The House has around nine hectares of land, has a large park of walnuts, Hazel, ash, lime trees and hedges of blackberries and Hawthorn.The scents of nature, along with the sovereign silence, make the place very exclusive. The House has been recently renovated, our garden and the Park of nuts are great about 8000mq, we have a swimming pool with sunbeds and sunshades, also there is the possibility to have barbecue and oven. Inside the House there are five rooms all with private bathroom, all with Tv, kitchen is complete with refrigerator, freezer, dishwasher, coffee machine, etc.. In the Hall we have chairs, tables, sofas and fireplace. In the House there is also a bathroom with washing machine and dryer. The geographic position makes it an ideal point for any tourist itinerary – cultural, eno-gastronomic. Production of seasonal fruit and berries, nuts, Hazel.

Perfektes Haus für eine Großfamilie mit super gastfreundlichen Vermietern

Wir waren zu zwölft eine Woche in dem absolut familiengeeigneten Haus mit herrlichem, weitläufigen Garten, großem Pool und schattiger Terrasse. Die Besitzer sind sehr sympathisch, kümmern sich um alle Bedürfnisse und bieten ein sensationelles Abendessen. Die Zimmer sind groß und alle mit Bad, die Ausstattung mit Handtüchern mehr als üblich und inclusive Poolhandtüchern. Die Küche ist mit allem top ausgestattet, im Garten sind Grill, Kühlschrank und Spülbecken komfortabel. Wir haben uns alle wohlgefühlt, ein Urlaub hier ist sehr zu empfehlen! Ein großer Dank an die Gastgeber!

Sommerferien 2019

Wir haben 2 wunderschöne, entspannte Wochen hier verbracht. 7 Erwachsene und 6 Kinder hatten vor allem Spaß am Poolbereich. Das große Grundstück bietet mehr als genügend Platz. Das Obst aus dem Garten (Feigen, Äpfel) war köstlich. Leonardo und seine Familie stand immer mit Rat und Tat zur Seite. Wir kommen gerne wieder ! Vielen Dank

Mycket bra hus för stora sällskap!

Vi lämnar nu huset efter en vecka på Il Noceto, 4 familjer med sammanlagt 16 personer. Vi är mycket nöjda! Gott om plats för alla både ute och inne. Ingen aircondition, men fläktar i alla sovrum. Stor pool, gott om stolar och parasoller. Ligger lite avskilt, man behöver ha bil för att ta sig till närmaste byn och vidare. Fantastiska värdar som bjöd på en underbar middag första kvällen. Rekommenderas starkt!

Hochzeit Patenkind

Wir als Großfamilie (15 Personen im Alter von 3 - 81 Jahren) hatten wunderschöne, erholsame Tage in der Villa Il Noceto bei Leonardo. Wir sind freundlich empfangen worden und Leonardo hat uns durchs Haus geführt mit allen Erläuterungen,ausreichend Handtücher für den Pool liegen bereit - und es gibt eine "normale" Filter-Kaffeemaschine. Wenn man nicht selbst einkaufen möchte, gibt man Leonardo rechtzeitig die Einkaufsliste und es klappt - wir haben es in Anspruch genommen. Am ersten Abend überraschte uns unser Vermieter Leonardo mit einem Abendessen mit typisch italienischen Köstlichkeiten aus der Region. Die Zimmer sind gut ausgestattet, die Betten sehr gut ( kleines weiches Kopfkissen mitbringen wer es braucht), die Ventilatoren in jeden Zimmer helfen beim schlafen. Omas super highlitgh was der Pool - groß, sauberes Wasser und für Kinder abgesichert durch einen umlaufenden Zaun. Als Berufstätige mit Familie haben wir die Waschmaschine und Leine gerne genutzt und fahren mit sauberer Wäsche nach Hause, toll. Wir kommen gerne wieder.

Super Villa, toller Aussenbereich!

Wir waren eine Gruppe von 8 Erwachsenen und 7 Kindern (Alter zwischen 1,5 - 7 jährig) und haben die Woche in "il Noceto" sehr genossen. Wir wurden sehr herzlich empfangen und sogar bekocht. Das Essen an unserem ersten Abend war sehr lecker. Der Pool ist eingezäunt und lässt sich schliessen, so dass die Kinder auch unbeaufsichtigt auf der Wiese spielen können. Der Unterstand liefert den ganzen Tag Schatten, so dass es niemals zu heiss wurde. Wir können die Ferien im "il Noceto" wärmstens weiterempfehlen. Herzlichen Dank an Leo und seine Familie, es war wirklich sehr toll!!!

