You’ll have full access to the entire home, with the exception of a few locked closets used for supplies & linens, as well as the garage.

House Rules:
--Respect the Property: Please treat the home with care, just as you would your own
- Maximum Occupancy: 10 guests. Exceeding the limit may lead to immediate eviction without refund.
- Parking: 3 vehicles maximum. Park only in designated areas, the driveway & on the paved area on the side of the home. No parking on the street. Illegally parked cars may be towed at vehicle owner's expense.
--Check-in/Check-out:
- Check-in: After 4:00 PM
- Checkout: By 10:00 AM Early check-ins or late checkouts must be approved by the host & additional fees may apply.
- Self check-in with smart lock.
--Maximum Guests: 10 guests maximum.
--Pets: Pets are allowed with prior approval & a $25/night fee per pet. Clean up after pets inside & outside. Damages will be charged.
- Quiet Hours: To respect our full-time neighbors, please keep noise levels down between 10:00 PM & 7:00 AM
--No Parties or Events: No weddings, gatherings, or corporate events. Violations will result in cancellation without refund.
--No Smoking or Vaping: Smoking, vaping, e-cigarettes, or illegal drugs are strictly prohibited.
--No Fireworks or Open Fires: Not permitted at any time.
--BBQ Use: Only the provided propane BBQ can be used. No charcoal or personal grills allowed.
--Damage: Guests are responsible for any damages to the property or contents caused by themselves or their pets.
--Liability: By booking, you assume all risks & release the homeowner from liability for accidents, injuries, or illnesses during your stay.
--No Refunds for Mechanical Failures: No refunds for TV, appliance malfunctions, or encounters with insects, rodents, or animals.
--Acts of Nature:
- Mountain weather may affect roads, accessibility & power.
- No refunds due to weather, closures, or acts of nature.
- Guests should carry tire chains in winter & understand that snow removal may not be immediate.
--Power Outages: Common in Big Bear, typically brief but can last hours. No discounts or refunds for outages.
--Snow Removal: Snow removal occurs after 4+ inches of snow, but timing isn’t guaranteed. Guests may need to shovel a parking spot if snow falls before service.

As per Big Bear Lake policy (not ours), you’ll need to agree to & sign the City of Big Bear Lake’s "Good Neighbor Policy" before gaining access to the house. We’re also required to verify your identification. This process is done electronically, but you also have the option to visit our check-in office if preferred.
