Private Parking is available , this must be reserved and we have limited spots $40 per day for regular parking and $60 for oversized cars or free street residential parking pass is available upon request, street parking is not guaranteed, you need to drive around and find a spot with in 4 blocks of the unit. No guaranteed parking for instant bookings, the parking may have been rented already.
House rules update if there are any extra guests or visitors property that are unannounced or NOT on the guest list /Vacation rental booking center Prior to arrival or during the booking, there will be a minimum charge of $260 per person per night above the original booking cost.

All communication must be made through the airbnb message center. I don't always answer my cell phone when at work. Normal response time is given during business hours from 9am to 5 PM We have a full staff that monitor the message center, to help guests!

Please note any repairs or maintenance or broken items including furniture in the apartment need to be reported immediately upon entry of the apartment or during the guests stay if not, guests will be responsible for replacement of any items all repairs necessary that we’re not reported. Thank you for understanding.

Before entering our property !!! Please be sure to bring your Government identification with you at the time of check-in.
If the ID does not match the name including credit card information/Verification from authorized user on the rental company profile the property manager or owner will be unable to give you or any guests/ visitors entry to apartment including access to the private property.
Prior to access to property;
If any recent changes were made to Tenant/Guest information in regards to Account information, profile/photos, identification, name, current or original residence including any changes to credit card Information Must have current verification codes and status update from Rental company.
Please note any account discrepancies must be resolved prior to check in/ entry to property.
Prior to entry to property; Any visitors of guests or tenants name must be put in the message center including government identification. Please note any visitors of guests found parking in our private lot will be immediately towed Police Department and or charged a minimum of $60 per parking space Per night. Any additional charges or improperly parking in our private parking lot Will be charged to tenant/guest, any damage done to guests/visitor/tenants cars will not be our responsibility or the properties responsibility.

-Hello and welcome, thank you for choosing our unit!
-Please enjoy the unique location, please be respectful to the neighbors and keep the place clean let us know if there any immediate needs or repairs.
-Enjoy the back-deck w/BBQ, please make sure after use the gas to grill must be shut off at the tank and please clean the grill or this will be $60 extra cleaning fee.
BBQ Gas tanks are the responsibility of the tenant/occupant/guest to refill during their stay

-adult supervision at all times must be provided for the following Please supervise all young children on the back deck. We will not be responsible for any accidents that occur on the premises. Please be advise there is a 24/7 surveillance camera s located on the out door deck and front parking lot for our guest security.
-Please keep our place clean, place all trash from apartment into grey and black garbage pales that we provide. Please remove all garbage and trash out to the parking lot/driveway and place it into the trash cans. (Trash cans are located at the top left-hand side of the drive way. Recycling- Blue cans are for paper and cardboard. Red cans are for plastic or glass. Any fines passed to us will be forwarded to the renter.
-Please remember we have a strict NO SMOKING policy inside our building. For people who smoke there is a deck outside and a back garden to enjoy the awesome view of the amazing New York Skyline. (No Smoking inside the apartment and please close the slide/door as well as windows if you are smoking. We have a strict cleaning ADDITIONAL fee of $400 per room if we detect smoke inside the apartment or any odor relating.
- We will not be held responsible for any lost or left items in the unit. You take sole responsibility for all items brought to this unit. We will not be held responsible for any reimbursement what so ever.
-Remember to lock all windows and doors when you leave. We will not be responsible for any missing items.
-If house rules are not followed, we have the right to remove all guests from the property with no refund.
-Please return the street parking pass to avoid $50 replacement fee. Street Parking passes are $10 a night, street parking is difficult to find in this area.
INSTRUCTIONS for Street Parking
1. This permit entitles to park ONLY WITHIN a 4-block radius of the
address listed within The City of Union City.
2. Please hang the permit on rearview mirror with color side
facing out. Please also remember to remove the parking tag when
vehicle is in operation
3. Permits may not be sold, exchanged, or purchased from any
person or agency other than from the UCPA.
4. Permit does not authorize holder to park in fire zones,
parking meters, roadways, loading zones, and designated tow away zones, and or any other area not designated as a Residential Parking Zone.

-Private parking is available for $40 per 5 passengers car or suv this cost is per day/per night per vehicle/regular size car or $60 standard SUV. Please be aware, if you park in a private spot other than the spot allocated, you or your guests/visitor’s vehicles will be towed at the owner expense. You will be responsible to pay $120 for each spot, for each night, when parking in this lot without a previously booked /allocated spot.
-If private parking is required please inform us in advance so me may allocate a spot for each vehicle required. Please be advised the outdoor parking lot is under 24/7-hour surveillance to ensure our guest security.

