Great for Large Groups w/Private Pool, Fire Pit & Tennis Court– Secluded Retreat

Located in Dripping Springs, just 25 minutes southwest of downtown Austin makes it convenient for a night out in Austin, SXSW, ACL and Formula One, and it’s just down the street from local brewpubs, wineries, breweries, dance halls and amazing BBQ. This secluded and manicured 10 acre property provides ample room for the extended family, large groups of friends or corporate gatherings to take a nice retreat from the hustle and bustle of city life, and unwind with all the fun amenities that make this property hard to beat. We receive constant feedback that the property was perfect and that everyone had so much fun.

Both houses are included in the reservation. No one else will be at the property.

The ten flat manicured acres of land offers plenty of space to feel secluded and enjoy many outdoor activities, like swimming, tennis, basketball, ping pong, frisbee, washers, horseshoes, bocce ball, corn hole/bean bags toss, a disc golf basket, enough room to play soccer, kickball, dodge ball, frisbee or just simply relax around the pool listening to your favorite music and grilling food. We recently resurfaced the tennis court, added a brand new net and installed a $3,000 basketball goal.

Once night sets in the pool house is a perfect place to gather for a movie on the big screen TV while roasting marshmallows on the camp fire. Wildlife is always in abundance, from a wide variety of native birds, deer and the occasional little fox.

The pool house has a large granite countertop, kitchen sink, bathroom, huge six burner weber gas grill, fire pit, 65in high definition tv & direct tv for sports and outdoor movie night.

There are two homes on the property.

The front home is 3,500 square feet with a large deck over looking the pool from the upstairs bedroom. This bedroom has two high-end queen mattresses, a comfortable leather love seat with a twin sleeper and room for an air mattress. This room has 2 closets. The larger (bedroom size) closet is set up with a twin bed and a pack n play for babies.

The second and third bedrooms share a full bathroom and a separate vanity area with two sinks and a lot of counter space for getting ready. Both of these bedrooms have new high-end king size mattresses, with luxurious linens and pillows.

The fourth bedroom has 2 bunk beds and space to set up a provided queen air mattress. The twin beds on the bunks are high quality and not your typical bunk bed mattresses.

The living room is very spacious with enough room to seat a group of up to 30 if you bring in the dining room table chairs. There is a 65in high definition tv with DIRECTV and smart tv programming.

The dining room has a very large table with ten chairs. The counter top bar has three bar stools and the double dining room doors open out to the covered back patio with seating for six.

The kitchen is fully stocked with most all pots, pans, utensils and appliances for preparing a meal.

The second home is 1,300sf and has 3 modern bedrooms. The 1st and the 2nd bedrooms each have a queen bed and the 3rd bedroom has a queen bed and a queen bunk bed.
This house has a second full kitchen, living room, and dining area, 2 full bathrooms and a game room with a ping pong table. It is about 25 yards from the main house.

Most properties will require a late check in and an early check out. We are totally flexible as long as a group is not checking in on your arrival or departure date. Just let us know and we will accommodate.

Perfect for our group!
We really loved our recent stay in Dripping Springs! This location allowed us to all stay together in one location for our son's wedding at Mae's Ridge and rehearsal dinner at Deep Eddy Vodka Tasting Room. It was a perfect weekend! People swam, hung out at the pool house, played tennis, and played on the children's playset. It was very spacious!

Eclipse family gathering
This was an excellent property for a family get-together to see the eclipse and explore the local area. It was a good home base for trips into Austin and local brewery and distillery visits, but also had plenty of things to occupy us back at the house. The kids (ages 2-9) had a blast in the pool and playing tennis/basketball and the younger ones enjoyed the little playground on property. Biggest downside for us was that the house is right off a main road so it wasn’t easy to go for a walk if you wanted. I guess scorpions (relatively harmless ones it seems) are also not uncommon in the area and we did see one or two outside in the evening, but honestly this was also a huge hit with the kiddos, especially when we showed them how they fluoresce under a black light! Overall a great experience here!!

Really great outdoor space
We had a great time exploring the Hillcountry from this house. The most enjoyable part of this house was the outdoor space with the tennis and Pickleball courts, the pool and outdoor grilling area, and the hot tub. And location was really prime.

My daughter’s bridal party stayed here for the weekend and it was perfect! Boys in 1 house and girls in the other. All of the outdoor activities were a hit! Highly recommend!!!

