About this property
The Cute House in the Canyon (near The Broadmoor)
Our place is central to the natural beauty of the West side of Colorado Springs & walking distance to the Broadmoor Hotel and to other restaurants & bars. Minutes to downtown COS, quick access to Hwy 24 or I-25.
This house can accommodate 4 on comfy memory foam queen beds, 2 on a sofa bed, and 1 more on a fold-away cot. Kitchen with extra gadgets like a food processor. Full sized W/DR, outside patio, backyard with playground for kids. High speed Internet. Digital console piano in den.
The space
This is a historic house with 3 bedrooms with queen beds (one is a sofa bed—we like to put that mattress on the floor ourselves), 1 + 1/2 baths, living room with leather sofa (can put down air mattress to sleep 2 more people), dining room, full kitchen, and washer/dryer.
There is also a playground for the kids. Have high speed wifi on premises & both a desk and dining tables make for great work spaces. TV w/ Netflix (no cable channels/espn). Also, property features a charging station counter (bring your own USB -to-device cables)--so you can leave your clunky chargers at home.
We have an upstairs in-law suite over part of the house, which is why the place is listed as a "townhouse" to indicate that there could be some noise from the upstairs unit. However, our cleaner will be the one renting the unit, so you will have her phone number & can text her if she is being too noisy (she will try to wear socks whenever possible to minimize noise).
We have a floor-standing AC unit which keeps our place pretty cool in the summer—it is on a thermostat, feel free to turn down as needed.
Also, we are set-back from a road with through traffic. Guests with extreme noise sensitivity may be affected (1 complaint in last 6 months), although we have storm windows and curtains and very thick walls which minimize the noise.

This is a whole historic 1-level house, only the expanded attic has been converted to a separately rented in-suite. The quiet tenant of the upstairs in-law suite (our wonderful cleaning lady) has a separate outside entrance above back end of the house--and she has a separate grill upstairs on the stair landing. She also have the right to park a vehicle down the driveway near the entrance to the stairs & bring her quiet dog out in the dog-run at the very back of the property. The playground area and ground-level grill in the backyard are for the exclusive use by guests.
Other things to note
Please note that we have gone to a shoes-off policy but are providing over-booties if you prefer to keep shoes on.
Our new upstairs renter is our wonderful cleaner, Marie, and she has agreed to help guests as needed with supplies and other requests.
We provide enough detergent for 2 loads of laundry—please bring your own if you plan to do more, or we can provide you some more for $1/load.
We have a floor-standing AC unit for very hot days—but doubt you’ll need it much with our cool plaster walls!
Important: Before you arrive you will be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process.
You will also be given the choice between authorizing a damage deposit of $500, or a non-refundable damage waiver of $35.
