About this property

2 bedroom 3 full bath beachfront villa, brand new king sized bed in the master bedroom, king sized guest room as well we have a queen pullout couch in the upstairs great room.
Our villa located 4.5 miles north of San Pedro in the mata grande area, it is beach front, only 75' from the waters edge.
We offer free wifi, cable tv, mid week maid service provided for stays of six nights or longer, and 2 double kayaks
for your exclusive use. Arrangements can be made for additional kayaks if you like.
Upon arrival to the island you can take either taxi, boat or a rented golf cart directly to the villa.
Our home is one of 5 privately owned villas known as Caye Villas.
We have a large 20’ x 40’ freshwater pool to rinse off after a day in the ocean or to just lounge and catch some sun. Newly added outdoor shower garden!

A small boutique market (Winey Gringa)is located nearby as well several restaurants in the immediate area offering a wide variety of cuisine.Contact information for all is in the guest book in the villa.
Our on island property manager can assist in making any arrangements you like for snorkel, dive, fishing and mainland trips upon your booking.

Beautiful Island Getaway!

The property was exactly as described, and the property manager, Damian, was fabulous! He was incredibly responsive to any of our questions and made a point of checking in with us almost daily to see if we needed anything. Our family loved being outside of San Pedro, where it felt more quiet and relaxing, but still having easy access to San Pedro, Secret Beach and a wide variety of restaurants on the North Side of the Island. It was also great having the Scuba Daze dock a short walk away, as we loved the snorkeling excursions out to the reef! At the end of the day, it was awesome to come back and take advantage of the pool, the outdoor spaces or just play a game! It was a wonderful vacation!

Spring Break Stay

We just returned from a stay in Belize at Coco Caye Village. The villas was very cute and comfortable. A crib was provided for our 18 month old. The grounds are well maintained and the pool is large and nice. We would definitely stay there again.

This property was the perfect place to stay in Ambergris Caye. The house itself was spacious and beautiful, Charlie and Michelle were helpful in organizing our transportation to and from, and the caretaker Damian, as well as Vladimir (security guard) and Ampera (housekeeper) were very friendly. 10/10 would recommend to anyone, and would stay here again in a heartbeat

beautiful home away from home

It was a beautiful home, 2 bedroom, 3 bath, and a pull out couch. The kitchen was equipped well. Right on the beach. The caretaker, Damien, was very nice, and efficient with any answers and help. The owner was very nice, and responded quickly to any questions. He paid for a taxi to take us there upon arrival. I would recommend this rental if you are looking for a quiet, yet beautiful home.

Tropical paradise

It was worth the bumps in the road to Coco Caye Villa. When we arrived, we were in heaven. The location is awesome, peaceful, and beautiful. The owner, the caretaker, and the security were top-notch. The kitchen was well stocked, with everything you need for adults and kids, from ceramic dishes to plastic cups. There were plenty of towels, and the bed was super comfortable. We were truly spoiled since it was just the two of us, but it could comfortably fit 6. The porch and balcony were also super comfortable and the hammock was amazing. Can't beat the view and private beach. We hope to come back one day and bring our adult kids and grandson!

Great Family Getaway

There were 5 of us that stayed at Caye Villas (myself, my husband, our 16 year old daughter, young adult son and his girlfriend). The communication from Charlie prior to the trip was very helpful, especially given that we had never been to the island before. He was very proactive in helping us arrange transportation to the villa and golf carts for our stay, making it a very smooth and stress-free process. Scuba Daze Dive shop was right nextdoor and we did several trips with them. They were very competent and friendly. Our daughter completed her open water certification with them. Its a small shop, so has a very private feel. Highly recommend! Damian was wonderful and we enjoyed our conversations with him. We had a few maintenance issues that he addressed right away and always with a smile. He provided guidance on transportation and local restaurants and even helped coordinate Thanksgiving dinner for us prepared by Ampara which was delicious and memorable! The property is well appointed. We used the available sea kayaks to paddle out to a small reef and did our own snorkeling and saw nurse sharks and mantas! The property is located to a number of small restaurants. We really liked the Truck Stop (great food, music, and games). The small grocery around the corner had a great selection at very reasonable prices, better than driving to the larger grocery 15 minutes down the road. The property is beautiful and feels like a home away from home.

