Welcome to Isla Azul, this oasis is designed for unforgettable escapes! Swim in the private pool with a stunning waterfall feature, loungers for soaking up the sun, a hot tub perfect for relaxing under the stars, grill dinner on the BBQ, or share stories around the fire pit. Inside, enjoy game nights or rainy days in the game room, complete with arcade classics like Buck Hunter, Pac-Man, Pop-a-Shot, Wheel of Fortune, and an electronic dartboard. Curl up with a good book in the cozy downstairs nook, get some focused work time in at the dedicated workspace, or watch rainstorms from the outdoor covered living area with a smart TV. With a wonderful split bedroom floor plan, and spacious outdoor areas, there’s room for everyone to unwind. **PET POLICY:
We are pet friendly with a $100 pet fee. No breed/size restrictions

Check-in & check-out are contactless. Check-in instructions will be sent 7 days before arrival with your door code as long as the mandatory online check-in form is filled out and the rental agreement is signed.

We are available for guest needs and just live down the road. For urgent maintenance, we will come and take care of right away. For minor items, please notify us, but we will wait until your check out so we don’t interrupt your stay.

These can be redeemed after booking on our easy-to-use activity site powered by Xplorie that includes local activity information and quick access to our live Destination Guides who can book your activities and answer any questions you may have. **POOL:
Guests may NOT, at any time, tamper with the pool equipment including adjusting temperature / spa settings. This is considered breaking house rules and can and will damage equipment. If a guest is found doing so at any time during their stay, this is grounds for immediate termination of the stay with no refund.

Cost to heat is $50/day to 89F, 2 night minimum, with 2 day notice to heat. Pool does not go to spa temps. IT IS NOT AVAILABLE TO HEAT PRIOR TO SEPTEMBER 2025.

**HOT TUB:
Hot tub is seasonal Use Only from September thru April

Please note: while it is highly unlikely that there are issues with the hot tub, it is a possibility and there is no guarantee. Additionally, excessive rain/exposure to outside elements causes chemicals to be knocked off balance. Hot tubs MUST be serviced 2x per week. Please do not be alarmed if hot tub maintenance come by during your stay. By booking this home, you are acknowledging these statements.**

No smoking inside the home. If you smoke outside, it must be 10 feet away from all doors and windows, and guests are expected to pick up cigarette butts/smoking messes.
No events, parties, weddings, wedding receptions, large group “dinners”, or other large gatherings are allowed. If you plan on having other guests over, they must be included in your total guest count and may not exceed the maximum occupancy of the home. Review additional rules for more info.
No outside guests allowed at any time. Please contact host if you would like someone added to the reservation for liability purposes.
Children must never be left unattended.
Pets are OK with a fee (must be paid) but are not allowed in the home alone without being in a crate/kennel nor on furniture or beds. Guests are expected to pick up ALL pet messes inside and out. Pet fee does not cover pet messes.


RENTAL TERMS & CONDITIONS

Introduction:
This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.

As an equal opportunity company, we firmly adhere to a policy of non-discrimination. We welcome all guests without regard to race, color, religion, gender, gender identity or expression, sexual orientation, national origin, genetics, disability, age, or veteran status. Our commitment to inclusivity and equality ensures a welcoming and respectful environment for everyone.

Renter Requirements:
- The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking.
- The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.

Property Damage Protection Policy:
- Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.

Check-In & Check-Out:
- Check-in: 4:00 PM local time on arrival date.
- Check-out: 10:00 AM local time on departure date.
- Early check-in requests are subject to availability and are never guaranteed.

Damages:
- Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty.
- Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.

Eviction Policy:
- Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.

Lost Items:
- The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.

Maintenance:
* Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues.
* Please DO NOT spam the host or property manager with photos of items that are normal wear and tear.
* The management may enter the property for maintenance or inspection.
* After-hours emergencies should be reported via our business line.

Housekeeping/Cleaning:
* Report any cleaning issues or missing linens upon check-in, or within 2 hours of arrival.
* The home comes equipped with essentials for a starter pack; replenishing supplies is the guest's responsibility.
* Promptly report any missing items in the property as soon as they are noticed, rather than waiting until the end of the stay. Failure to inform us in a timely manner is considered negligence on the part of the guest. Prompt reporting allows us to address and rectify any issues quickly, ensuring a pleasant and comfortable stay for all guests.

Cancellation Policy:
The cancellation policy for your booking is determined by the platform through which you made your reservation. To provide you with peace of mind, we strongly recommend purchasing a separate trip insurance policy. This ensures coverage in the event that unforeseen circumstances require you to cancel your stay.
