have one complaint. The house kept cool during the day with the fans and the AC was wonderful at night. The house manager was there to help whenever needed. I sure do hope we will make it back again!

Loved it!

Loved everything about Casa Calida! Priced right and located in a delightful development just off the highway and a beautiful beach. Central between the hustle and bustle of Playa Del Carmen and Tulum and close to quiet little Chemuyil Puebla for shops and restaurants. The Casa had everything needed in the kitchen and to just relax in the patio by the pool or use of the bbq. Jose and Carmen were right next door to provide any assistance needed as well as guidance of where to go and things to see. Wonderful place!!!

My wife and I just returned from a 12-day stay at Casa Calida and have only positive things to say. Chan Chemuyil and neighboring Chemuyil are a perfect base from which to explore the lovely Akumal / Tulum area. The house is as well or better equipped than anywhere we've ever stayed in many years of renting, including lots of beach equipment to choose from. The house is compact but perfect for two couples or a small family. It's a few minutes from the beaches and restaurants of Akumal and the rest of the Riviera Maya, but in a quiet and more authentic world of it's own. Tulum, with the Mayan ruins and the funky town are a short drive down the highway. We like to explore a lot, but we were also comfortable spending days relaxing and enjoying the house's dipping pool and back patio area, which gets good sun most of the day. There are many choices of great beaches nearby, including the Xcaret Turtle Sanctuary just across the highway. We liked the beach at Caleta Tankah down near Tulum because it has a roped-off area that made us feel safer when the surf was high. They charged 150 pesos/person for the day, but you could then use their beach chairs, restaurant, and other services. We enjoyed the local Chemuyil restaurants like La Palapa and Leo's Pizza and also tried many in Akumal. We even got to watch the Villanova-Michigan game at Turtle Bay in Akumal. We took advantage of the house's extensive movie library one night and found a movie we hadn't watched. The internet was fine for our needs and allowed me to get a little unfinished work done the first few days we were there and also stream a little TV, although it took some fooling with a VPN to make that work, since some content is only available in the US. Casa Calida's owner Leah was helpful and very quick to respond to our questions. The local managers Jose & Carmen were very helpful and kind. Jose gave us many good suggestions for places to eat and beaches. All in all we had a wonderful stay and would recommend Casa Calida whole-heartedly.

Lovely home with all the details!

The owners have thought of everything to make your stay the best. Kitchen is fully-loaded with all utensils, SHARP knives, a citrus squeezer for your Margaritas, storage containers for left-overs, and even some condiments and a full bar! The bed is heavenly- pillow top with nice sheets and great pillows. There is a VCR player and a great selection of movies. Very cute, beachy decor. The best part was the back yard patio. A perfect pool, lounge chairs(unusual in this town...), outdoor dining , and a Weber gas grill. All very nicely done and very private. This house is bit more expensive than many rentals in town, but you get what you pay for!

Great house, very well situated and equiped!

We loved our stay at Leah's house in Chan Chemuyil. The house is not big but very well equiped, we didn't miss a thing! If you like cooking, you'll find all that you need. The outside patio is very nice, we felt very well for our meals outside (even a Weber barbecue). The small pool is very nice and really great to cool down during the day or evening, and the outdoor shower very convenient to take away the sand and salt when coming back from the beach. Lots of toys and beach equipment. Our 2 teenagers and our toddler were all very pleased by the house. Chan Chemyuil is very quiet and nice. Chemuyil pueblo, very near, is a nice typical village, with little supermarkets, and great food (We enjoyed a lot our dinner at La Palapa). No tourists shops and a great atmosphere compared to the near by turistic places (akumal, tulum etc..). We were very pleased of the choice to be in Chan Chemyuil! Xcacel beach (5 mns by car of 15mns walking) is amazing, you just need to know that it's open from 9am to 5pm and that you need to go on the left of the beach to enjoy it, this was our favorite beach from all the ones we went to on the riviera. (impressive with all the tortules nests). Communication with Leah was very good and as well with the property managers once in Chan Chemuyil. I would definitely recommend this house to families looking for a comfortable house to explore the riviera but staying in a non touristic village to enjoy the mexican way of life.

Lovely retreat

We utterly enjoyed Leah's Casa. The back patio was a delightful base to relax, with a mini pool perfect for our 7-year old. Beds were comfy, everything worked. We especially liked the adjacent town of Chemuyil (5 min walk away), which was small, colourful, and authentically local. Chan Chemuyil itself (where the actual casa is) is like a little tranquil offshoot of this authentic feel, just isolated enough. The overall location is also good, midway between the tourist vortex of Playa del Carmen and the tranquility of the Sian Ka'an Eco-reserve south of Tulum. The local beach was also a plus.