-Any damaged or broken items MUST be brought to our attention immediately prior to your checkout or preferably during your stay.
-Please turn off the A/C, lights and appliances before you leave except for the dishwasher thanks. TVs cable boxes and lamps can STAY plugged in thank you.
-During your stay if the temperatures outside is a bit hot, please set thermostats to energy save mode.
-If you require any safety gates or special needs for children please request prior to booking, we’d be happy to accommodate special requests and having them ready for your arrival. -Please be advised we do charge $35 to $55 per additional guest, any guest who is present past 12am is considered an overnight guest. Please be honest and considerate of this rule. Thank you for your cooperation and understanding.

5 star view!

Wonderful spot! The house was perfect for our family and friend weekend getaway. Clean and plenty of extra blankets (here in December) three of the bedrooms are downstairs on a narrow stairs. How to get upper down if anyone has mobility issues. Also, it’s difficult to get a large suitcase. But if you have a carry-on or a medium suitcase, you can get it down there. Great views from two bedrooms downstairs an amazing view from the shared balcony of the dining room. Wish we could’ve spent more time on the balcony in the evening, but it was pretty chilly. Takes a little bit to navigate to the city with a nice quiet place and the price was great and the views amazing.

New Years Eve

With Covid and everything happening this year, it was hard for me and my close friends to find anything to do for New Years Eve. This place was PERFECT. It was so clean and spacious. There was room for everyone to sleep comfortably. The hosts were beyond generous. I would 100% stay here again!

A very nice home, where one has all the comforts and in a quiet neighborhood where one has within reach the necessary to spend a nice vacation. Peter is very attentive and always keeps the tenant informed of the various things that happen at home and in the neighborhood. My family and I felt very calm because we did not have ANY drawback when dealing with the people that rent us the place. Greetings to Peter and the family and hope that everything he does come back

We booked this property and paid in full in Feb 2022 for a family Christmas in New York. My worst nightmare realised when the host cancelled our reservation 1 hour from landing at JFK. I was left looking for accommodation for six people, in New York at Christmas!! There is another review of this host cancelling a reservation at the last minute so I would be VERY wary of booking. Peter did help us find another apartment, with a buddy of his, but we’re still fighting for a full refund.

We got cancelled

Checked my emails in transit to NYC at Doha only to find our accommodation was cancelled which was extremely stressful. I had to rate the stay in order for my comments to be submitted which is unfair as we did not have the opportunity to stay. Very dissatisfying and stressful not to mention having to try to find funds we did not have for alternative accommodation until we received a refund quite some time later

AMAZING

I cannot recommend this property enough!! The apartment is beautiful, and the NYC skyline view is absolutely breathtaking. 100 times better then the photos, and description. Peter was in the lot the day we arrived. He stood there with us for a good 30 minutes telling us about the area, best ways into NYC, transportation schedules, which restaurants were the best, and even got a little history about how the property evolved into apartments. I loved the unit. Patricia did a wonderful job decorating, and making it feel very homey. Was clean, and cozy. Had everything needed from shampoo to trash bags. We were very impressed. Immediately felt like home. It is a very quiet location. I highly recommend paying for the private parking offered as parking can be tricky. I couldn’t have asked for a better place to stay. We will absolutely be back. Thank you for the hospitality. Wish I could rate more then 5 stars!

I can say the best thing about this property is the NYC skyline is amazing to see day and night. The property could use a major update and deep cleaning. We had a few issues during our stay. First, We had no internet or tv services for our 4 days, which was really annoying when we wanted to wind down or see the news. The owner said there was a storm the week before and the cable was out, but no info was given before we arrived. No one came until the day we checked out to restore it even then we had already left. Next, our privacy was invaded by the owners father, as we sat upstairs with the curtain to the patio door open, the father decided to come look into the glass door. We were very uncomfortable with that. Also, the owner was nice enough to let us use a parking space with out charge but even with that his father came out and telling us we didn't have permission to park there. There's no onsite washer and dryer. The staircase is extremely tight and unnerving especially when going down with luggage.

Property very run down, needs a deep cleaning, many areas need to be repaired/replaced/updated

Property was very run down and needs a deep cleaning. Floor, kitchen cupboards, sliding backdoor need repairs or replacement. Bathrooms also need thorough cleaning. Three bedrooms are in the basement level and could only be accessed by a very, very narrow spiral staircase. It was so narrow moving suitcases down and up was difficult. The basement was also damp and had an unpleasant smell. Two rooms had window air conditioners but mold covered the output, which caused allergies to several in our group. Loud pounding was experienced each night, we were not able to determine the source. It was so loud in one of the downstair bedrooms no one could sleep in that room. The other basement rooms had very loud air conditioning units which drowned out the pounding. Kitchen was not well appointed and only one pot could be scrubbed clean enough to use. We had planned on cooking some meals during our stay but we were unable to. No microwave. Listing stated a washer and dryer were available but there were none. Unit only provided 7 towels, 3 garbage bags for our 5 night stay. The view of New York city was a redeeming feature but the deck is shared by several units. We were unable to sit on the deck to watch the 4th of July fireworks as the other units used our chairs. So disappointed, certaintly over priced for condition of unit.
