Lovely modern stone villa with pool on the sea front in Prcanj, ME

An architect designed stone villa with superb views across the Kotor bay and the mountains beyond. The villa is flooded with light from its full height windows which open out onto either the top terrace, middle floor balcony or pool level colonnade. The bay is just 6 metres away from garden wall meaning guests have a choice of swimming in the private pool or dipping in the sea. Bedrooms are on the first and third levels while the second level offers a spacious living room with kitchen and a dramatic double height dining area. There are two terraces to the side of the villa and one to the front for lounging, dining, barbecuing and swimming. The private pool is located at the front. There is private parking for one car as well as plenty of free parking on the road side.

The main living space has stone floors, a fireplace, under-floor heating and air conditioning. There is an open plan fully equipped kitchen including a fridge-freezer, oven, hob, dishwasher, microwave, toaster, kettle, drinks alcove. A table for 8/10 is situated on the terrace immediately adjacent to the kitchen (at the highest terrace level) with wonderful views across the bay.
Inside, there is a lounge area with seating for 6/7 people including the following facilities; broadband Wi-Fi, smart TV and speaker. Adjacent to the seating area is a full width balcony with views across the bay and onto the pool terrace. A large dining table for 8 people is situated in a double height space next to the kitchen and lounge.

On the upper floor there are two stone clad bathrooms (one en-suite), a double bedroom with a balcony over-looking the bay and a single bedroom with sea views. Additionally there is a small lounge with two sofas and access to the balcony. There is air conditioning in the double bedroom and sitting room area. The single bedroom has a standing fan.

On the lower floor there are two stone-clad bathrooms (one en-suite). One double bedroom (with views onto the terrace and pool) and one single. Additionally there is a small sitting room with a sofa-bed and window onto the pool terrace. This floor does not have a/c as it is cooled very effectively by the colonnade.

The villa looks out across the bay and therefore perfect for boat watching and timing the day by the colour of the sunlight falling on the mountain face opposite, or star gazing in the evening. The villa is in a relatively quiet part of the village although in either direction you will find some great restaurants which tend to sit out on the bay on stone piers. The nearest is about 250m away.

Lovely home on the bay of Kotor!
From the moment we booked our host was excellent, offering great advice and insight into Kotor and Montenegro. No question was too big and we were provided great insight into local restaurants and activities in the area. The villa itself was a lovely home for our weeks stay, perfectly located between Kotor and Tivat with uninterrupted views of the bay with plenty of space to sit and cook outside. A perfect villa for a family holiday!

Great property, great location
The property was great with fantastic views. Perfect location on the nicest side of the shore. Pool great for a quick dip and playing volley ball. Crossing the road for a swim was perfect. Quite a few decent restaurants within easy walking distance. Great place to stay.

Family holiday July 2022
Excellent comms with the owner before and during the stay. The villa is in an amazing location. In a quieter part of the bay but with reasonable drinking and food places in walkable distance. Kotor town is beautiful and full of history, but a bit of a tourist trap and chose your visiting times. Travelled into the mountains and to the marina at Tivat (quite refined and good for food, drinks and people watching!). Also enjoyed the water by hiring a boat and canoes. We enjoyed watching 'the bay' from the villa, with cruise ships and boats passing by in the distance. The mountains further away but ever changing landscape. Swimming in the sea and relaxing by the clean and warm pool. Thoroughly enjoyed our stay. Really comfortable, well equipped and as relaxing or busy as you want it to be.

Fabulous villa, great location.
My son and I had a wonderful week in Prcanj. The villa is really well designed and equipped and the location is stunning with doorstep swimming in Kotor Bay and plenty of restaurants within an easy walk. Rebecca is the best host I have ever dealt with, and Biljana and Aco were so helpful and accommodating. Montenegro is a great place to visit and absolutely beautiful. Great holiday, zero complaints - but it was seriously hot!

A week in Prcanj.
A very impressive location in stunning surroundings , ie, the bay of Kotor, pristine water, so many activities available which suited us all and no shortage of bars/restaurants. The property itself was more than adequate for our party of six, very roomy, clean & a handy little store just a few metres away, the walk into Kotor took an hour but each time we walked there was always something different to see. There were a few small issues ( very rectifyable ) which I passed on to the property owner but in the grand scheme of things it was most satisfactory and I would recommend it to anyone as a good base for the area, ony 15 mins in a taxi from the airport too which was a plus. The property owner made herself available for communication which was most helpful. All in all it was a very enjoyable stay in a great location, the local people very friendly & helpful. A lovely villa in a great location. We had a fantastic stay in August, the villa is exactly as described and catered for all our needs. We loved sitting on the balcony for breakfast and lunch watching the boats cross the bay, or watching the cruise ships leave from the top floor sitting room . The pool was great for a morning cool down then across the road to the little jetty straight outside the villa for a swim in the bay to catch the afternoon sun. There are four great little restaurants within a 5 to 15 minute steady walk and a brilliant little market called Dado within a couple of minutes walk which stocks everything you need without the need to go to a big supermarket if you don't want to. A massive thank you to Rebecca who has been great host. We had a fantastic stay at the villa and would love to return in the future.

