The Farmhouse is located in the beautiful rolling hills, on the southern edge of the Texas Hill Country. We are just 10 minutes to either New Braunfels, San Marcos or Seguin and about 35 minutes to San Antonio or Austin. The house sits on top of one of the highest hills in the area giving you fantastic views of the countryside.. The setting is one of rolling hills and small farms - a tranquil, peaceful spot - yet it's only minutes from shopping, restaurants and local attractions. It's a great place to vacation, honeymoon, or get away. The large front porch and garden area is the ideal place to relax and unwind. A charcoal grill is also provided for those who enjoy outdoor cooking.

The house has been in the family of the owners since it was built in the early 1900s. It has been lovingly restored with modern conveniences added. It is furnished and decorated with country antiques, patchwork quilts and 'Texas treasures.' The large kitchen, dining, living area is big enough for your family to gather together. The kitchen is fully equipped with full size appliances, pots and pans, dishes, and utensils. The home has 3 bedrooms. The master bedroom has a queen bed and a futon. The second bedroom has a queen bed and the third bedroom has two twin beds. There is also a trundle bed in the living room which opens to two twin beds.
The house has all the charm of a turn-of-the-century farmhouse combined with accommodations of the 21st century. It has central heating and air conditioning, satellite TV and a utility room with washer and dryer. So come visit and experience all that our country home has to offer.

Also on the same 60-acre property are The Cabin 38667, Opa's Haus 639244 and The Bunkhouse 1095714. All four could be rented to accommodate a family reunion or event needing housing for about 30 people.

Way out
The house is way out of town but in a beautiful spot. Fifteen minutes either way to a decent town. I did find that the description was not exactly correct. It said there was a hot tub which there was not and although it didn't say I was expecting there to be access to the yard from the house which there was not. The yard was the separate fenced area. We had problems with the water pressure all week. Owners were very responsive but said their water system was having a problem.I don't think they expected it to last a week.But the pressure was not good enough to be able to rinse conditioner out of my hair. It is a very quiet and picturesque area. The house is very old and slightly chopped up by where the rooms are. The a c in the master bedroom does not cool well. House is on level and s***** a bit near the front bathroom, but even with my cane.I was able to walk it. Good house for a country experience if trips are not planned too often in to town.

Beautiful Property
We have rented another house from Joy previously, this year we chose this home as it has two bathrooms. The property is absolutely beautiful. Excellent scenery all around, beautiful sunsets, and nice, quiet and peaceful. We really enjoyed the feel of the older home. This place was perfect for our family for Texas State Family Weekend. I was able to have all my children and both grandmothers join us in a nice relaxing setting for visiting.

Beautiful Location
We enjoyed our stay at this spacious home in the country. The views were spectacular, and the area was relaxing and quiet. Joy was a great host, prompt, and available if we needed her. We learned a thing or two about the country. I would recommend it.

We went to float the river but as a big group wanted a house we could relaxing and hang out together in. It was quite, clean and just what we needed. Everyone had a great time.

Amazing get away but close to everything
We came to get some quiet country time but also to tube the river. Everything was super close and we had family rent a sister property. The place is amazing and was perfect for my 2 Boston terriers and my kids to have a great time on site. They got to feed a baby cow a bottle and explore the peach orchard and fields. We will be back!!

Charming home in the country
Cute property in the country without being too far out. The home is a charming older home with cows and ponds on the property. There was plenty of space for the four of us. Property owner adressed and answered all questions upon arrival. The water pressure could be a little better for showers. The long driveway is rough and could be re-graveled or paved. Overall, it was a fun experience.

Quiet country retreat
Our family of six had a wonderful time! We spent the day at Guadalupe River State Park, and then came back to the beautiful rolling hills to watch the sunset and the cows. Everything was comfortable and clean! Water pressure was understandably low, given the home’s age, but we were all able to shower just fine. The highlight of our trip for our city kids was getting to help feed the cows!