Très agréable séjour !

Nous étions 3 familles dont 7 enfants. Nous avons passé 1 agréable séjour dans cette villa, propre, confortable, située au calme, où chaque famille avait son espace. Nous avons surtout profité des espaces extérieurs, de la superbe piscine, du grand jardin dans lequel les enfants se sont bien amusé tout au long du séjour et du spacieux coin repas avec son barbecue. Le propriétaire ainsi que ses parents sont très accueillants, toujours disponibles si besoin, et de bon conseil pour les activités alentours. Ils nous ont même cuisiné quelques spécialités et nous nous sommes régalés ! Nous recommandons cette location.

Little paradise for families

Dear Leo, Dino and Mamma, Thank you so very very much for hosting us such a fantastic week in your villa. The villa supported us all we needed. The pool and gazebo was extraordinary and we spent a lot of time here. both day and evenings. Mamma cooked for us most days which was fantastic and really something to miss if going somewhere else. Also worth mentioning the support and service from Leo and family. Always there to help grant our needs. Great people. Speaking perfect English as they are partly canadian. For sure we will return. Vi hyrde samma hus för 4 år sedan och det var lika bra denna gång! Huset är rent och fint, vi var tre familjer (6 vuxna och 6 barn) och vi hade gott om plats. Trädgården är bra, men framför allt använder man den övertäckta loggian och den stora poolen. Det är ett bra hus som ligger bra till för att upptäcka Marche. Det som gör att vi uppskattar att hyra detta hus är, förutom att det är bra – den underbara värdfamiljen! De är vänliga och hjälpsamma, det finns inga problem som de tycker är för svåra att lösa. Första kvällen hade de ordnat en härlig middag till oss och vi fick hjälp med allt från läkarbesök till pizzabakning. Om ni står och väljer mellan detta hus och ett annat, välj detta för att få njuta av äkta Italiensk gästfrihet!

Schitterende locatie! Perfect huis!

Met een sportploeg van 16 mannen hebben we genoten van deze villa! Het was de perfecte uitvalsbasis voor onze activiteiten. Ruime kamers, grote badkamers, een schitterend zwembad met patio en koelkast, ... Rustig gelegen, vlakbij San Giusto en Montegranaro waar je heerlijk kon eten of in één van de vele supermarkten kon gaan winkelen. De keuken was goed uitegrust en voorzien van de nodige spullen, kruiden, koffie... Bij de aankomst werden we vergast op een heerlijk diner met plaatselijke lekkernijen, wijn, desssert,... Het eten bleef maar komen. De gastheer is heel behulpzaam als zijn ook de ouders die vlakbij wonen. Kortom, een aanrader voor groepen of verschillende gezinnen!

Lovely week in heart of Marche

Wonderful time spent in this beautiful rustic villa. From the moment we arrived we experienced the very best of Italy Leonardo and family in many were so helpful yet respected our privacy. The buffet served to us on the first evening set the scene beautiful food lovely wine new friends all with fantastic italian weather. Ideal location for travelling around, beautiful beaches, sky diving, evening meal in fish restaurant just some of highlights. However best of all was coming back to villa family eating together beside pool in warm italian evening. Leonardo parents always available to give advice and so nice to share a glass of wine with them on few occasions. Two families of 11 were sad to leave however we have so many great memories

Prima vakantiehuis, aardige mensen, mooie streek

Mooi vakantiehuis. Gezellig rustiek ingericht zodat de kinderen geen enorme schade kunnen aanrichten en je je snel thuis voelt. De eigenaar en zijn ouders staan altijd voor je klaar met nuttige tips hoe je de weg kan vinden in het soms rommelige Italië en serveren enorme buffetten waar je dagen van kan eten... De streek is mooi en lekker levendig met ansichtkaart dorpjes maar ook het "echte" leven met minder pracht en praal. Strand, bergen en goed shoppen allemaal binnen handbereik. Ideale plek voor een actieve vakantie gecombineerd met lekker luieren aan het gigantische privé zwembad.

Perfekter Urlaub für große Familen

Villa Il Noceto - das perfekte Haus für einen perfekten Urlaub! Familien oder eine größere Gruppe, die sich einen Urlaub abseits des Trubels wünschen, sind hier genau richtig. Wir waren 12 Personen (davon 5 Kinder) und haben hier alles genossen: Den traumhaft großen Garten mit dem großen Pool, das sehr großzügig geschnittene Haus (mit super Ausstattung, sauber und gepflegt!) eingebettet in die wunderschöne Landschaft und Vegetation der Marken. Und natürlich nicht zu vergessen: Ein sehr sympatischer und netter Vermieter, der immer zur Stelle war wenn man eine Frage hatte. Verschiedene sehr schöne Strände sind in ca. 15 Autominuten über die Superstrada problemlos zu erreichen. Alles in allem: SEHR empfehlenswert, wir kommen wieder!

