The home is right on the water with a beautiful view over Monroe Creek. There are ducks, swans and river otters in the waters and wetlands near the house, and the morning and evenings are divine. The home is a bit aging, but comfortable with all of the basics. (Bring your own shower supplies.) It was a great get away for the weekend.
Property was nice, clean and had great view of water. Enjoyed the birds and nature in the back. Peaceful getaway.

Will definitely stay again!
This was the most relaxing vacation we have taken in a while. The beach bungalow was just like being at home. All of the amenities we enjoy at home where at the bungalow. One thing that I really enjoyed was that there was no cable/satellite so we actually had to talk to one another and we played lots of board games. The owner was great to work with, and even cleaned the bungalow himself on Sunday before we arrived. We will definitely be going back.

Great house, great host!
Robert was extremely communicative and professional and made sure everything was just right for our visit. Cannot express what a welcome surprise it was. Was me and my daughter and her friend and they had a great time on the canoe, playing the board games there and playing around the house. This house was great for a quick and quiet get away from DC and recommend it to anyone looking for a stress-free mini-vacation.
We went in April and the weather was great and very few bugs! House is quiet and so is the neighborhood. Robert does a great job responding if you have questions and provides a great booklet on things to do and how the house works.
Horrible service cleaning lady is horrible person doesn’t do her job an clean after your stay I was charged for cleaning fee and cleaning lady didn’t want to do her job an clean they took my 250$ deposit when they told me I was gonna get that back return but I never did the manager an whole service is fake trying to blame something to take the deposit of 250$ horrible place terrible service

Bunk room good for kids but not very well suited for adults.
The house was, honestly, nicer than the pictures look. We had a fun, quiet getaway. The private beach was a quick walk away. The town has some great places to eat. We did a little exploring to the nearby historical sites, and finished it off with a day at King's Dominion. Overall, would love to come again!

Well, I read all the negative reviews and still thought I will be lucky, shame on me!
This guy Robert is a very bad host in mu opinion and NO I'm not just making accusations I can prove.
I stayed on this property for a week, it's an old house in Colonial beach area pretty nice location but that's the last positive thing I will write.
When you arrive on the property you receive a huge folder full of instructions, this is the house "manual" which you will have to follow from now on and just in case you forget anything Robert left you stickers as a reminder: "DON'T SIT HERE", "DON'T TOUCH THAT" the house is full of stickers constantly reminding you that you will lose your deposit if you just dare to sit on the deck or god forbid move the old broken furniture. So far so good- Did my best to follow,
Here are some examples of Robert's "manual":
You have to clean the house before you leave. yes to mop it and leave it clean although you are paying a cleaning fee.
Robert doesn't provide you trash bag but he kindly advises you where to buy them.
You have to take your trash with you and drive it to a dumpster about 7 min away. if not he will deduct $30 fro your deposit, and yes you are paying cleaning fee.
You are getting a quota of toilet paper- 2 per week need more? buy yourself you know where.
Lost the house key, $150 will be lost.
Oh, and in order to book the house, you also need to purchase an insurance policy for your stay.
But the most frustrating part is that I did everything on the list and even took a video of the property before I left to show that I left it in perfect condition and YET that guy took $50 from my deposit just like that. without any explanation or proof. He didn't respond to my messages asking what the hell is wrong.
I already reached out to Vrbo's customer service to try to get my money back since I do have a video I took before leaving but my best advice to you is: STAY AWAY from this house.
My sister and I choose this house to bring our elderly parents for a weekend away. They enjoyed it every much. They only thing I would say is they both have mobility issues and the step from the deck into the house is a little steep and they did have difficulty with it. The house had everything thing we needed for the weekend.
Thank you for hosting us Robert. We enjoyed being on the water, canoeing, swimming and visiting historic Fredericksburg. My only recommendation is for your texts and house manual. Having your communications start off in ALL CAPS TELLING US ALL THE THINGS WE SHOULDN'T DO IS A BIT LIKE SHOUTING AT YOUR GUESTS. I recognize the reaction to guests who have not been kind to the property, but it still smacks in the face of lack of hospitality. I did text you once during our stay and you did not respond. I called Kathy(?) and she helped me, but was not overly-friendly either.
Overall we enjoyed our stay. Thank you for making your home available.

