Our in-house Chef Chari is a wonderful cook and has received numerous rave reviews praising her fresh, authentic, home style cuisine. Our hosts, Felipe and Chari can shop, prepare, cook, and serve meals for you; freeing you for a relaxing and stress free vacation in paradise.

Uniquely, we charge differently than other villas, charging only a modest service fee service and you only pay for the actual food and drink you want. We provide all the services of an all-inclusive experience but also offer clients flexibility with with half-board, select meals, pre-stocking or do-it-yourself board basis options because one size doesn't fit all. In fact, with the thriving culinary scene in Tulum, most opt for a mixture of select meal service, do-it-yourself and dining out.

VILLA MANAGER/CONCIERGE
Our Villa Managers/Concierge, Jorge can assist you in coordinating transfers, meals (including your welcome meal), in-home massages, activities/excursions. They are your go-to for local information! They are based off-site but will usually greet you within 24 hours of check-in. He is available by email or cell phone (WhatsApp) before and during your stay.

Get away from it all!
The owner, Jesse, was incredibly proactive with sharing info ahead of time and responsive when the need arose. I really appreciated him!! As others have mentioned, the house caretakers Chucho and Chari are incredible. Highly recommend eating all meals at the house! The decor and layout of the house are just gorgeous and we enjoyed all the decks and palapas. My only important tip is that if you are there in the Fall (like we were) the road to the house is very challenging. We saw multiple cars enter the Reserve and then turnaround because of it. So don’t plan on a lot of back and forth to town at this time of year. All reports from locals suggest that this is the time of year where it is a real issue so spring break and summer travelers should be better off!

Fantastic property
I really needed to decompress. I did a lot of searching for the ideal place. I wanted something fairly private and isolated but not too far away from civilization. This was it! The property is fantastic, I especially loved the upstairs terrace. I was there the first 2 weeks of March. There was miles of beach to walk. The beach was clean and well maintained. There was little seaweed. The last couple days I was there there was some in the water. Chucho and Chari took great care of me. I did not have to go into town at all if I didn't want. My only regret is that I could not spend the rest of my life there.

Casa de los Pelicanos - Wonderful family vacation
Perfect location just inside the Sian Ka’an reserve south of Tulum and the Tulum strip. Arrangement and booking was easy and plenty of info from the owner. Easy drive from Cancun passing through Tulum where you can stock up at the local Chedurai supermarket, pass through the Tulum strip with some great restaurants and into the reserve. Three generations and 9 of us spent the Christmas vacation and it could not have been better. Weather was fantastic, beaches unbelievable and the house was perfect with beautiful furnishings and plenty of room inside and out. The on-site staff looked after many of our culinary needs and cooked some wonderful meals, kept the house tidy and provided endless supply of beach towels. Enjoyed fishing and snorkeling trips as well as snorkeling and diving in the cenotes. Perfect place to watch sunrise over the sea and sunset over the lagoon and the stars at night!

AMAZING!
What an incredible experience we had staying at Casa de los Pelicanos! We totally loved our stay in this spacious beautiful home. The beach was especially fantastic. The grounds keeper kept it so nice for us and we enjoyed the nice shade structure provided by the owners. Truly a tropical experience unparalleled by no other. We had no trouble booking and the website pictures were so accurate. Thank you so much!

Incredible, Paradise like stay in Tulum. Perfect!
Our vacation was a family trip to celebrate our 25th anniversary. The house was spacious and met our needs perfectly. Loved the private beach and grounds! Bedrooms very nice. The house staff kept up with us and our needs with 5 children. They prepared a delicious breakfast and a perfect dinner that we thoroughly enjoyed and appreciated. We felt taken care of everyday. Made sure we got to our fun excursions. His recommendations for activities were spot on! Always smiling! This area of Tulum is amazing-so much to enjoy!

Fabulous Vacation
We just got back from the most enjoyable vacation we've ever had! The house had everything we could ask for and more! The beach was incredible soft sand and the water was crystal clear and warm. We have a ten and twelve year old and our friends have two children close in age and they kayaked and SUP'd (stand up paddle boarded) for hours every day! Chari's cooking was absolutely delicious and we ended up having six of her dinners and went out for only one. Once we had her cooking, we didn't want to go anywhere else! We ended up having Chari cook breakfast, lunch, and dinner every day and the price was very reasonable, only about $1100 for eight of us for a week. I would highly recommend this villa to my friends and we will definitely be coming back soon. Thank you so much to the owners for hosting and helping us have such a memorable experience!

