A delightful year round cottage dog-friendly vacation home nestled in the Litchfield Hills at the base of the Berkshires in gorgeous Lakeville/Salisbury CT.

An accommodating mudroom for travel bags, fishing poles, boots, skis and snow shoes, a warm wood stove, a million dollar lake and mountain view, and comfy beds for a restful night's sleep-- it's all here.

Sit in the formal garden, have coffee on the back deck, or play board games in the library... escape is within reach! Whether you want to shop in Lakeville, Salisbury or Millerton, or you are planning a day at Lime Rock, you are conveniently located for all. Hotchkiss and Salisbury School parents and families, this is an ideal accommodation for you. Leaf peepers? Enjoy the changing colors all around you, no need to drive anywhere to take in the magic of the fall season.

Have a glass of wine on the front awning covered porch, dinner under the market lights and pergola, all while listening to the babbling brook nearby. Hiking trails surround, and area ski hills are a short drive away.

Multiple upscale and casual restaurant options are within minutes of your cottage getaway. Or cook at home! The kitchen has the basics for eating in.

Laundry facilities on site. One full bath with shower and tub (and garden view!) and one half bath. Feel like you are getting away while having the comfort of home.

House Manual:

· Combination for the door code is given privately to guests upon check in. We change it for every guest for your privacy and security. Just punch it in to the key pad and turn the bolt lock to enter.

The cell service can be spotty. If you are on an ATT plan, let us know and we can add you to the micro cell for the weekend.

· Wifi Password: It is on the bottom of the modem in the middle bedroom.

· Lights for street light and shed light are in the small white shed.

· Heat – the heat (except for the mudroom, the bedroom with the deck upstairs and the living room downstairs) is governed by the thermostat in the dining room. The other 3 rooms are electric and regulated by thermostats in those rooms

AC-- we have a floor unit that keeps the master bedroom cool, but aside from a few super hot nights in the Litchfield Hills, it's a fairly comfortable place to be without AC.

· Garbage/Recycling: There are two garbage cans in the small white shed.

Please put all garbage and recycling in there. If it is overflowing, please let us know and we will come and bring it to the town transfer station.

· BBQ: There should be plenty of propane in the small gas grill out back.

*Enjoy the fire pit on the back deck. If the propane tank runs out there is always a refill ready and waiting in the white shed.

· Woodstove. Wood is by the front door. I would keep the “flu” open as is. The lever on top should be all the way to the left to start it, and as it gets going, you can slide it to the right. Woodstoves are dangerous (wood falls down and knocks the doors open) so I would keep the glass doors tight.

--Enjoy the lake view, it's really pretty! But it is private so no swimming, kayaking or boating.

· Reservoir Road – This is a popular walking spot. If you leave the house and walk to the R, you have nice views of the pond and Sellick hill. At the end of the road is the reservoir which has a nice path through the woods to the right of the building and reservoir. It actually goes all the way to Mt. Riga (but is 2 miles uphill). It follows a pretty stream through the woods. Nice place to walk your dog off leash.

Breakfast/Coffee: Basic: On the Run in Lakeville basic and fast). Irving Farm in Millerton, Oakdale Diner in Millerton are the most popular quick spots.

· Great Barrington is the closest “small city” in the SW Berkshires

· Boats –Feel free to use the kayaks/canoes. Some may be in better condition than others.

· To turn on the market lights on the back porch just plug them into the outdoor socket.

· Directions to Millerton (Shortcut), the most popular small town – Turn right at the end of Reservoir. Up and Over Belgo and left at the end of Belgo at the bottom. In about .5 Miles you will be at the Cumberland Farms in Millerton. Take a right here and in about .25 miles you will be in “downtown”. Movie theater, Harney Teas, Irving Farm Coffee, popular bike path, shopping, etc.

· Nearest Train Station to NYC: Wassaic (follow directions to Millerton and go south 10 miles on Route 22).

· Farmers Markets, Hiking, Fishing, etc. – please call and we can guide you to the perfect spot.

When Leaving:
· Please put dishes in dishwasher
· Electric heat- please turn off to 0 when you leave.
· Please lock the door when you leave (via the key code)
· Please turn the thermostat down to 60

Charming and quaint

We spent the last 3 nights at this wonderful home and didn’t want to leave. It was the perfect place for my family to reconnect and relax. Long hikes, exploring towns all around and then coming back to enjoy a hot chocolate near the wood stove. Would stay again in a heart beat! Do yourself a favor and book this place.

Beautiful, peaceful property

Beautiful, charming home on a peaceful, quiet property. Close to town with plenty of restaurants to choose from, but also a nicely stocked kitchen to cook meals as well! The owner, Kerri-Lee, was so kind and always easy to communicate with along the way - from booking to check in to recommendations! We enjoyed so much time on the beautiful, peaceful back porch and yard with incredible views, but also found ourselves nice and cozy indoors during bad weather! We had a wonderful stay!