Great vacation house

What a stunning property! The house is beautifully decorated and very spacious. The beds are super comfortable and having 3 bathrooms in the house is a huge bonus! The property manager Damian is one of the kindest and most helpful people we’ve ever met. And Rocky the dog was really fun to have around. It does take a while to get into town so plan accordingly!

Fantastic Stay!

Coco Caye villas were magical. Perfectly situated so that we felt nestled in our own private sanctuary, but not so far from restaurants/groceries that getting to and fro took forever. The villa was clean and cool and had everything we needed. The grounds were a dream, including a pool and a sweet dog named Rocky who would take affection, but never demand it. The owners always responded immediately to my questions, gave wonderful suggestions, and, when we arrived, had someone lead us to the property so we didn't get lost. The grounds keeper was equally kind and attentive. I highly recommend Coco Caye Villas!!

Most hospitable vacay ever

We had an amazing time at Coco Caye. The ease of getting there and the accommodation were top notch. Damian and Rocky were the best and most helpful with booking excursions with the best outfitters and in house massages. We had the most relaxing time. Property is clean. And beautiful. The waterfront dock was performed laying on to watch the stars at night. We would definitely book here again!

We had a great time at Caye Villas. Damian was amazing! He was super helpful, very friendly, always meeting our needs right away. The villa was spectacular! The upstairs balcony was a perfect place to enjoy some down time. We will be back!

Caye Villas 2024

Loooved every minute of our week in Paradise. Coco Caye does not disappoint. Service and accommodations were impeccable. Damien, Rocky, Vladamir, Amparo, Janice and Kris made sure all needs were anticipated and taken care of. Clinton and his crew at Ali Mermaid were lovely and so many memories were made. 10 stars out of 5!! Thank you for an incredible week. ❤️ We will definitely book again!!

Oceanfront Tranquility

Just returned from being spoiled all week at Caye Villas. The property was stunning- beautiful units, lovely big pool, palm trees and white sand a few steps away from the ocean. Our unit had a full kitchen, perfectly working AC, comfortable beds, and cozy couches inside and out. The porch overlooked the ocean and the cool ocean breeze made a perfect spot for lounging. The inside and outside showers were simply luxurious. Damien and other staff were responsive and friendly, easily there for anything you may need. Housekeeping and laundry was available often, and we felt safe and comfortable in a quieter area of the island. A note on the area- it is a bit hard to see on the map, but it is a 20-30 minute golf cart ride from town/airport/dock. This makes it quieter and more remote and beautiful, but just remember that golf cart travel is a little more rugged than car travel. :) Nevertheless, exploring the island via golf cart was a fun experience. The friendliness, the hospitality, the kind hearts of the Belizean people were something I will never forget. It is truly one of the kindest places I've ever been to in the Caribbean, along with the best ocean life. Stay here to be wowed by both.

We had a great time at this property. Great location, house was very nice and comfortable. Had a couple small issues with the house and they were handle quickly by the on site caretaker. Felt safe at night with the nightly security guard. Overall a great trip and can't wait to go back.

Great Spot

We loved staying here! Damien, the caretaker, was there to greet us, take care of our luggage and help us with anything we needed during our stay. The property owner was responsive to any questions we had about transfers from airport, golf cart rental, and suggestions for restaurants and grocery shopping. The unit is well maintained and very quiet. We will be back!

Wish we could have stayed longer

We absolutely loved our time at Caye Villas. I wish I would have booked for longer, 5 nights was not nearly enough to enjoy this slice of paradise. Damien the caretaker was so friendly and helpful. The property was perfect for our family. We loved the pool and the ocean steps from the door. It is defintely not close to town, so we had to plan accordingly with grocery trips and meals out. We booked a half day fishing trip right out our front door with Scuba Belize and that was a definite hightlight for my boys. We woudln't hesitate to return again and stay for longer than 5 days on our next trip. Thank you for sharing your villa with us.