Check for seaweed first...If no seaweed at all, I would give a 5 stars review...
To be honest, this is one of the more difficult reviews to write. The house is beautiful, isolated, but really well equipped. Housekeepers are the most valuable point, by far...(unfortunately, Chucho's car was stolen in the area a few days before we arrived, so we needed to drive for groceries most of the time) The owner is always reachable and friendly, and the property manager too. Our experience... The seaweed was present from day one until the end of the stay (9 days). And let me tell you this, its not just "some seaweed"... its a lot ! If you are the unlucky guy that have to experience this, forget about the wonderful pictures you see in the website and try to find some other beach to stay for vacations. Again, this has nothing to do with the house, or the owners but....be aware...really aware...if you book really in advance, you will take a risk. This house is paradise but only if the ocean stays as you see in the pictures, because if the Sargassum is present...any other place will be better for you. Think that this guy, Chucho, spent more than 3 hours a day trying to clean the beach...which is impossible... I have some photos I'd like to share with anyone interested. I want to also say that the owner (he was not obligated to do it) gave us a kind of compensation (equivalent to less than one night of the 9 nights we stayed) but we could not agree as this is kind of legal interpretation vs common sense. Anyway, no hard feelings. Conclusion: The house is awesome and if Mother Nature is with you, you will have a blast, you will experience real paradise (try to avoid the hottest season) and have fun at the beach...If you see seaweed is present, avoid the area, save some money and postpone the trip. May be its just a bad season and the cristal clear waters are now back again and will stay most of the time ..who knows the global warming effect, right?

Beautiful property!
My husband and I booked this location for our honeymoon. Driving in to the property you go through a cute little part of town with inviting restaurants and boutiques and beautiful ocean views. When we arrived the friendly staff had a delicious dinner prepared and the house itself is breathtaking! The view from each window was serene and the interior is well kept and homey. You can watch the sun rise over the ocean and set over the lagoon from the roof top! We spent some lazy days at the private beach and other days filled with adventure from fishing, kayaking, zip lining, and scuba diving. The staff made up fresh ceviche with the fish we caught! We had such a wonderful experience staying at this property and will definitely be returning! Thank you Casa De Los Pelicanos!

Casa de los Pelicanos was absolutely perfect for our group.The house is more spacious than can be imagined by the photos.The bedrooms were magnificent with fantastic views. The kitchen was fully equipped with all you need andwe loved the BBQ. Close enough to town, shops, restaurants etc. We had a wonderful stay, and wish we could have stayed longer!

Great stay, everything as described
We had a wonderful vacation, loved the property, enjoyed the quiet. Views from the roof were terrific. Saw very few other people on the beach. Was windy for several of the days of our visit, which resulted in quite a bit of seaweed on the beach, but the caretaker and his nephew worked hard to clear it each day. Cooking was straightforward, fresh and good. All in all, a very relaxing break, in a great property and fabulous location.

My friends and I had an amazing time at Casa de los Pelicanos...
My friends and I had an amazing time at Casa de los Pelicanos. We went for my 40th birthday and everything was seriously perfect. ALL of the bedrooms are very spacious with very well appointed bathrooms. This made it easy assigning rooms as everyone had a special space of their own. The public spaces have so much space and give you a lot of options for hanging out, relaxing, playing games, enjoying food, and whatever else you could desire. Having the gorgeous deck overlooking the ocean was extra special. The beach is absolutely beautiful with sand you only dream about and the water was crystal clear. We swam out to the reef and there is a great spot for snorkeling with coral. We had SUCH a good time and I sincerely hope to go back and stay again. The hosts, Chucho and Chari, could not have been more accommodating - from doing grocery shopping, to cooking, to making suggestions in the area. Having some Spanish conversation skills certainly helped with this :) I researched forever before deciding on Casa de los Pelicanos. I can save you a lot of time - just book it! You will be so happy you did :)

We recently returned to Casa Pelicanos for a week of bliss. This was our third trip to this perfect, secluded piece of paradise. This is truly a “get away from it all” type experience. We had a group of two families with young kids - kids and adults alike had a wonderful time. We spent most days relaxing on the beach, under the palapa and on the porch while the kids played happily on the beach and in the water. The caretakers are lovely - we had them prepare our breakfasts and dinners most days - a huge treat for the parents not to cook all the meals! The villa is well stocked and laid out - clean and fresh and situated right on your own beautiful beach. There are some great adventures to do for day trips (cenotes, fishing, ruins, shopping and eating in Tulum) but we were so relaxed and happy at the villa that we could barely get ourselves to go anywhere else. Can't wait for our next trip to Tulum!