Lovely cottage with everything you need!

We had such a great stay. It was just too short! The owner is so quick to respond to all questions. It had everything we needed, beds were really comfy and gorgeous views! Would definitely book again and highly recommend!!

Entrance steps were dangerous- stairs were steep and slippery- no basic olive oil for cooking morning eggs or jam for toast. Lovely view of water - trails nice- wish we had brought our dogs! Bed barely large enough for 2 tall people but fine for 2 nites. Shower could be improved.

Second Time is (also) a Charm

We loved this home so much, we decided to do it again! And the second trip was as good as the first. This is such a cozy, quiet and well appointed home. Kerri is a dream host, from the communication to the overall service. The three towns close by (Salisbury, Lakeville, Millerton) all offer unique experiences but it’s so hard to leave the house. I’d recommend this place for every season and every occasion.

Delightful stay

This is a most pleasant property- the outside views and the whole house opening up to the back deck is very nice. Everything well stocked and in good repair, very clean and over-all very interesting mix of decor.

Excellent Get-Away in rural Connecticut

A very comfortable and well-equipped house in a lovely setting. Porch is very comfortable for outdoor eating. Good library with classic and modern titles. Kerri-Lee was very responsive to all email questions and provided helpful information for dog walks as well. A pleasure to stay there.

Homey in the Hills (and really close to the lake!)

Our family of 4 decided on getting away one last time for summer 2019...and luckily Fern Rock Cottage was available for a 4-night midweek stay. Communicating with Kerri was always quick, friendly and informative. There was no one to meet at the house, just a key-code and you're good to go. Just like the pics show, the house is the refined rustic escape you'd expect in a mountain/lake house. The deck in the back is fantastic...and every room downstairs has French doors that open to calm-inducing views of trees, grass, hills, and a lake. The master bedroom has a small wraparound terrace with a table and chairs for gazing at stars (which we did) and having your morning coffee. Lots to do and all very convenient; We enjoyed the lake, we went to a few antique shops, Great Barrington, we hit Fudgie's in Amenia, trekked up to Lion's Head, sampled beers at Great Falls Brewing in Canaan and competitive Rummikub every night at the round table in the center room. Lots of great memories! We loved it!

Sweet getaway

We spent a month at this Lakeville cottage and it was perfect: quiet and relaxing, with close proximity to the things we wanted to do. Hosts were thoughtful and quick to respond to inquiries. Highly recommended.

Perfect Weekend Cottage Getaway!

We absolutely loved our stay at Fern Rock Cottage. Nestled on a hilltop overlooking a beautiful pond, it was just perfect for our lovely weekend getaway. The home is decorated so perfectly with touches in every room that are so thoughtful and cozy. Also, just a moment of sitting on the back deck taking in the sounds and idyllic views made it tough to go home! On top of all of that Keri-Lee went out of her way reaching out and providing ample details to make sure that we had a wonderful stay. To arrive and find a delicious bottle of Pinot Noir after a long drive was an incredible treat!

A Peaceful Sanctuary 80 Miles from NYC

This home was the perfect respite from the city. It is very well appointed, with stunning views, quiet cozy rooms, and a beautiful deck for outdoor lounging or dining. The location is ideal as well, basically within 2/3 miles of Millerton, NY, Salisbury, CT, and Lakeville, CT. Kerri was a superb host, communicative throughout the process, and making sure the home was ready for our arrival. I can’t give the experience enough stars.

Peaceful and relaxing

Our group of 5 adults + 1 doodle loved our long-weekend stay at Kerri's property. The space is beautifully decorated, a ton of books to peruse, and plenty of space for all of us to sit, cook, eat, and spend time together. The property is very clean and has everything we needed to cook a big feast for my husband's birthday dinner. Our little dog loved running in the snowy back yard. Kerri was quick to reply to any questions and emailed to check in on us upon arrival. We also enjoyed the bottle of wine and our dog love the treats!

Lovely Cottage and Beautiful Setting

We are so grateful that we found this gem of a cottage for our recent stay in the Northwest Corner of Connecticut. Part of its appeal is certainly aesthetic; and while we didn't know how four adults would adapt to sharing one full bath and a half bath- that turned out to be a non- issue. When we weren't on the go, we took refuge in the cozy and lovely interiors and truly loved sitting out on the back porch that overlooks a great expanse of green that led down to the small lake in the distance. Highly recommend the back porch for breakfast and pre- dinner gathering. Thank you for generously opening your home to strangers. What a great gift to us. Pam, Jake, Blair and Caro
