The house is perfect for people coming in for weddings, family or friends get-togethers, get-away weekends, sporting events, holidays, or U of A related events.
It's a single story house, so all the bedrooms are on the ground floor. Two of the three bathrooms are en suite and have walk-in showers. With only two steps up to get in the front door, it's an ideal house for those who don't want to have to deal with stairs.
I've been renting for 11+ years and have never charged a cleaning fee. Most 3-4-5 bedroom properties charge anywhere from $100-200 extra for cleaning, on top of the rental rates, VRBO fees, and taxes. I try my best to provide a great hosting experience with every possible amenity provided for my guests, and at a reasonable price with no separate cleaning fee.
Regarding popular wedding venues: The Botanical Garden is a 5-7 minute drive from the house, Sassafras Springs Vineyards is a 10-15 minute drive, Stone Chapel is a 10-15 minute drive, Pratt Place Inn and Barn is a 15 minute drive, and Dickson Street with it's many churches and reception venues is only 10 minutes away.
The neighborhood is a quiet tranquil established neighborhood comprised mostly of retirees and empty-nesters, with a handful of families thrown in. The U of A campus and downtown Dickson Street entertainment district are just 7-10 minutes away (lots of Uber and Lyft here in Fayetteville), while it's just two minutes to a Whole Foods and a Starbucks, and only seven blocks to a Harps grocery store. Texas guests will appreciate that there's a Whataburger and a Chuy's just three minutes from the house. Fayetteville's biggest park, Gulley Park, is two blocks to the east of the house and easily accessible with the neighborhood's sidewalks.
Completely renovated in 2006, the house has gorgeous real hardwood floors, an open floor plan, a 250 sf covered patio and a 200 sf open air patio. The kitchen is fully stocked with glasses, plates, cookware, silverware, serving platters, barware, entertaining pieces (cheese boards, lazy Suzans with serving bowls, etc.), and every imaginable cooking device and utensil. A highchair and stroller are also available for guests' use.
The living room has a Vizio 47" smart TV. My guests need not worry about slow wi-fi speeds, slow downloads, etc. due to a lot of people in their group simultaneously being online as I have a high capacity ATT Fiber internet set-up that can easily handle large groups' wi-fi needs. The living room sofa pulls out to a queen size sleeper with both memory foam mattress and mattress topper.
Three bedrooms have king beds, the fourth a queen. The linens are high end 800 thread count. The master bathroom includes a deep walk in shower and a big jetted tub. All the beds, the pull-out sofa, and the air mattresses have mattress toppers to provide extra cushioning for the comfiest sleeping experience. Each bedroom has an alarm clock with a USB port for charging cell phones etc, ceiling fan, ironing board and iron, heavy supima cotton robes with slippers, and much more.