Fantastische vakantie!

Geweldige vakantie gehad. Wij waren met drie gezinnen, in totaal 11 personen. Huis is ruim opgezet, voldoende grote kamers en voldoende sanitair. Huis is schoon, keuken is goed uitgerust. tuin goed onderhouden, sfeervolle veranda waar gegeten kan worden. Heerlijk zwembad. Eigenaar Leonardo (Leo) is zeer gastvrij. evenals zijn ouders die naast het huis wonen maar waar je totaal geen last van hebt. sterker nog: wij kregen bij aankomst een buffet aangeboden en zelfs spaghetti op onze laatste dag! Leo heeft indien gewenst allerlei suggesties: citytrips, stranden, wijn, eten, bakkers, restaurants, etc. Dit huis is een absolute aanrader voor iedereen die in een comfortabel huis wil genieten van de prachtige Marken!

Een geweldig huis in een prachtig deel van de Marc

Drie weken was dit ons huis en we hebben er drie weken van genoten. Een heel praktisch huis met veel badkamers, meubilair, vooral buiten, in overvloed, volop bestek en serviesgoed, een prima keuken met alles wat je nodig hebt. Het zwembad is werkelijk prachtig, groot, 's avonds verlicht en het wordt heel goed schoongehouden door de uiterst vriendelijke eigenaars die ons direct bij aankomst, maar ook in de loop van de drie weken verwenden met allerlei lekkers uit de streek. De tuin maakt deel uit van een gebied van 9 hectare, waarop in het koren de klaprozen bloeide en waar je niets anders hoorde dan het geluid van zingende vogels. Het huis is goed bereikbaar, slechts een paar kilometer vanaf de snelweg. De toegangsweg is smal maar goed. Een absolute aanrader!

A wonderful family reunion

Our family came from three countries and two continents to spend a special week together in le Marche. Il Noceto provided the perfect place. When we arrived, the fridge was stocked with scrumptious treats from this part of Italy. The house was attractive, spacious, and easy to live in. Each bedroom was comfortable and pleasingly decorated, with its own bath, so we could have our privacy when we wished it and come together when everyone was rested. The swimming pool was glorious and large. The owners made us feel as if we were a part of their extended family; they were always available to answer questions or suggest places we might enjoy. We were encouraged to sample the fruits of the orchard and stroll wherever our fancy took us. We planned to sample many restaurants -- but Il Noceto was so welcoming and delightful that we found ourselves cooking at home most of the time. We recommend this special place with all our hearts!

Ci tornerei domani!!!

La terza settimana di agosto abbiamo affittato l'intero noceto. Eravamo tre famiglie con bambini. L'accoglienza di Leonardo (il proprietario) e la sua famiglia e' stata stupenda, e durante tutta la vacanza sono stati disponibili e attenti ad ogni nostra richiesta o esigenza, ma allo stesso tempo molto discreti. Il posto e' incantevole, bisognerebbe starci almeno un mese. Tutto molto pulito e curato. Lo spazio fuori e' immenso e i bambini sono stati benissimo, inoltre la piscina con il gazebo offrono una bella opportunità di relax qualora non si vada al mare. La posizione del noceto e' ottima per una vacanza all'insegna del riposo ma anche per visitare posti caratteristici della zona (loreto o porto recanati sono vicini) o luoghi di mare molto belli. Inoltre nei paesi vicini ci sono sagre e feste tutte le sere. E' stata una bellissima vacanza...grazie Leonardo....un saluto anche alla tua famiglia! Valeria

Sehr zufrieden

Schönes Haus, viel Platz für eine große Gruppe. Waren zwölf Personen und verteilten uns gut.Genügend Bäder, großes Esszimmer, gut ausgestattete Küche. Pool gut, Areal um das Haus groß, jeder findet sein Eckchen. Gastgeber ungewöhnlich nett, Meer in 15 Minuten, Sandstrand in 30 Minuten Entfernung. Ganze Region hat viel zu bieten an Kulturn und Sehendwürdigkeiten. Können Il Noceto empfehlen. Hans Riebsamen aus Frankfurt. :

Proef de lokale sfeer!

