The condo is in great location a little south of the busiest area of Kailua Kona bay. Less commercial but still very convenient. It has a great ocean/pool view. The condo is spacious with a sink in master bedroom which provides additional convenience. Checkin and checkout very easy. We enjoyed it very much.
Great location . A small condo complex which makes a nice relaxing quiet setting no loud music or partying. Kitchen is well stocked thanks for having containers to store left overs Beach towels chairs and a cooler. Clean,bed was comfy loved the heavy blinds to block out light at night.Would recommend to my friends
Perfect place to stay. Thecsunsets were gorgeous, and we had the best spot to watch. The mornings were just about a good, seeing the sun come up and watching surfers out before it was light enough to see. Just perfect!
This condo had everything we needed and more! It was well stocked, had a good location, and was so enjoyable. The sun sets were beautiful to watch every night!
The location can’t be beat - close to Kona and right in the ocean with an ocean view. The unit itself is fine, nothing great or special beyond the location. Not a lot of privacy as it’s situated right along common areas at ground floor. Good array of kitchen equipment. The pool is nice.
Downsides/minor irritations: property management never responded to texts and calls (about possible early check-in). Also for an 8-day stay, we were given 1 roll of toilet paper, 1 kitchen garbage bag, and 1 bathroom garbage bag.
The condo had everything we needed. The view is wonderful. We watched whales from our deck every day. The bed is very comfortable. The kitchen had everything we needed. We would stay there again!
We loved having coffee and breakfast while looking at and listening to the ocean from the lanai. Also a perfect spot to watch the sunset with a glass of wine.
We really loved our stay here. Although not right on the ocean we were so close we could see and and hear the surf. We enjoyed the lovely garden outside the living room and the screen windows at the bottom of the wall made the room feel airy and connected to the outside. The property was very well maintained.
Our one complaint, and it is minor, is that there is no full length mirror.
We stayed at this property for five days in September ‘23 and it is exactly as shown on the website. The location is on the main road through Kona, which was extremely convenient. The condo has extras such as ice chests, chairs, beach mats and includes a full kitchen with all the necessities. On-site washers/dryers. Easy check-in and out. I highly recommend it and would stay here again.
We loved that this was not a big resort. It’s a great location right on the ocean with a small oceanfront pool. The waves are breaking right outside your door. Beautiful sunsets. Parking is right there-steps from the condo and the condo is shielded from the the road noise. We would stay here again for sure. Being a second home owner and a frequent traveler to Hawaii we do have a few suggestions.
- There is barely any place to hang things like towels and wet bathing suits. It would be super easy for you to add ample hooks in shower. The shower is certainly big enough.
- Also need more hooks in bathroom and bedroom. There is definitely wall space to do so and it’s a simple add.
- 2 luggage racks would be good since there are usually 2 people and two suitcases.
- Clean sticky appliances-most all the appliances we used were sticky and I had to clean them before using.
- The black fan was disgusting and totally covered in a thick layer of dust. I had to clean it before using.
- Mattress is terrible-not a huge investment to get a decent mattress. Try a Casper!!
- Spots on door mat inside front door are gross, making a bad first impression.
- Need soap dish by sink in bedroom and towel bar.
- Chair cushions outside dirty. Had to sit on a towel.
- One of the rocking chairs in living room seems pretty unstable
Good things:
- Kitchen well stocked with all the essentials.
- Appreciate foil, ziplocks, salt/pepper, teabags, coolers, beach mats, maps and guide books, pool towels.
- On-site property manager very nice.
Mahalo for a great time in Kona. We stayed for 5 nights before moving on to the Volcano House for 2 nights and then Waikoloa for six nights.
Well located and maintained condo. Property is small but has all required amenities. Amazing sea views right from the porch/lanai. Good for couples or small families.
Great location and condo! The apartment was cleaned as well as the property (except some dead cockroaches around the paths - probably because of insecticide). Also very quiet place, you only hear the waves and not the traffic from the road. We had a great stay!
This property is further south of the hubbub area of Ali'i Drive, yet within relaxing stroll or ride to conveniences nearby: Ali'i Marketplace, Da Poke Shack, Sadie Seymour Botanical Gardens, etc. The condo has a well-equipped kitchen and air-conditioned bedroom. Although dated in its furnishing, the patio which overlooks the pool is where we spent time relaxing, dining, and being entertained by the sight and sound of the ocean. It is a quiet, simple, and very enjoyable place for the price. We will definitely be back. Aloha.
Quiet and peaceful location which is exactly what we were looking for. We listened to the sound of the ocean waves and enjoyed the view. Kitchen is well equipped and we appreciated that.
The property was clean, quiet, and secure. The view of the ocean was amazing each and every day from the lanai and back sliding door. The property managers were friendly and available for any needs and kept the property pristine. The villa was clean and updated. Had a problem with the shower on the next to last day of our stay, in which, the shower valve broke. One of the shower doors was missing. Instructions on the TV controllers. Couldn't get any local channels or national news channels. The location to downtown was manageable. I would suggest some way to distinguish the turn into the villas. With a nighttime arrival, it was difficult to find in the dark. (Maybe a flag, colored light, or other distinguishable marker) Thanks for a peaceful and enjoyable stay.
P.S. It would be nice to receive a discount for the last 24 hours, since the shower was broken and not repaired until after we left.

Off on the wrong foot
My communication with the property management company was very poor. Prior to our trip and on the day of our arrival, there were unreturned phone calls. As well, management should have known that the garbage disposal was not working. There was no response at all from the switch and the sink drained slow. The large pot and bowl under the sink should have been addressed before our stay.
After we got into the condo, the first thing we saw was a laundry basket filled with dirty linens. There were also some pieces lying on the floor of the bedroom so we couldn't know if the cleaning had been completed. I took pictures and sent to Craig. As we were getting ready to go out for the evening, a woman came to our door, the owner of the housekeeping company, to see if we needed more cleaning. By that time we were settled in and didn't want to be disturbed. The area rug in the bedroom and bedspread are in need of cleaning.
We did appreciate the lush landscaping of the property and the small number of condos so the pool felt very private. The interior furnishings and artwork were well-chosen with an island vibe. We used the lanai for hours a day since we didn't feel compelled to do the usual tourist things; we had owned a home there until recently.
Richard and Brenda, the on-property managers, were friendly and helpful. Richard came to our rescue when an alarm began going off after we had been there about a week. We couldn't figure out what was making the noise or where it was coming from. Someone had removed it from the wall and placed under the bathroom counter!
The buildings are old and the salt air has taken a toll. Our condo had some updating done to the kitchen and bath but there is much that shows age. The rooms are good size with the exception of the bathroom which is very small. There is a vanity in the bedroom which was nice for another sink and more counter space.
Would we stay there again? I don't think so with so many other options along the coast.
The view was amazing. Nice quiet complex with onsite manager who is very helpful and friendly. The grounds were well kept and the pool is small but pristine. About a 1.5 mile walk to Kona downtown.
Great little condo, with all the amenities you need for an extended stay, and a dedicated parking spot. The entire set up of the property is perfect. A great little pool to enjoy, and the view is unbelievable. The pictures I took from our balcony look like a postcard.
The only negative, if I have to get picky, is the clarity on the A/C...there is a window unit in the bedroom, and that's it. The rest of the condo has windows that stayed opened for the length of our visit.
That being said, I would stay there again in a heartbeat. You can't beat the location, the view, and the facilities, and it's priced very fairly. I would recommend Kona Riviera to anyone, and I'm looking forward to our next visit.
