Security and Parking:

The property is equipped with 24-hour surveillance cameras monitoring the parking lot and back deck area for enhanced security.

Private parking is available by reservation, with limited spots. For guests who prefer not to reserve parking, a free street residential parking pass can be requested. Please note that street parking is not guaranteed and may require some searching within a four-block radius of the unit.

Outdoor Space:

The larger of the two downstairs bedrooms provides a private entrance to the back garden, where you can enjoy the skyline view and ample space for children to play.

This loft duplex apartment is an ideal retreat for those seeking a unique blend of comfort, convenience, and stunning views in the heart of New York City.
House rules update if there are any extra guests or visitors property that are unannounced or NOT on the guest list /Vacation rental booking center Prior to arrival or during the booking, there will be a minimum charge of $260 per person per night above the original booking cost.

All communication must be made through the airbnb message center. I don't always answer my cell phone when at work. Normal response time is given during business hours from 9am to 5 PM We have a full staff that monitor the message center, to help guests!

Please note any repairs or maintenance or broken items including furniture in the apartment need to be reported immediately upon entry of the apartment or during the guests stay if not, guests will be responsible for replacement of any items all repairs necessary that we’re not reported. Before entering our property !!! Please be sure to bring your Government identification with you at the time of check-in.
If the ID does not match the name including credit card information/Verification from authorized user on the rental company profile the property manager or owner will be unable to give you or any guests/ visitors entry to apartment including access to the private property.

Please note any visitors of guests found parking in our private lot will be immediately towed Police Department and or charged a minimum of $60 per parking space Per night. Any additional charges or improperly parking in our private parking lot Will be charged to tenant/guest, any damage done to guests/visitor/tenants cars will not be our responsibility or the properties responsibility.

-Hello and welcome, thank you for choosing our unit!
-Please enjoy the unique location, please be respectful to the neighbors and keep the place clean let us know if there any immediate needs or repairs.
-Enjoy the back-deck w/BBQ, please make sure after use the gas to grill must be shut off at the tank and please clean the grill or this will be $60 extra cleaning fee.
BBQ Gas tanks are the responsibility of the tenant/occupant/guest to refill during their stay

-adult supervision at all times must be provided for the following Please supervise all young children on the back deck. We will not be responsible for any accidents that occur on the premises. Please be advise there is a 24/7 surveillance camera s located on the out door deck and front parking lot for our guest security.
-Please keep our place clean, place all trash from apartment into grey and black garbage pales that we provide. Please remove all garbage and trash out to the parking lot/driveway and place it into the trash cans. (Trash cans are located at the top left-hand side of the drive way. Recycling- Blue cans are for paper and cardboard. Red cans are for plastic or glass. Any fines passed to us will be forwarded to the renter.
-Please remember we have a strict NO SMOKING policy inside our building. For people who smoke there is a deck outside and a back garden to enjoy the awesome view of the amazing New York Skyline. (No Smoking inside the apartment and please close the slide/door as well as windows if you are smoking. We have a strict cleaning ADDITIONAL fee of $400 per room if we detect smoke inside the apartment or any odor relating.
- We will not be held responsible for any lost or left items in the unit. You take sole responsibility for all items brought to this unit. We will not be held responsible for any reimbursement what so ever.
-Remember to lock all windows and doors when you leave. We will not be responsible for any missing items.
-If house rules are not followed, we have the right to remove all guests from the property with no refund.
-Please return the street parking pass to avoid $50 replacement fee. Street Parking passes are $10 a night, street parking is difficult to find in this area.
INSTRUCTIONS for Street Parking
1. This permit entitles to park ONLY WITHIN a 4-block radius of the
address listed within The City of Union City.
2. Please hang the permit on rearview mirror with color side
facing out. Please also remember to remove the parking tag when
vehicle is in operation
3. Permits may not be sold, exchanged, or purchased from any
person or agency other than from the UCPA.
4. Permit does not authorize holder to park in fire zones,
parking meters, roadways, loading zones, and designated tow away zones, and or any other area not designated as a Residential Parking Zone.