Wow... amazing farmhouse - like in the movies
Really amazing farm house. Secluded, on top of a hill, old house - really like in a movie. The only challenge was with the internet connection, so if you plan to work regularly - suggest you have a cellular modem or hotsopt.

Cute home and property
My family needed a place to stay near a wedding venue for a small family wedding and this place was perfect. It’s a cute home and property. The owners were very communicative and accommodating. I wish there was slightly better or extensive directions to the home. Google maps didn't get us there. Also, hot water ran out fairly quicker for our larger party. Otherwise, it was a great stay!

Comfortable stay in charming and architecturally gorgeous house
This house has a nice flow for quite a few folks to stay here. We loved the attention to detail in the woodwork of the house and the front porch area. The kitchen needs a few more updated items to work for folks like us who like to cook, but Joy was amenable to buying a few things as we stayed here for 2 weeks. Great location for the fun towns of Martindale with its terrific small grocery, cafe and great swimming hole. Lovely sunsets and sunrises and a dark sky.

Just What We Needed
Beautiful quiet area. Old farmhouse reminded me of my grandmother’s home. The fenced yard was perfect for relaxing with our pup. Close to Seguin, New Beaunfels/Gruene and San Marcos if you want to seek out entertainment. We love it and will be back again.

Perfect Family Getaway
This house! If you love old houses and their charm then this is the one! I fell in love as soon as I walked in! Its beautifuly restored and sits atop a hill that has a constant breeze! You'll see posts that talk about the water pressure and yes it wasn't the best but the house makes up for it. I Saw other posts about the beds not being comfortable, we didn't have that issue. It was a 10-20 min drive from everything we did and the perfect relaxing spot after being out and about all day. I've already told my girlfriends about this for our next girls trip! I'll for sure be back!

Great for family vacation
This house was awesome. Perfect size for our big family vacation. With all the COVID nonsense, we enjoyed the togetherness in this awesome house. Water pressure for all the showers was an issue, and the map gave us some problems getting to the house, but Jan set us straight and we had the best of times. Will definitely stay again if we decide to vacation in the area again.

Sherman is a carpenter by trade and usually builds using modern conventional methods. But he and Joy especially like saving old homes. So when they were able to purchase the home from a family member they began the restoration project. Sherman and Joy grew up in the community surrounding the area and even though they are not able to make their living from the farm, they wanted to keep the property in the family. Having vacation rentals gives them a way to do that. They opened their first vacation rental in 2000 and have since then completed 3 more. Joy just retired from 30 years working as a teacher and counselor in the public schools. So now she can devote more time to the vacation rentals. Their latest project is restoring a house built before Abraham Lincoln was president! It has been moved beside Joy's Country Cabin and will hopefully be completed within the next year. It is definitely a labor of love, bringing a house back to life.

Why they chose this property

Sherman and Joy have a real appreciation for old homes. It saddens them when they are not cared for. Their first vacation rental on the same property as The Farmhouse is The Cabin which is a restored log cabin. . They have a charm that is hard to beat. And they are part of our history. The log cabin which is now the living room of Joy's Country Cabin was built by German immigrants who came to the area in the mid 19th century. At that time there were no lumber yards or even lumber mills. There was not a hardware store around where you could buy nails. So the early settlers built with what they found in the area. In the case of this house, it was elm trees. Sherman and Joy have a real appreciation for the work that went into building these early structures and want to see them preserved. Having vacation rentals allows us to save some of these wonderful old homes and share them with others.

What makes this property unique

The property where The Farmhouse is located has always been special to Sherman and Joy, especially Joy, since it has been in her family for several generations. The area on the southern edge of the Texas Hill Country is some of the most beautiful and productive in Texas. The soil is black and rich which means the grass, trees and crops grow lush. Cattle and horses graze on the grasslands surrounding the house. In the Spring, Texas wildflowers bless the countryside. And at all times of the year, wildlife come to the pond which can be seen from the porch. Many, many guests from all over the world come back to The Farmhouse time after time just to be able to sit on that porch.
