Welcome to the centrally located White Rose Ranch + Annex!! The main house, annex & yard were completely gutted and renovated!! The renovation took a little over one year and was completed in March 2018. The home is now available and is perfect for families, groups, brunches/BBQs/dinners, and parties (VENUE FEES APPLY). We are 5 min from Hwy 880, within 30 min of all 3 major airports (SFO, OAK, SJC), 5-10 minutes from major shopping, dining & entertainment, 15 min to Facebook & Tesla headquarters, 10 min to Aqua Adventure Park, 20 min to Levi stadium & 30 min to Stanford, SJ convention center, & O coliseum. We have free ample parking on a large corner lot, a generous driveway, and RV access.

The White Rose Ranch has been modernized and optimized for both small and large groups such as families, business groups, athletic teams and small events like family reunions, bridal or baby showers, birthday parties, rehearsal dinners, corporate BBQs/dinners, small weddings, etc. The home was specifically designed to meet the needs of guests travelling in small or large groups who still want that luxury home away from home feel. We have also specifically designed our backyard for entertaining and can host up to 50 guests.
The home boasts new laminate flooring, marble and quartz countertops, carrera marble backsplash, custom Shaker style wood cabinetry with soft close drawers, brand new stainless steel LG appliances, large flat screen TVs in all rooms with a 65" Samsung flat screen in the living room, high speed internet/WiFi, premium cable TV with hundreds of channels and free on demand movie options, a Blu-Ray/DVD player, brand new furniture/fixtures, new high-capacity LG washer/dryer and a spacious backyard oasis with new patio furniture, a new Jacuzzi hot tub, a Weber propane grill and ample, free on- & off-street parking including RV access! The entire perimeter of the property is monitored with security cameras for additional safety.
The main house can sleep 10 guests and has 3 bedrooms/2.5 bathrooms. The main house is is 1400 sq ft and is priced at $350/night + $200 cleaning fee for up to 10 guests. If there are more than 10 guests* (or if you simply want the extra space), you will be required to rent the Annex (*groups consisting of more than 13 guests will also incur extra guest charges of $50 per guest per night). The Annex is an additional living space of 400 sq ft with an open studio floor plan that is directly connected to the main house. It provides another bathroom, 4 additional beds (1 full size, 2 twins and 1 sofa bed), and comes with its own living room, small kitchen and washer/dryer. We have this unit listed as "The White Rose Annex." The White Rose Annex is available for an additional $135/night + $75 cleaning fee. Again, groups of more than 10 guests MUST rent the Annex and groups of more than 13 guests will have to pay extra guest charges. Please inquire for further detail. If you opt not rent the Annex, we reserve the right to rent it out to other guests. The backyard space and jacuzzi spa will be shared space between everyone on the property. Please be respectful and courteous. All guests must observe quiet hours between 10pm-7am.
The entire home is professionally cleaned after every guest.
Please note that all events/parties require a minimum two night stay + Venue fees. Events of 30+ guests may be required to rent both the main house and annex.

Guest access
Your group will have access to the entire home and yard which is shared with guests in the Annex. The Annex is available to those who opt to pay the extra charges to rent this unit in addition to the main house if it is available. If the Annex is not rented, it will be locked and off limits.
The Jacuzzi hot tub has room for 7-8 guests and is available for your use. It comes equipped with a Bluetooth enabled speaker that you can operate with your smartphone and alternating LED lights. Please place the cover back on the hot tub when not in use. As with any body of water, please have direct adult supervision of any children who may be in or around it.
The Weber grill uses a propane gas tank and is also available for your use. Please be courteous and clean the grill after using it for future guests.

Our home and yard are available for parties and corporate events. The property can host up to 50 event guests. We have hosted small weddings, ethnic ceremonies like tea ceremonies, birthday parties, family reunions, bridal showers, baby showers, and corporate business dinners/BBQs.
All parties/events REQUIRE:
1. Prior approval by the homeowner
2. There may be an additional refundable damage deposit required depending on party size, host's age, etc. Please inquire.
3. There is a minimum two night stay in at least the main house ($375/night + $200 cleaning fee). You may rent the Annex as well if you wish to sleep additional overnight guests that number greater than 10 people ($135/night + $75 cleaning fee). If you are renting both units, we will apply a $50 discount to the Venue Fee.
4. Venue fees apply for all events/parties/gatherings. Fees are assessed based on the total number of guests expected to be on the property. This includes the number of guests staying overnight and invitees. Please inquire for further details.
5. ABSOLUTELY NO UNAUTHORIZED PARTIES/GATHERINGS/EVENTS. You will be asked to immediately vacate the premises, forfeit the remainder of your reservation as well as your refundable damage deposit of $2000. Guests visiting the property who are not spending the night are subject to the same house rules as our tenants and are expected to not stay past midnight without prior consent by owner. Unapproved visitors who or visitors staying past midnight without prior preapproval will be considered additional overnight guests and charged accordingly.
6. Events of greater than 30 guests are required to hire an onsite maid to help with property clean up and maintenance at $25/hour for a minimum of 3 hours.
7. We are very strict on our policy of NO MUSIC or LOUD NOISES including LOUD CONVERSATION on the back or front patio after 10PM. NO EXCEPTIONS. If you plan to have a DJ and dancing, a dance floor must be rented and placed on the grassy area. NO MOVING PATIO FURNITURE TO MAKE ROOM FOR A DANCE FLOOR.
8. We do not guarantee that there will be propane in the propane tanks for the BBQ or for the firepit tables. Please use at your discretion. It will cost roughly $20 to fill the propane tank if you wish to use it. Whatever is left in the propane tank was likely left over from previous guests.
Interaction with guests
Flexible check in times with our keyless entry system - Kevo. Check out times are generally firm at 10AM in order to ensure proper cleaning and turnover for our next guests. This may or may not be flexible. Please inquire if you need additional time to check out. We are readily available by phone or text message any time of day or night. We have been super hosts for a while now and aim to please!