-Private parking is available for $40 per 5 passengers car or suv this cost is per day/per night per vehicle/regular size car or $60 standard SUV. Please be aware, if you park in a private spot other than the spot allocated, you or your guests/visitor’s vehicles will be towed at the owner expense. You will be responsible to pay $120 for each spot, for each night, when parking in this lot without a previously booked /allocated spot.
-If private parking is required please inform us in advance so me may allocate a spot for each vehicle required. Please be advised the outdoor parking lot is under 24/7-hour surveillance to ensure our guest security.

-Any damaged or broken items MUST be brought to our attention immediately prior to your checkout or preferably during your stay.
-Please turn off the A/C, lights and appliances before you leave except for the dishwasher thanks. TVs cable boxes and lamps can STAY plugged in thank you.
-During your stay if the temperatures outside is a bit hot, please set thermostats to energy save mode.
-If you require any safety gates or special needs for children please request prior to booking, we’d be happy to accommodate special requests and having them ready for your arrival. -Please be advised we do charge $35 to $55 per additional guest, any guest who is present past 12am is considered an overnight guest. Please be honest and considerate of this rule. Thank you for your cooperation and understanding.

Perfect fit and very helpful host!

The place was very clean and came as advertised. We would definitely stay here again. We were in town for business and the location was very convenient for travel into the city. The neighborhood was clean and felt very safe and family-oriented. The host was amazing we had a previous booking cancel on us last minute and they were able to accommodate us and made communication seamless. The park nearby was great to walk around and we walked to get food at local restaurants everyday. All around great stay!

Very poor service. Difficult to communicate with the host. No air conditioning in one bedroom.

Vrbo company itself is good because I used many times in the past and it was wonderful in other location, awesome service and I referred to many friends but I found very worst service in union city NJ. Bathroom was full of ants and I made a complaint to the host as soon as I checked in but was treated only in next day. In the hot summer day, the was no air conditioning in one bedroom. I reported about it but host said It was broke by previous guest which means they don’t check the property before check in by new guest. We slept 10 people in two bedroom for two nights because there was no air conditioning in one room.

Great View!!

The view makes this property! Totally worth it just for that. The property is slightly dated and needs a new grill. Peter was fantastic to work with. He showed us around and even took us to get a bite to eat. Easy access to New York and downtown Hoboken.

Very pleasant stay

Great location for a Manhattan visit, almost right across the Hudson River with an amazing view, much wider than the pictures suggest. On the map it seems far from the river but because of height differences you have the full view. The apartment is compact but as expected in the New York area and 3 bedrooms are rare. Great hospitality as well.

Traumhafter Ausblick!!! (fantastic view!!!)

(first in german, then in english) Die Wohnung ist wie beschrieben. Vollkommen eingerichtet und bequem (einzig eine neue Pfanne könnte mal angeschafft werden ;-). Die Treppe die ins Untergeschoss führt ist recht eng, man kommt aber mit einem normal großen Koffer noch runter. Größer Gepäckstücke können leicht über einen separaten Eingang vom Garten uns Untergeschoss gebracht werden, also auch kein Problem. Der Ausblick auf die Skyline von New York ist traumhaft. Besonders abends kann man stunden lang auf dem Balkon sitzen und auf Manhattan blicken. Der Vermieter ist klasse! Reagiert meistens innerhalb von wenigen Minuten auf Fragen und ist vollkommen Unkompliziert. Vielen Dank dafür!!! Einkaufsmöglichkeiten gibt es viele. Die nächst größere in der 13th Straße, was nur ca. 5 geh Minuten entfernt ist. Ansonsten gibt es noch sehr viele kleine Möglichkeiten alles für den Täglichen bedarf zu kaufen. Eine Bushaltestelle ist nur 1 geh minute von der Wohnung entfernt. Mit dem Bus kommt man bequem nach Manhattan. Morgens fahren bis 11 Uhr mindestens 3 Busse die stunde, danach immer stündlich. Tipp: Am Busbahnhof gleich 10 karten (Zone 2) als Spar-Paket holen. Vom Busbahnhof ist man in 5 Minuten zu fuß am Times Square. Ich würde jederzeit wiederkommen!!! Vielen Dank für eine tolle Zeit!!! The apartment is as described. Fully furnished and comfortable (only a new pan could be purchased ;-). The stairs leading to the basement is quite narrow, but you can still get down with a normal sized suitcase. Larger pieces of luggage can easily be brought via a separate entrance from the garden and basement, so no problem. The view of the skyline of New York is fantastic. Especially in the evening you can sit for hours on the balcony and look at Manhattan. The landlord is great! Responds mostly to questions within a few minutes and is completely uncomplicated. Thanks a lot for this!!! There are many shops. the next largest in 13th Street, which is only about 5 minutes walk away. Otherwise, there are still many small opportunities to buy everything for the daily needs. A bus stop is only 1 minute walk from the apartment. By bus you can easily get to Manhattan. In the morning until 11 o'clock at least 3 buses run the hour, then every hour. Tip: at the bus station 10 cards (zone 2) as a saver package get. The bus station is a 5 minute walk to Times Square I would come back anytime !!! Thank you for a great time !!!