My stay at Colonial Beach
After reading some of the reviews I was kinda hesitant about renting the property but I did anyway. After we finally got into the house we got settled into our rooms and started exploring the house. All the appliances are out dated. There was a ton of dust on the pictures. The sofa was worn and peeling. Every time we sat on the sofa it was peeling onto the floor. We had to sweep everyday because of this and the vacuum cleaner barely works. Not to mention that there are a list of demands posted on the fridge in order to receive a full refund. You basically have to clean the whole house! Why pay for a cleaning fee when you have to do it all yourself!! Other than that, the house was fine. The location was nice and quiet. The local beach was nice and the water was warm. There were plenty of towels and blankets. There was a canoe but we did not use it. It said to put it back under the deck but when we got there it was laying in the yard.
We enjoyed our stay. It was relaxing & peaceful. Ospreys are flourishing in Colonial Beach & can be seen from the deck along with Great Blue Heron. The house is comfortable & bright & was centrally located for our exploring the area. Recommended day trips: Westmoreland State Park, Fredericksburg & Ingleside winery.
We had a great time at Robert’s place. It was clean and had all the amenities you could ask for. Five adults and two kids slept very comfortably. We made use of the canoe and relaxed outside with a great view. We would definitely come back.
We enjoyed our stay in this comfortable home! We expected to have closer access to the water but found other places to put our kayaks in for paddling. We enjoyed visiting DC and Colonial Williamsburg from there and loved Colonial Beach!

Very relaxing and convenient to everything
We really enjoyed the adorable home on the water. It was quiet, convenient to everything, well stocked and easy to navigate around. Near many attractions, and very cozy. Hopefully we will return again. Robert was gracious and always responded when contacted!
This was the most disappointing experience I've ever had in years. It all began even before I entered the home because I was mailed a long list of house rules that MUST be followed. This was a bit disconcerting and not the friendly welcome I'm used to. However, I felt that if we walked into a pristine, newly remodeled home, I could understand the extensive amount of home rules that included doing a substantial amount of cleaning at the end of our visit, which make me question why we paid so much for cleaning costs? Thus severely disappointed when I entered the home to find an average beach style home and in average condition. Part of rules stated the trash can outside the house must be emptied upon departure, but it was completely full from the last visitors. Also spent an hour cleaning the kitchen cabinets and rearranging all the pots and pans and washed every single utensil and pot because of its dirty condition. The cutlery racks were very untidy and not been cleaned in a long time. All the appliances function, but were 30 years old, the washing machine had a moldy smell and the house was dated. The outdoor patio area was filthy, grill had not been cleaned. The bedrooms were carpeted, but not vacuumed. Guidebook" was very unprofessional, handwritten guide that was hard to understand. Other rules stated how to switch on the gas for the fireplace & heater, but both were already switch on. So far for rules. Until we got there, He took $35 out of deposit for cleaning. Right.

Colonial Beach Retreat
Wonderful home. Loved the large windows facing the marsh and river, nesting swan always in sight, kingfishers swooping, osprey constantly overheard and silent herons standing nearby. Plenty of room for 6 adults to relax after a long day of site seeing. Comfortable kitchen and spacious living room. Great deck facing the water. Wonderful retreat to bring my son home to while he serves in the Navy at Dahlgren. Thank you for sharing your waterfront home with our family.

Great place with fabulous view!
Our first Annual Girl's weekend was a blast! The cottage was comfortable and had everything that we needed to enjoy our stay! The added touch of goodies from the home owner was an added bonus when we arrived! It was so nice to sit out on the deck and look at the beautiful view and hear the "sounds of silence."
