The space
The Vrbo is a large house, and has three-units. Two of the units comprise this listing. One of the units of this listing comprises approximately 75% of the house and the other is a small studio (you get both with this booking). You have extreme privacy as both of your units have private entrances. Additionally you will have the backyard to yourself with great privacy!

-Two bedrooms: Both with queen beds, custom closets and 55" tv's.
-Luxury bathroom with 3 head shower, deep soaker tub, double sink,
fresh linens, towels, wash cloths, shampoo, conditioner, body wash,
lotion, hair dryer, make-up remover wipes, Q-tips, television mounted
over the tub, skylights and an exhaust fan.

*BASEMENT: The basement is a large rectangle, split up into 3 rooms .
-The largest room has two sets of bunk beds (2 king and 2 full XL beds).
The largest room also has a 70" tv with theater style seating (3 chairs
and a couch, all of which recline.
-A 2nd room in the basement contains two washers and two dryers
and a bean bag chair in front of a 50" tv. Fitness center includes dumbbells/adj. bench
-Full bath: shower, towels, wash cloths, hair dryer, Q-tips, make-up
remover wipes, hand soap, shampoo and body wash.

*The entrance to the largest unit of your Vrbo is the front door and very private. The entrance to the smaller studio unit of your Vrbo is accessed through the backyard. Your Vrbo is very private in general. Read the reviews, they are very accurate. (Note: the owner's unit is accessed from a door on the far right side of the house). You have great privacy.
*The Backyard is NOT shared. The owner nor anyone else will be in or use the backyard during your stay.

1. Two units (one very large and the other a small studio). The large unit has three floors, none of which are shared. The studio is one floor, with a loft and also not shared.
2. Parking in the driveway for 3 vehicles.

Other things to note
This Vrbo is listed as a four (4) bedroom but please realize that there are two bedrooms upstairs in the main unit (both have a queen bed) and the basement has two bunk beds (2 king beds and 2 full XL beds) and theater seating all in the SAME ROOM (please see the pictures). The small studio unit, has one queen bed and has a separate entrance. Both units have doors that lead to the unbelievable backyard (NOT shared).

The City of Buffalo is about 7 miles from the Village of Williamsville. Buffalo, NY is ranked the 291st safest city in the U.S.A, which is vastly lower than Amherst, NY's 6th place ranking. Buffalo, NY is MUCH different from Williamsville, NY (located in the Town of Amherst, N.Y.). Although Buffalo and Williamsville (Town of Amherst) may look close to each other geographically, there is a night and day difference, as evidenced by the aforementioned ranking. When you are shopping for Airbnb's and you come across Airbnb's located in Buffalo, NY, that may be cheaper and have nice pictures, keep in mind the differences mentioned herein.