Wonderful home for a large family
This was a wonderful home for large family and friends. We were staying there for our daughter's wedding celebration. There was ample room and privacy for everyone to relax and enjoy their time at the house. We loved the pool area with BBQ and outdoor firepit. The pickleball/tennis and basketball courts and ping pong table were fun as well. The living room with a large couch, chairs and bar area was spacious, and we liked the big dining room table. The kitchen was well-stocked with a variety of dishes, pans and utensils. We used both kitchens, and appreciated the third refrigerator for cold drinks. We appreciated the extra items available, like an ice chest, laundry soap, outside toys, and pool towels. There was plenty of parking for our family and friends. The location of the house was convenient to Dripping Springs, and less than 1 hour to the Austin Airport.

Mixed feelings on this one
House was in a great location near multiple entertainment venues, however our stay would have been much if there hadn’t been so many things broken and in need of maintenance in and around the house. We could never get the tennis court or pool lights to come on. Several of the toilets would run continuously if the water valve was not turned off, the faucet in the master bathroom was loose, the kitchen sink faucet in the second house was also very loose, volleyball net poles were broken when we took it out of the box, multiple outdoor lights were either burned out or broken, and we were unable to get the TV to work. Several family members mentioned that the 2nd house was not cleaned very well and both sidewalks leading to the pool were blocked with overgrown shrubs. This would be a much nicer place to stay with a little attention to maintenance issues.

Great Place in a Great Part of TX
Pool was awesome to have, was a little hot to do a bonfire in June but having the chairs to sit around were nice. Main house has a large room great for getting everyone together assuming you have a large group. Grill worked great, and guest house was nice for having game night. Had a small issue with some of TX native bug pests but Dallas took care of the issue within a day. All in all great stay!

Great family destination!
We loved staying at this house! The property, amenities, & overall appeal of the house was great. The only things that brought the rating from a 5 to a 4 were the AC in the main house not working, scorpions/rolly pollies in the second house, poor internet connection & the main fridge/freezer not being cold. Other than those things, we had a great stay & a great family reunion!

Dripping Springs location
Our group of 8 adults and 6 kids traveled to Dripping Springs for the family's oldest granddaughter's high school graduation and family get together. There was plenty to do on the property as well as a great location to breweries and fun family things to do. We could hear the music from the nearby brewery and even got to see their Memorial Day fireworks display. We all had such a wonderful and relaxing time! The playground for the littles was a huge hit for them and I love that the pool was not deep so watching kids that don't swim so well was easy. The outdoor TV area was fun to hang around. The weekend stay was great times and I would do it again in a heartbeat!

The house was very nice, but needs some upgrading and love and care. It is a dynamite spot location wise and would be a destination place to go to with some upgrades. Overall a very fun place to stay at with a bunch of friends and family.

What a perfect space for a large group! We were in town for our daughters wedding. We stayed with her and the entire wedding party of mid 20 year olds. They had a blast in the hot tub, fire ring, and playing pickle ball. We saw the other reviews about not enough towels so we just told everyone to bring a towel. Which big picture was not a big thing at all. The house was spacious and well maintained. We read some reviews about it seeming dated and worn, but thought it was fantastic and well kept. This house does fit 30, so I would expect normal wear and tear just like someone’s normal home. Overall we had a great time especially around the fire ring after the wedding. It was a great place for all of us to hang out and keep the wedding going! We would highly recommend this house to any large group of people.

Awesome experience

Family vacation
Overall the property fit our needs and the whole family had a blast. There was a ton of activities to do that everyone from the kids to the ‘seniors’ had something to do and it was private to us. The house could use some TLC though. The fridge in the main kitchen wasn’t keeping things cold, but thankfully there were others. The dishwasher and kitchen sink head were lose and seemed like could almost fall off. Some of the lights on the tennis court were out. Also, while there were towels at the house, we estimated about 15 each of bath and pool, and since we had a group of about 25, we were constantly washing towels. Some of the things listed as activities we couldn’t find (example: cornhole). However, since there was so much to do otherwise, we didn’t ask the host about it. The host was overall responsive and accommodating though when I reached out to him. Still a great place to stay for the large group, but some TLC would take it to the next level.