Beautiful location
We spent a fantastic week at this spacious villa. The location was excellent- having travelled quite a bit around the Bay we felt this was probably the best location, although a car would be advised. It’s on the quiet part of the coast but the road is very picturesque and it’s a lovely walk from the villa in either direction to a number of restaurants or shops or a bakery. Easy distance to Kotor or other attractions though. The pool was bigger than expected and very clean - a few recent leaves but as expected as it’s overhung by a fig tree. The kids (and I) really enjoyed spending the mornings in the sunny pool and going the 10ft out of the villa to the lake/bay for a different swimming experience. The air con is also very good and quiet which many places are not! The 2 single rooms are not huge but ok for kids. Overall fully recommend this villa, and thanks to Rebeca for the prompt communication and flexibility.

Lovely property at a great spot on the bay. Ideal for families. Fantastic views.
The property owner Rebecca was very responsive and ensured that we had all the information that we needed for our stay. The pool and proximity of the bay meant that the kids were always happy and it was great to be able to cool off. Well equipped house with all mod cons. The views from the balconies were amazing and looked spectacular from morning to sunset. Kotor is within easy reach, as is Tivat and Budva. Highly recommended.

Great location
This villa is in an amazing location and very spacious. It has a very well equipped kitchen with a very generous supply of basic provisions. The owner provided us with great information before we arrived. There were some maintenance issues over the first couple of days but the local caretaker was very helpful and sorted them very quickly. The bedding on the two double beds was too small. One had a double duvet cover with a single duvet turned sideways inside so that the bottom foot of the cover had nothing in it and the other double was two single beds pushed together. This made it a king size bed but it only had a double duvet which didn't reach to the edge of the bed and you can't shuffle to the middle because of the gap between the two beds. This became progressively more irritating as the week wore on. The pool had a lot of quite old leaves on the bottom of the pool and didn't appear to have been cleaned in the week before our arrival and it wasn't serviced in the week we were there. This had no impact on us as we preferred to swim in the bay anyway. We loved the week in the villa, the village is lovely and the villa is nice but with a little TLC it would be stunning. Our general feeling is it is a little overpriced considering the issues.

Serene Vacation Spot
My friends and I absolutely loved staying Villa Boka. The villa was clean and spacious, easily accommodating 6 adults. Rebecca was an outstanding host making contact with a local man that took us on a wonderful private tour of the Montenegro interior. Restaurants were within easy walking distance and the Blue Line bus was easy to hop on for a trip to Kotor.

We spent an unforgettable week in this beautifully designed villa which feels like a home. It is full of light, modern and more than fully equipped, with balconies and terraces at several levels. The view of the bay is stunning, and the lit swimming pool tempted us day and night. The remarkable medieval walled city of Kotor is nearby.

We really enjoyed our stay in Vila Boka. Villa is very cosy and well equipped. It cannot be closer to sea. You just accross the road and you can enter swimming. The village is lovely and all services are very close. It was also easy to book and you got all the answers immeadiatly from the owner.

Met and in most cases exceeded all expectations
The house is everything we hoped for. It was clean, modern, spacious and ideal for two families. The owners could not have been more helpful before and during our stay answering our questions and providing everything we needed to find the house and the local area in general. There is a great shop 100m away fully stocked with all we needed food and drinks wise and more plus two amazing restuarants 2 minutes walk away in either direction. The local area, Kotor and the bay prided for spectacular scenerary and plenty to do when not lazing by the pool. Overall a wonderful house in a beautiful area made for a very special weeks holiday.

Perfect!
We were holidaying with extended family and Villa Boka could not have been better. The location was perfect for exploring the national parks, local towns and cities and of course the incredible bay. We explored all of the villages on Kotor bay and felt that the Villa was in the best location. Beautiful but not too busy. When at the Villa the combination of the pool and the sea meant that our little ones became little fish over the course of the fortnight. With local shops and restaurants you could travel far or be perfectly content on the doorstep. The food in the local restaurants was fantastic but what we liked best was how child friendly they were. This meant that we could genuinely relax and enjoy our evenings. The villa itself is amazing, the light and space are fantastic and the views are incredible. No one wanted to go home and the children keep asking if they can go back to their other house. We could not fault the Villa or the communication from the owner and caretaker, it was all excellent. Thank you for a fantastic fortnight.