Caye Villas Vacation Stay March 2024

As echoed in previous reviews the listing and description of property were spot on. To us (two couples, 50 somethings) the location of this villa on the property was the best. VRBO will only let me write a few paragraphs so here are the highlights. Pre trip communication with owner (Charlie) was great. While onsite Damian was very helpful and got us anything we needed. Rocky the guard dog was awesome! When someone would walk down to the beach area he would follow them and make sure they made it back to their villa then guard their door for a little while. Never bothered you for loves but did enjoy getting brushed, someone left us a dog brush at our front door. Damian recommended using Clinton at Ali-Mermaid Adventures, they were awesome. Did a whole day with Eddie "Lover", great tour guide and made us some epic fresh ceviche. They will custom fit your excursion into anything you want or need. Rented our cart from Isla Bonita Cart rentals, great guys and very responsive to questions/challenges. Caye Villas offer everything you could want or need and start you off with a package of coffee, a couple of mugs and some hot sauce. Two restaurants are extremely close to villa, Comida Rey and Tropical Escape, we ate there multiple times! Also, the Winey Gringa is a small party store with the basics and is right next to Comida Rey. The Villa is laid out well, comfortable and provides a great home base. Do not hesitate to book!

Ambergris Adventure

From the moment we arrived we were treated like family. Our schedule changed on the fly with Tropic Air and the golf cart company our host had scheduled us with made the necessary adjustments and met us at our arrival time. The property manager, Damian, took really good care of us and we became friends. The property itself is beautiful and well taken care of. The location is awesome because it is peaceful and there are plenty of restaurants and stores within a 5 minute drive. If you want to go to San Pedro and experience that you are close enough to drive as well. Clinton handled our excursions and we snorkeled Hol Chan and booked a trip to the mainland where we went cave tubing and zip lining. Everyone we dealt with was happy and enjoyed their jobs. The experience at Caye Villas was awesome! We will definitely be doing it again!

Loved every minute!

Nestled away from the bustle of San Pedro, this hidden gem made our entire stay truly magical. From the start to the end, the experience was exceptional. Damian, the caretaker, went above and beyond, ensuring our needs were met. The entire team was not only responsive but also incredibly accommodating. Conveniently located next to a dive shop, organizing excursions was a breeze. Just a short walk from there, we discovered an excellent restaurant at the Hidden Jewel hotel—highly recommended! With the poolside and beach at our disposal, both kids and adults enjoyed leisurely afternoons, often accompanied by Rocky, the friendly guard dog. Evenings were filled with the pleasure of diving into a collection of books and games provided at the villa. It was a truly relaxing vacation that exceeded our expectations.

Paradise within paradise

My partner and I stayed two weeks at this villa and it was perfect! The view every morning was gorgeous and drinking coffee on the patio was relaxing. The villa was emaculate and the bed was extremely comfortable. Damien was very helpful and attentive. Having Vladimir and Rocky on site was reassuring. Our snorkeling and mainland tours were fantastic! We booked with Ali Mermaid Adventures and we will book again when we come back. We absolutely loved staying here. The location was perfect for us and it had all the amenities we wanted. We will be back!

AMAZING TRIP

We had the BEST TIME! Friends and family trip - the staff did everything possible to make our trip perfect! Helped with golf carts, tours, and recommendations on things to do in the area. The house was better than expected, wouldn't change a single thing. Can't wait to go back!

Outstanding family stay

We had the best 5 nights at Caye Villas, and we were all just saying we wish it could have been longer. Clean and comfortable, great views and excellent amenities (Wi-Fi, pool, laundry service and bottled water included). Damian keeps the property superbly manicured and took care of anything we needed. Helpful and friendly staff and security. Ali Mermaid adventures (Clinton and family) provided an unforgettable day out exploring nearby snorkeling and wildlife experiences (seahorses and sharks were favorites!). He also helped arrange parasailing which was thrilling. The villa is slightly farther from downtown shops and stores to go in every day, and a golf cart is definitely needed. But it made it more peaceful away from loud bars and constant golf cart traffic noise. So much to explore here on Ambergris Caye!

Amazing week away

Highly recommend staying at Caye Villas if you want to be away from the hustle and bustle of San Pedro. It is back off the road and hidden by lush tropical plants. We hummed the theme to Jurassic Park every time we turned into the property and went through the tunnel like drive. The property is very beautiful. Damian does an amazing job of keeping the grounds pristine. The view from the balcony is like something from a postcard. The house itself stayed very cool and is comfortable with everything you could possibly need except shampoo. The owner asks that you turn off the A/C when you leave the property and trust me, the mini-split units only take about 5 minutes to cool it right back down so do help them save electricity. There was a pretty strong storm our first night and the security guard was on duty through it all, making sure the property was safe. Damian was at it first thing in the morning, picking up debris and raking the sand. You will not be disappointed. We are already making plans to go back!