Great central Texas location with lots of space and fun
We were looking for a somewhat central location in Texas for a family get together of 8 adults, and 5 kids. This met that basic requirement and more. Property is in the middle of lots of “adult” fun…wineries, distilleries, breweries. But the property itself had plenty to do. The pool was a HUGE hit in the Texas hot summer. It was well maintained. In the cooler part of the day the tennis court was popular. Even lights for a night match if you want! The house is big enough (actually it’s 2 houses on 1 property) that you had your own space, but enough larger common areas that we could hang out. The description was a little confusing in regard to bathrooms. From my count there were 3 full bathrooms in the main house and 2 full bathrooms in the second house. The pool house has a half bath. The contact/owner was very responsive prior to and during our stay. The house is not new. There’s some cosmetic or small maintenance items needed. But, the house and pool and hot tub were very clean, and the air conditioning kept up on the 100 degree plus days of our stay. It’s well stocked with kitchen items, sports equipment, etc

Awesome house!
The house is awesome for a big group. We played pool volleyball, tennis and basketball the whole time. We came here so we could fit a big group in a house somewhat close to Austin. We went to Austin two nights and the other nights we were content just barbecuing at the house. There is also a brewery right next to the house and a few local bars in Dripping Springs. We had a great trip. The house can sleep a lot of people comfortably and everything was great.

Needs some TLC
We had a family reunion with the youngest being 16 and the oldest 87. Everyone had something to do which was great. However, we had some issues during our stay. Guys wanted to watch golf on Fathers Day but the main tv wasn’t working. My husband who knows technology like the back of his hand had to spend hours to get direct tv to work but finally got it. Our first night, we went to use the grill and it didn’t work. We figured out it was the regulator so we had to make a run to Home Depot which was not ideal. 3 refrigerators between the 2 homes and none of them make ice. There was one ice tray to make ice so had to make multiple trips to the store to buy ice(it was 103 everyday)Several coffee pots but all were very slow. The owner did give me instructions on where to find a new one in the supply closet which was helpful. The lock to the 2nd house is broken so you can’t lock it from the outside. Freezer stopped working in the main house. Just make sure all this has been addressed before booking so you don’t get frustrated like we did.Owner is great to work with and location is great. Property just needs some maintenance and TLC so others can enjoy.

The property had everything that a large group could ask for. Pool, basketball, tennis, and plenty of space to relax and hang out with family and friends. If our group will ever vacationing in Texas again, this will be on the short list for a return visit.

Great place just outside of the city. Tons to do!
This is a great place to set up camp just outside the city. Huge lot to yourself, you never see the neighbours. Takes about 30-40 minutes if you decide to visit downtown Austin. Grocery store (H.E.B.) and other food just 7 minutes away. Tons to do while you are on the property. So much we werent able to get around to everything. Has all the equiptment you need for basketball, tennis, ping pong, frolf. 5 minute walk (if that) to Ghost Note Brewery. Great clean pool. Brand new hot tub that lights up at night. Firepit to sit around and have a late night whiskey. Owner is was great an easy to deal. Would definitely stay again.

Awesome Texas Ranch House Getaway
Amazing vacation house just outside of Austin. Check-in and check-out process were very easy. The houses were very clean and looked exactly as they did in the photos. Lots of activities and games provided at the house made our stay all the more worthwhile and memorable. All the amenities you would ever need are provided. The only gripe I have is that it is pretty far from the central Austin area (can take upwards of 45-60 mins from AUS airport), however if you’re looking for a simple getaway with a large group of friends and family, this is the perfect house for you!

Big family get together
There were 4 families plus grandma and grandpa together for spring break. The house met all our needs and we overall had a good time. There were a few issues. First, the house is a split level home. So the main floor has the kitchen, big family room, and bunk room. You have to go upstairs for the master bedroom and go downstairs for the other two bedrooms. If you have family that can’t do stairs ie (grandpa and a crawling baby) please be aware. Second, the house didn’t have enough towels. For a house that can sleep 30, how many towels should the house have? Everyone was taken care of but the adults noticed the short supply. Third, one of my kids was cold at night and I realized that there were no extra blankets in any of the bedrooms. Also, some of the bedding had holes in it. Fifth, the directv and internet were spotty. We had to reset the cable box a few times. Again, we had a great experience. Everything I am mentioning didn’t hurt the time. We played tennis, basketball, sat in the hot tub, roasted marshmallows. Everyone said it was a great break.