Lovely villa 10 mins from Kotor
We visited Villa Boka in late October and enjoyed our visit to Montenegro. This was our first visit to the area and we were pleasantly surprised. The scenery is spectacular and there are plenty of day trips to do. The owners put together a super pack of local information. The villa is around 20 mins drive from Tivat airport and about 10 mins drive from Kotor town. The villa is as described and well looked after. We didn't realise that the pool was unheated when we booked, so it was too cold to swim in during October but I imagine in the summer it's very pleasant. The local area of Prcanj has a local grocery shops for day to day needs, then there's larger supermarkets in Kotor and other towns. There are several restaurants in Prcanj, some of which were still open in October and served good fish dishes. We enjoyed days out to Port Montenegro, Ostrog monastry, walking the city walls in Kotor, the beautiful beach at Plavi Horizonti on the Lustice penisula, and the Lipci caves and Lovecen national park. Prcanj is on the side of the bay that doesn't get the evening sun but you get to see the sun set on the mountains opposite and watch the cruise liners heading to and from Kotor. In October there was around 1 a day, it might get busier in the summer. When the boats are in Kotor gets very busy. The owners were very helpful and easy to contact by email. There is wifi in the villa. Locally there is a lady who looks after the villa on the owners behalf and she was very helpful too. We would recommend Villa Boka to anyone wanting to visit Prcanj.

Excellent house, beautiful view and an amazing bay

A beautiful house in a wonderful setting.
We spent a memorable week exploring Kotor and it's surrounds in this well appointed and very spacious, beautifully and unusually designed house. We ate all our meals outside facing Kotor Bay. Fabulous sea swimming within a few metres of the house. We couldn't recommend it more highly.

Wonderful place to relax and spend vacation
We just spent a wonderful vacation week at the Villa Boka and would whole-heartedly recommend the villa . We were a group of 7 people and had plenty of room inside and outside for everyone. Rebecca and Paul were great with providing information about the area and how to get to the villa. We enjoyed walking around the area, renting boats and just swimming in the bay and the pool. The food in the area is good. The one thing to know is that the road between the ferry and the villa is very narrow so it makes for a bit of a challenge. All in all, a great vacation and hope to return.

Outstanding
We had a fabulous stay at Villa Boka. Everything was perfect with the villa and the location. Montenegro itself is stunning. The villa is modern, extremely clean and comfortable. The caretaker met us on arrival and showed us around, but all information is available in a book at the property anyway. Everything is set up for easy living, and the kitchen is very well-equipped if you wish to cook for yourself. The jetty and tiny beach right outside are great and the location close to Kotor is ideal. The bay is lined with stone houses and restaurants and is absolutely idyllic. In Kotor, you can buy incredibly fresh fruit, veg, cheese and olive oil that local people have produced on their farms or gardens. Our favourite beach by far was Plavi Horizonti, a lovely wide sandy bay with shallow water that's perfect for families. There's so much to do and see that we hardly scratched the surface and will definitely be back. One word of warning - we bought the best map available in the UK but it wasn't completely accurate. Signposting is random and often misleading so we did get lost quite a few times, but that just led to more discoveries! And it doesn't take long to get back on track. 100% recommended for a superb holiday.

Fantastic house in beautiful area
We very much recommend this beautiful and stylish house. We stayed here with our 4 children for a week over New Year. We spend the evenings in front of the fire or went out to the excellent nearby restaurants. The area is full of opportunities for exciting trips. We discovered a deserted village, climbed up to the castle and went for very scenic runs along the bay of Kotor.

Beautiful stay in Montenegro
This is a truly exceptional property in a most beautiful part of the world. We had 8 people staying from two families for 10 nights. The children are older teenagers, and there was plenty for them to do. The proximity to the 'lake' means that swimming happened most days. We were blessed by good weather for 9 of the 10 days, and travelled to many of the beaches and towns helpfully suggested by the guide in the property. The advantage of Montenegro is that even in August the beaches are far from crowded, and the overall cost of living is lower than in many other comparable parts of Europe. There are good restaurants nearby, as well as a 'local' shop, and big supermarkets within reasonable reach. The house was superbly equipped. There were a couple of issues that were dealt with as expeditiously as possible by the owner and didn't impact upon the holiday. The property was accurately described, and the view from the first floor is about as beautiful as you could imagine, especially with the big ships going dramatically by. The property was very clean. The only issue of note is that you need to use the dehumidifiers in the basement to avoid damp so close to a lake. I would thoroughly recommend the property. My only reservation outside concerns the roads. The road on the south side of the 'lake' is about 1.5 times the width of a car, and immediately adjacent to the lake. You need to drive along this road for about 15 minutes whichever side you approach the villa from. It isn't a big issue, but less confident drivers should be aware that not all drivers in Montenegro slow down as much as you may hope they would! What is really helpful is that the property has a lockable front gate preventing younger children (or in our case an autistic 21 year old) wandering onto the road. So overall thoroughly recommended...

Modern, luxurious accommodation. Fabulous views
Very comfortable and well maintained. Within easy distance of Tivat and Kotor and their restaurants. A lovely open plan kitchen leading to a striking double height dining room..The swimming pool looked good and would be welcome in hot weather. The view of Kotor bay from the balconies was stunning. A good base for exploring Montenegro and lovely peaceful walking in the hills, bracing and snowy at this time of the year. I would definitely recommend this property.