Casa de los Pelicanos is a place like no other. We visited this paradise with a group of friends earlier this year. The property is just south of Tulum, only a couple of miles into the biosphere. While the beaches, restaurants and amenities of Tulum are only a short drive away, Casa de los Pelicanos feels like your own private island and there's little reason to leave. The expansive beach, beautiful and natural landscaping, and uninterrupted views are beyond compare. The house was very nice, clean and well taken care of. Electricity and hot water were never an issue, and wifi was reliable as well. Nearly all of our time, however, was spent on the enormous white sand beach...sunning, swimming, beach games, etc. We ventured to Tulum twice for lunch, but all other meals were prepared by the gracious caretakers, Chucho and Chari. We arrived quite late our first night, and not only did they bring in our luggage and answer our questions, but they had prepared a wonderful meal for us, as well. Throughout our stay, they were always available to answer questions, run into town or help in any way. Every morning, we awoke to coffee, fresh fruit, yogurt and cereal. In the evening, delicious meals were ready for us when requested. They also accommodated the dietary restrictions of a few people in our group. If there was anything else we needed, they were happy to make a trip to town to pick up food, beverages, etc. All in all a great stay at a great property. Thanks!

Pelicanos made our vacation a dream vacation
I don't even know where to begin. Casa Pelicanos made our vacation a dream vacation. More than the amazing home, the amazing caretakers Chucho and Chari made life so simple. Don't get me wrong, the home is more amazing than the photos and every inch of it is very well maintained inside and out. If you're lucky enough to get one of the 2 upper master bedrooms I recommend sleeping with the windows open. When it gets dark, it reveals the stars and you feel like you are sleeping in a planetarium... AMAZING. I agree with all the reviews, the cooking is better than any restaurant. Hands down the best pico de gallo I've ever had, which was made fresh every day for our large family. If it's not on the menu, just ask, they can more than likely make it... like my craving for ceviche. We went fishing one day and Chucho did all the cleaning and Chari cooked them up 2 different ways. I wanted to treat the kids to lobster on the last day, and YUP, fresh caught lobster arrived. In short, the level of service is as good if not better than any five star resort. We were also lucky enough to be there for turtle hatching season, so if you can somehow plan your trip for that, it truly is an experience of a lifetime. In short, take it from someone who reads all reviews and writes many on tripadvisor, this place is all that and more. And, yes we gave them a great tip when we left, and they deserved every penny of it. We will absolutely return... if they'll have us. Haha. Te amo mucho Chucho y Chari y gracias para todo.

My husband and I visit Mexico
My husband and I visit Mexico often but this was our first time bringing our two girls, ages 8 and 5 and our best friends with a boy and a girl about the same ages. First of all, the pictures do not do the house justice! Upon arriving at the house we really didn't know what to expect, you turn off the main road and drive down a jungle road. As we walked up the stairs and entered the living room, we were amazed at the panorama of the most beautiful blue water we have ever seen. At first look we felt the view couldn't get any better than this and then our oldest daughter came running down the stairs telling us we need to go up to the roof, the views were even more amazing! Needless to say we spent as much or more time outside on the terrace and beachside deck eating breakfast, lunch, and dinner or simply napping and enjoying the Caribbean breeze than we did in the house. Jorge, the house manager, was great. He met us at the house after arrival and gave us a thorough walk thru making sure we had all of our questions answered about the property and surroundings. Our oldest daughter is in her 4th year of Spanish and enjoyed talking with Chucho and Chari, our hosts. Chari was kind enough to handle our laundry needs for the week (we of course tipped her appropriately since that is not a part of her daily chores) and she made us breakfast, lunch, and dinner if we wanted it. We really have no negatives about the property or the staff. It was a very fun and memorable week!

This is a very lovely home
This is a very lovely home and we were glad we stayed there. The daily housekeeping and good internet speed were bonuses that we didn't expect. The beds were top of the line, the air conditioning worked well, and the kitchen was very well laid out. We spent a lot of time on the beach, and we walked the beach every morning. We rented a car in Cancun, and the owner sent us an email discount from Hertz that saved us $500.00. We used a VISA card for the car rental, and waived the insurance; VISA covers the car completely. Call your VISA card provider to be sure that they cover it. The owners are very conscientious. We would definitely stay there again.