Out of the way oasis

This sweet home in an enclave away from the maddening crowd of the Mayan Riviera proved to be a wonderful vacation house. The house has everything you need to be self sufficient and comfortable. It is quiet and both the backyard veranda and the dipping pool were delightful. It is well situated to easily get to public transportation and we enjoyed not having the hassle of a car. The owner was wonderful to deal with on both ends of our transactions. The few small incidents with the house were quickly resolved by the property manager. We loved the little town of Chemuyil and the lovely 10 minute walk nightly to have dinner. The Mayan Riviera is heavily touristed but if you prefer not to be at a resort this is a great choice.

Great mellow family vacation

This was our third trip to the Mayan Riviera in the last four years, so we know the area fairly well, and knew what we were looking for. Leah's house was perfect for a mellow family beach vacation. My five year old loved the dip pool and we spent many hours playing in it. Because Leah also has children, they are very generous to share basically any beach toy you could imagine using. The AC is reliable and the internet connection was the best we've had in Mexico. We cooked breakfast nearly every day, but usually ate out the rest of the meals, particularly dinner, in nearby Chemuyil. The house requires some basic behavior changes which common to the area- no toilet paper in the toilet, take the garbage out daily, cover drain openings, shower outside after the beach, etc. We didn't find that to be difficult but others used to more hotel/resort like accommodations might consider sticking with resorts and hotels. We really enjoyed our family time and would definitely rent this house again! Very quiet and tranquilo!

Wonderful location and comfortable home away from home

This place is truly a gem and I only wish we could have stayed longer. This was my first experience with a vacation rental, and only my second time in Mexico, so it was a big experiment. The owners provided great information about the place and how to get there, and it was clean and ready to enjoy. The pool is a nice convenience, and the neighbourhood is very safe and welcoming. It is located close to many attractions, and we had no trouble getting around with a rental car. We would love to come back!!

Best week ever

Great place to relax

My niece and I had a relaxing time at Casa Casida; the A/C worked well and was needed, the pool came on like clock work every morning at 9am, there were plenty of towels for the beach and showering, there were plenty of supplies to take to the beach as described. For us, we just wanted to relax, recuperate and share together and the house gave us a great place to do so. Refrigerator worked well, all the utensils that we needed are there, wonderful stove. Wi-Fi was exceptionally fast, which we also appreciated. We listened to Leah's advice and empties trash daily, thus we had almost no ants the entire time. (Dump site around the corner and out of site from house. Easy to walk to.) All in all we enjoyed are time at Casa Casida; thanks Leah. Oh yeah, Leah returned security deposit very quickly, which we appreciate.

Canada is COLD! and Alberta winters are FREEZING! That was one of the determining factors in deciding to purchase our vacation home in Chan Chemuyil. We LOVE to travel and we LOVE the Mayan Riviera. The beaches are spectacular, the people friendly, the culture amazing and what a better place to go to relax and get away from it all. We are the Schryvers from Radway, Alberta, Canada. My husband owns his own painting company and I am in the teaching profession so that has enabled us to travel quite frequently. We have two boys, ages 13 and 10, who we hope to give as many cultural experiences throughout their lifetime as possible. We have made this Casa our 'Home Away From Home'....and invite you to enjoy the place that we love. This house is well equipped to handle families with young children.

Why they chose this property

We were in awe with Chan Chemuyil after visiting for 10 days back in 2008. After taking a few more trips to Quintana Roo we decided to take the plunge and purchase in this region. It has been one of the best 'crazy' decisions we've made. Everytime we travel we go on a new adventure. To us a vacation means relaxing so if it takes us 10 years to explore the whole region, so be it! You will definately want to return after experiencing the comfort and beauty of Casa Calida.

What makes this property unique

When we purchased this Casa it was very much in need of upgrades. It was our first 'New Home' and it was very exciting to pick out, design, and purchase everything that we wanted for it. From picking out the towels and bedding to designing the furniture, we wanted it to feel like home. We wanted it to be inviting and comfortable and that's exactly what it is. We spend hours in the backyard with the music playing, enjoying the pool, and cooking on the BBQ.

With traveling with our young sons, we have everything that they'll need. Water toys, cartoons, books, games. This is why I think our home will be appealing to families.
