Escape to the serenity of the Blue Ridge Mountains and experience the magic of Virginia country living in our brand new 2 bedroom Barn Loft. Whether you are looking for a romantic getaway, a special place to celebrate, or a week-end retreat, you've come to just the right place!

Take advantage of all that nature has to offer by exploring our 130 acres of mountain forests, pastures, gardens, ponds, and historic structures. Watch the fireflies light up the starlit sky as you relax on the porch or on the magnificent covered dock. Hike our mountain trails. Swim, canoe, or fish in our fully stocked, 3 acre pond. Or roast marshmallows around the campfire and listen to nature's brilliant nighttime chorus!

Experience the amazing beauty of the surrounding countryside by visiting Shenandoah National Park, Skyline Drive, and 'Old Rag' Mountain only minutes away. Bike some of the most scenic country roads in the Mid-Atlantic region, visit award winning wineries, marvel at the Blue Ridge by horseback, and take home treasures from the many local art galleries and antique stores. If that isn't enough, expand your abilities with yoga lessons, art classes, and drumming circles. And, if relaxation is your primary goal, we will help you to arrange a massage, beauty treatment, or catering on the premises!

Enjoy the wide range of local dining options, from country bakeries, quaint diners, and gourmet eateries featuring local produce and meat, to world class dining at the Inn at Little Washington only 10 minutes away. If you'd rather prepare your own meals, you can do it in your modern, fully equipped kitchen featuring granite countertops and new cabinetry and stainless steel appliances. Dining options on the farm range from picnics in the woods to romantic, candle lit meals on the dock or screened porch with views of the pond and the Blue Ridge.

Our upscale Barn Loft features a modern kitchen with stainless appliances, soapstone counters, and slate floors opening into a great room with a Vermont Castings wood stove to keep you cozy in the winter. A large deck adds a very special outdoor room with magical views of the mountains, ponds, and pastures below. Two cozy bedrooms with queen and full beds welcome you after a day of hiking, swimming, or just relaxing. Ceiling fans in every room make the central air conditioning necessary only in the hottest days of summer. The Loft comes equipped with a laundry room and is easily accessible for those with physical limitations.

Finally, if you would like to fully experience rural life, you are welcome to help us with the many projects that farm living offers, from gardening to caring for our farm family of goats, horses, mules, chickens, ducks, guineas, cats, and dogs. We will make every effort to customize your stay so that your experience is memorable!

Friendly, well mannered, animal and people friendly pets are welcome. We are a non-smoking property.

Very special

I have been before and will return. Ty! It is a spectacular view any time of day and in any weather. The barnyard comes to life early and it’s a lively vibrant scene all day. The nearby town of sperryville has a lot to offer. The blue rock restaurant is superb and has a level two Tesla charger. I recommend the barn loft and the farmhouse where I stayed the first time. Maybe next trip the poor house!

Great farm

We really loved our stay at the farm house. Our 18 month old loved the animals and feeding the goats. As soon as we went outside, he would make a beeline for the goats. The location is also extremely close to a park entrance.

What a lovely retreat

We had a wonderful time; the property was beautiful, the stay was comfortable, everyone was responsive, and our 2-year-old was entranced - for her, the farm was her barnyard toys come to life. We're grateful for a lovely weekend away as a family.

Our 2nd Stay at the Barn Loft

My wife and I surprised our girls with a return trip to the Barn Loft. Andrea and Steve are great hosts. We love spending time with all of the animals on the property as well as relaxing taking in the beautiful mountain views. We look forward to returning again in the future!

I Don’t Want to Let the Secret Out!

Oh my goodness…what a lovely time we had! We stayed in The Loft and found it to be cozy and comfortable with a fabulous view. Beds were comfortable and there’s a full kitchen to cook! The fire pit was a favorite place to hang out in the evenings and the view is to die for. The chickens and goats are directly below The Loft and you can hear the rooster in the morning but it’s faint and it didn’t bother us at all. We loved gathering eggs and feeding the goats and mules/horse. Andrea was so welcoming and informative and shared her knowledge with us. We can’t wait to come back and enjoy the pond and of course the animals.

Gorgeous farm with a view

This is a very unusual property - a meticulously kept farm with very friendly animals that our kids loved. Beautiful setting on a hill with a stunning view. Owners are on site and responsive. We got a little intro and your when we arrived. We loved sitting on the little deck of the Loft where we watched and listened to animals (songbirds and farm animals) and viewed the hills and sunsets. We are hoping to return! Thank you Andrea and Steve!

Amazing stay

My family loved our time at the Barn Loft. The pictures posted do not do the property justice. It is simply beautiful. It is the perfect place to unplug, get to know the farm animals, enjoy plenty of fresh air and relax.

Best Vacation Ever!

This property was the perfect place for our family. The property is so beautiful especially from the Barn Loft where you can walk out to the driveway and see Old Rag perfectly framed out by the surrounding hills. Our daughters absolutely loved the animals and were calling the animals by name after a couple of days. The owners were always around, since it is a working farm. They were always so accommodating and asking if we needed anything. My wife and I are planning on returning for just the two of us.