Het is geweldig zoals je hier wordt ontvangen, alsof je op bezoekt komt bij vrienden die je al heel lang niet hebt gezien. De familie zorgt er voor dat je het echte Italië beleeft en laat je de streek van De Marken proeven letterlijk! De gastheer, Leonardo, doet werkelijk alles om ervoor te zorgen dat je het naar je zin hebt, wijst je de weg naar de diverse eetgelegenheden in de regio waar je jezelf tegoed kan doen aan lokale producten voor een betaalbare prijs. Hij heeft zelfs een Wijnproeverij met lokale wijnen voor ons georganiseerd. Het huis is groot, ruim en keurig verzorgt, in de tuin is een groot, overdekt terras met voldoende meubilair en een koelkast. Daar aansluitend een mooi zwembad met ligbedden in overvloed. Allemaal volledig beschikbaar voor de gasten alleen, je hoeft het dus met niemand anders te delen. De kust, Civitanova Marche, is met de auto in ongeveer 10 minuten te bereiken, je moet dan wel even zoeken naar de zandstranden, want het overgrote deel is kiezelstrand. Maar wij hebben vooral gebruik gemaakt van het geweldige “Privé” zwembad. Wij hebben enorm genoten van onze vakantie in casa vacance “Il Noceto” en kunnen het iedereen aanraden. Grazie Leo!

Il Noceto, a superb holiday place and house

We were a party of 3 families, 13 in total, age from 1 to 48, staying a week in the end of June. This was our 4th consecutive years of villa rentals via homeaway in Italy and this house is the best so far... The rooms are big and everything was clean and in good condition. The weather was fantastic the whole week and the place is just perfect for children; the big pool was seldom empty. Leonardo and his parents are very nice people, they will help you with anything, including bread in the mornings, barbeque, etc. The pool is huge and it is close to the sea in Civitanova Marche. Supermarkets and shops are easy to access in Monte San Guisto or nearby. Le Marche is a rough diamond, the landscape is magnificent, the beaches are blinding around Ancona and Civitanova. Add splendid food and beverage and you realise you need to come back to this region, and why not to Il Noceto since it has everything you need and more. Grazie di tutto!

Perfekt för barnfamiljer

Huset var perfekt för tre familjer med tillsammans sju barn, den äldsta snart 9 år och den yngste drygt 1 år. Rejäla sovrum med egen dusch/bad och toa. WC och tvättmaskin i bottenvåningen. Rent och prydligt. Bra kök med gasspis och elugn, micro, vattenkokare, kyl och frys. Stort matbord för frukostar och spelkvällar, soffor att surfa/läsa böcker eller bara slöa i. Bord och stolar i mängd utomhus, varav många under tak intill poolen. Perfekt för luncher i skuggan och långa, sena middagar med koll på dem som fortfarande badar i poolen som är upplyst. Poolen är uppvärm (med solpanel!) och så varm att det går att bada timme ut och timme in. Ägarna bor i huset intill men syns mest när de klipper gräs eller själva sitter ute och äter. De är väldigt hjälpsamma med allt från tips på badstränder och lokala bagerier till bordsbokning på bra restauranger. Pappan och sonen pratar engelska, så man måste inte prata flytande italienska för att kommunicera med dem. Huset ligger ca 7 min från byn och närmaste supermarket, och det är ca 10-15 min från en stor supermarket som inte ens har stängt mitt på dan. Havet ligger drygt en halvtimme bort om man tröttnar på poolen eller blir sugen på fisk och skaldjur. Vid huset finns valnötsträd, fikonträd, aprikosträd, köksträdgård, rosor etc. Runt trädgården och i omgivningarna växer stora fält med solrosor som blommade/ slog ut när vi var där. Den längsta utflykten gjorde vi till Grotte di Frassasi. Vilka grottor! Vi kände oss väldigt välkomna både i huset och i omgivningarna. På den lite större supermarketen fick vi både vintips och råd om hur vi skulle tillaga kanin! Bra för dem som gör sin första resa till Italien och inte behärskar språket, bra för dem som har varit där många gånger och vet vad de vill göra och se, men kanske vill ha tips om det lilla extra. Det var kort sagt perfekt- vi kom till ett välstädat hus, vi hade nära till affärer, kommunikationen med ägarna var enkel och de var mycket hjälpsamma, havet låg inom räckhåll även för biltrötta barn. Poolen var stor och uppvärmd och våra tre barn- även ettåringen- badade varje dag. Vi kan bara rekommendera Il Noceto- utan minsta förbehåll!!! Mille grazie! /la famiglia svedese con il piccolino
