This Texas Hill Country gem is situated on 6 secluded acres just minutes from San Marcos and Texas State University. Invite your family and friends to join you in this unique property nestled in towering oaks featuring a Texas-sized deck that offers some of the best hill country views in the state. Built to entertain big crowds, the house features 4 bedrooms with 3 king sized beds and 1 queen bed. Additionally, there are 2 pull-out couches which offer plenty of sleeping space for your family and friends. Also included are 3 full baths, family room with massive fire place, den/study, kitchen with breakfast nook and formal dining room and plenty of parking for all. The water supplied to the house is from a filtered well from the Edward’s Aquifer.
Bring your camera to capture memories of your family and friends next to the alien spacecraft (a popular attraction featured in the San Marcos Newspaper!) or just enjoying the serene setting of the expansive deck overlooking the hill country. And don’t forget some of the local attractions just a few minutes away including:
- Downtown San Marcos and the San Marcos river (a fun, quick tube float for the little ones!) 4.5 miles - New Braunfels is just 30 minutes away as is Gruene – home of one of the most famous Dance Halls in Texas and some great dining and shopping - The World famous San Marcos Outlet Mall is a 15 minute drive - Austin is 30 miles to the North and just a quick trip up I35 - The Circuit of the Americas Race Track is just 30 miles Northeast
We find most people get to the inviting house in its tranquil setting and just want to stay at home and enjoy making memories with family and friends in the ambiance of the House on Cox Hill. We don’t have many rules but here are the musts: Must be at least 25 years old to rent. Must not have more than 16 guests at any time. Must not smoke in the house. Must have a great time and call us if we can do anything to make your stay memorable and comfortable.

Great place, inside and out. host handled issue in a timely manner. Got to see the beautiful sunrise from the deck. And got to see some deer on the property.
Came to visit our TXST freshman. Close proximity to campus, yet still out in the country feel. Great back deck for conversation. Well stocked kitchen. Such cool metal art all round the property.
Cox Hill House was cozy, clean, spacious and relaxing! We came to visit my daughter and brought our dog too! All the rooms were big including the living room where we enjoyed visiting and watching a movie. I love that there were two tables- one which we ate at and the other played a game. My favorite part was sitting on the hanging swing with my daughter while the dog trotted around freely. Memories were made!
Property is really comfortable with vast space and good equipment in kitchen and outdoor deck. Furniture is something dated but works with the country state style. Parking space needs improvements and asphalt entrance can be improved. Place is very good for groups of family and friends and not far from San Marcos. We had a good experience and will return in a near future.
Great house lots of space. Needs a clean or new carpet in the upstairs room. Very musty smell but a filter was brought in and helped. We enjoyed our stay and will consider staying there again.
You step in the home and you are stepping into your grandma's house! It's a beautiful home that has aged well. There are other homes on the property, but still very private. They have the home week stocked and there is plenty of space for at least 12. Very convenient to San Marcos, University, stores and restaurants.

Very nice and spacious house. Needs cleaning and some updates; (kitchen pots and pans need replacement; closet areas need more organizing and housekeeping; some furniture needs dusting).

Unfortunately, time did not permit us to utilize the decks properly. Wonderful seating areas to have a morning coffee or an evening cocktail. Not a five-star hotel but it’s a great place for a large group at an exceptional price..
The experience at The House on Cox Hill was absolutely Awesome and Memorable! We chose this house for the Views, Seclusion, and for amount of space it provides. From the moment of confirmation of booking, the hosts were amazing; they answered all my questions in a timely manner and was able to change dates so that we could be there early!
House is absolutely Beautiful, with plenty of room. You walk in and feel at home, and the balcony with view is amazing. We are all ready making plans for the next retreat and will be staying at the House on Cox Hill ❤️
It was well stocked with paper goods, kitchen tools/pans. blankets and pillows.. The DECKS were amazing and we spent lots of time out there! One toilet clogged very easily but we were able to handle it thanks to the plunger. the bathtub is cool. the grounds are pretty and very convenient to TXST. Carpet in hallway and bedrooms was kinda gross, but overall it was a great experience!

Had a fun weekend with a group of friends. This house suited our needs perfectly. Not a deal breaker, but if I could change anything, I would update carpet and de-personsalize from prior owner. Loved reading some history of the house though. Overall great experience.
This place is in a very nice location. The porch was gorgeous and it was large enough to fit everyone comfortably. You can tell it's a nice family home. It could use some updates/renovations to the carpet but overall I would highly recommend.

What to expect
The place is very dated. Carpet has stains from dogs all over. House smells of mold and dog pee. Upstairs air conditioner had mold growing in it. Master bathroom had toilet leaking, previous renter notified them. Lets say slipped and fell from leak. Back porch railing is unstable dont lean on it. Had to search for paper towels and toilet paper. Linen closets were a mess. so locating extra towels and linens was so much fun. Air conditioner kept turning back to 80 degrees continusly. Fridge had mold growing in seals around doors. Trash compactor was filthy and smelly. No extra bags for tradh compactor. Bathrooms did not have hand soap. No dishwasher soap anywhere. I could go on. For the price a paid for 2 nights plus cleaning fees it was not worth it.
The house is charming and gives one the feel of the country while being located very near town. I chose it because of the back deck with a lovely view, the four bedrooms and three bathrooms. It was perfect for our group.
This house has soooo much character! It is really a great place to stay. It has plenty of room and everything you need to cook and function. It felt like home to us. Scott was so helpful and answered all of our questions quickly. We will definitely be back😊
The property sits on the side of hill offering great views from the large deck with gas fire pit and lots of chairs/tables. Inside was roomy, if somewhat dated. All beds were comfortable with ceiling fans. Kitchen cookware and linens are in need of replacing with pans scratched and dented and old hotpads. Toilet paper was in short supply and no extra paper towels were provided. A few lamps didn't have working light bulbs. Exterior lighting is minimal at night, so bring a flashlight. Washer didn't want to spin clothes, but would go off balance. The location for our needs offset much of the negatives.