Best vacation spot ever!

Cardinal Springs is by far one of the most beautiful places I've ever been to. The views are breathtaking throughout the entire property and the animals are so sweet. My kids and I loved relaxing on the deck, hanging out with all the animals, and spending some time in the paddle boat on the lake. Andrea and Steve were so warm and welcoming and went out of their way to make us feel at home. I can't wait to come back again!!

Idyllic and stunning setting with everything you need at your fingertips

We spent two nights in the barn loft and are already planning a return trip with friends. Andrea and Steve thought of everything to create a charming, authentic, comfortable, and fun weekend retreat. From the amazing diversity of animals, to the SUP on the pond, to gorgeous hikes nearby, there’s something for all ages. The views from the balcony and fire pit are perfect for moving coffee, sunsets, or just reading a book. There are ample restaurants and farm stands nearby if you aren’t interested in cooking….

Wonderful place!!!

The location is perfect and the generosity of the hosts can not be beat! If you are looking for a place close to Sperryville but not far off the beaten path, this place is for you. There are actually 3 choices of rental homes on the 100+ acres so you can choose the option best suited for you and your family. We loved our stay, thought Andrea and Steve were the best of hosts, and hope to return later this year!

We adore this place. Andrea and Steve are gracious and helpful hosts, the views are unbeatable, and the farm animals are adorable. We will be back! Just note that the Barn Loft is literally above a barn, with all the aromas and sounds associated with that. If that’s not suitable for your party, book the Farmhouse or the Poorhouse on the same property. :-)

Fabulously quaint

We were looking for a socially distant vacation during an upswing in Covid cases and with my love of goats found the PERFECT property. The farm was beautiful! The hosts were very accommodating and welcoming and available if we had questions. We enjoyed feeling a little "off the grid" although we had most of the luxuries of home and were close to shops and restaurants. Our daughters (ages 9 and 5) LOVED visiting the horse and mules and enjoyed fishing and pedal boating in the pond. Would definitely recommend (and have already) the Barn Loft to others.

Good vacation get away. Internet is slow and woken up by roosters each morning. But these are minor annoyances that add to the overall experience of being on a farm. The views are great and it was very relaxing sitting by the lake. Close drive to several awesome hiking trails. Son loved to feed the goats and chickens. And it was great to be able to get fresh eggs. Owners were very responsive to questions.

Great Week at the Farm!

Our week at the farm was the perfect peaceful retreat. The setting is absolutely breathtaking and staying in the barn loft was so comfortable. We especially enjoyed the wood burning stove and the deck with a spectacular view.

Originally from Texas (Andrea) and California (Steve), we consider ourselves 'refugees' from the Washington, DC suburbs, where we lived and worked for 18 years. We first visited Rappahannock County in 2002 for a retreat, and immediately fell in love with the Blue Ridge and all the area has to offer. After several years of looking at real estate, we bought the historic 130 acre county 'Poor Farm' in 2002 and began an extensive remodeling of the old farm house and barn. We also added ponds, roads, a dock, fencing, an orchard, extensive flower and vegetable gardens, and animals (mules, horses, goats, chickens, dogs, barn cats, guineas, ducks, and cattle). In 2010, we moved to our new home on the farm--a Virginia farmhouse with a big wrap around porch. And in 2012, we restored the old chicken coop and added chickens to our little menagerie. We also completed work on a new barn that includes our 'Barn Loft' to accommodate additional visitors. Finally, in July 2019, we finished a total renovation of the original Poorhouse and added it as our third rental property so that we could accommodate larger families and groups. Our farm is our little slice of heaven, and we feel blessed to share it with those who stay with us!

And Rappahannock County embodies values that we hold dear: close friends, strong sense of community, amazing commitment to conservation and stewardship of the earth, and a rural lifestyle that allows us stay in touch with ourselves and live our priorities. The area also has a vibrant arts community, world class hiking, excellent restaurants and inns, including the Inn at Little Washington, interesting shops, art galleries, and antique stores, and holistic medicine options. It is also close to Washington, DC and Charlottesville, Virginia, and a little over an hour to both Dulles and Washington Reagan airports. We could not think of a more ideal place to live and work!

Our property is secluded, at the end of a lovely country lane only 5 minutes from the little town of Sperryville. It is a place where the star lit sky sparkles so clearly at night that you almost lose your breath in awe...where lush flower and vegetable gardens and views of the Blue Ridge feed our soul...where fish jump in the pond and the birds and frogs compete in a chorus...where the only sounds are those of nature. Our cozy, completely remodeled farmhouse provides an ideal place to relax and unwind, and our 130 acres of forest, pastures, and ponds provide endless hiking, swimming, canoeing, fishing, biking, and exploration opportunities. Our friendly farm animals will love and entertain you. If you are looking for a place to relax, unwind, and get away from it all, this is just the place! We are pet friendly.