This place was very clean and very well put together. I frequently use VRBO and have stayed at many properties throughout the US. This one ranks among the top. Peter is an excellent host who is quick to offer tips on the area. I can tell he truly cares about his property and his guests. If I could give a sixth star I would.

Don't lose your money

The place is very very small and not as in the pictures and the stairs is dangerous to the children and very tight and can not take any bag to the lower floor also there is a wire that is dangerous to children Also the owner's ethics are almost non-existent and when i call him from the same my personal number he didn't answer and when contacted The other number answered quickly, knowing that the connection to him was necessary, which is that the electronic lock has been disrupted and I and my family waited outside for about two hours because of this also the place is not clean and there are spiders and this is not acceptable The Best this apartment exterior view only

Spectacular view of NYC

This unit is located on a cliff overlooking Hoboken and a gorgeous 180-degree view of the New York Skyline its lights. We stayed 5 nights and were very pleased: it was very quiet, well-appointed with microwave, dishwasher, eating gear, good window A/C, ceiling fan, plenty of hangers, good towels. There's a bus stop on that street that goes to 42nd Street in 20 minutes ($3.50 cash), but crowded and slow early weekdays. We also used Uber to/from the Hoboken train returning in the evenings, or Uber for $40 all the way back if late (no tunnel toll when returning). We also liked the 24-hour bakery nearby. There is a walkway down the hill to Trader Joe's and a Restaurant. This 5-unit building has only two levels - an easy entry at the top level with the master bedroom/bath. The other two bedrooms (one with two beds) share a bath at the bottom level down a spiral staircase. It is an older building, a converted embroidery factory. I fear it may be replaced, so go soon!

Skyline..Skyline...Skyline

This was a last minute stay after our tournament in Milford NY. I was impressed with the view from the balcony, which was my main reason for selecting this rental, and it did not disappoint!!! We were greeted promptly on arrival by Matt, who was helpful in getting us settled. Matt also got us to the city by the PATH train which took us to upper and lower Manhattan for $2.75!!! Cheapest and easiest way to travel to the city, where you can hop any subway around town!! The rental is in an old part of Union City NJ and might seem a little sketchy if your a traveler, but we were perfectly safe and was assured by Matt that we would be ok...as long as we were not roaming the streets at 3am. If your looking to spend time in NYC at a cheaper rate this is a good place to stay, with easy and quick access to NYC!! Make sure you save time to sit on the balcony at nighttime to watch the city that never sleeps!!!! It's a sight to behold!!

Postcard NYC view!

You won't find a better view! We thoroughly enjoyed our stay in this property. They provide lots of amenities, down to complimentary little toothpastes in the bathroom. The owner is very responsive if you have issues. Don't discount a trip to nearby Hoboken that boasts Carlos Bakery, Grimaldi's Pizza and lots of great little shops and coffee shops.

The NYC Skyline View is Amazing!

The skyline view sells this place and the accommodations are spacious, smartly decorated and comfortable. The kitchen had everything we needed from a wine opener to cutting boards. An easy 8 minute Uber ride to Hoboken for shopping and dining. The neighborhood is a little dicey driving in, but quiet and safe where we stayed. Tricky that you cannot see the building from the street and need to pull into the parking lot to find it but very nice to have a parking lot! Those staying on the bottom level need to negotiate a tight spiral staircase. The bedrooms we're very comfortable and clean. I'd definitely come again!