The villa was very clean and the owners responded to all of our questions & concerns immediately. They arranged snorkeling and fishing trips, picked up by boat on the beach right in front of the villa! The villa was exactly like the pictures but even better. I would recommend anyone to stay here.

We really enjoyed staying
Staying here was great! Wonderful view on the roof top to watch amazing sunsets. The rooms were spacious and accommodated all 8 of us. We really enjoyed staying at Casa de los Pelicanos Tulum. It was an amazing luxury beachfront villa and we were pampered with Chari’s delicious meals.

Great Experience
Rarely, does the actual experience match the pictures but this time reality exceeded the pictures! It was clean, neat, and a perfect location. We had seclusion but only 10 minutes away to wonderful restaurants. Would definitely recommend to anyone staying in Tulum that wants true luxury.

House is impeccable and beautiful
We just came back from Casa de los Pelícanos. The place is absolutely beautiful. Alan and Valorie have decorated the place with such great taste and dedication. Each detail makes the house perfect. Chari and Chucho keep the house very well maintained and extremely clean, and they cook delicious food. From the roof of the house you have the ocean to the east, and a lagoon to the west, all in the same place, amazing. The beach is long and empty, nature at its best, nothing but different colors of blue ocean and white powdery sand. We took a night walk on the beach and saw two turtles laying their eggs (we were lucky enough to meet two men hired by Flora and Fauna that knew absolutely all the details about the turtles that come to this beach, and what can and can't be done when you see them come out of the sea or laying their eggs, so it was a like a private tour...). How incredible is that. The only thing we would recommend is to stock up on food and drinks, because the next grocery store is about 30-40 minutes away (the road to the house is not paved, since it is in the Sian Ka'an Biosphere (in Maya this means door to heaven, which is kind of true...) a protected natural reserve, which makes it the unique place it is). If you are thinking about resting and absorbing nature this is the place to be.

Fantastic vacation with family
My husband and I invited our three sons and one daugther-in-law to spend a week of family time here in Tulum. We absolutely loved the villa. We opened the door and were impressed with the spaciousness and openness of the living area, dining, and kitchen. Perfect for a big group. The indooor furniture was comfy. Our family loves to be outdoors so we loved the covered deck. It had a dining table, another table, and a variety of seating options including Adirondeck chairs, sofas, and chaisses. There are some special lighting options indoors and out. There was no need for air conditioning except for the downstairs room. The fans and wind made for comfortable tropical temps. The bedrooms were equipped with lots of closet /storage space, excellent lines and mattresses,and views, The view from our shower was incredible---a palm tree and ocean or looking the other way, a deserted beach. Shampoo and soap provided. Each bedroom was private and if one family member got up early, the others didn't hear a sound. The road is close to the house. At night, i estimate two or three vehicles passed by between ten and six. Birds will start chirping at six am prividng a natural alarm clock. Beach: gorgeous. The water is warm, sometimes with waves, sometimes calm. Most days, we could look up and down without seeing another person. We never needed the beach towels provided by the villa. The staff rakes the seaweed off the beach. If you walk either north or south, you will see lots of weed and plastic garbage. When the wind died down, we snorkeled off the beach and saw turtles, rays, fish. Highly recommend having Chari and Felipe cook for you. Their meals are better than what you would get at a restaurant. We enjoyed their dinnners every night. On their night off, we went into the hotel zone and had a mediocre dinner. We rented a car, mainly because there were six of us, we had luggage, and we went into town several times a week for scuba diving. I would have been happy staying at the villa without leaving the entire week. Bottom line, we would not hesitate to rent this villa again.

What makes this property unique

The beach is private and secluded. Clothing is optional.

Just a short distance from the house is a Mayan lighthouse. This lighthouse was used for night fishing hundreds of years ago to exactly pinpoint the location of a cenote in the lagoon where bountiful fish awaited. The Mayans would light a small fire in the lighthouse and when lined up directly in the line of sight of the fire, they would be directly over the cenote.

Our live-in staff, Filipe and Chari, are there to cater to your every need! If pre-arranged, they will await your arrival with a welcome meal. Our staff live in separate quarters on the property (affording you privacy) and provide 24 hour security.
