Villa Cipresso is a lovely Villa that sits on a hilltop in the unspoiled countryside between Todi and Orvieto. The house is situated at the end of a private road and it is gated and fenced-in, ensuring maximum privacy and safety. It is part of an extensive Family Estate. The house has been fully restored using old terra cotta floors and beamed ceilings, There are 3 bedrooms and 4 bathrooms, a fully equipped kitchen, large dining room and a sitting room with TV and open fireplace.

In front of the house, facing the valley, there is a patio with a dining table. Next to the pool a loggia with comfortable garden furniture and barbecue. It creates the perfect outdoor dining area, a very special feature is the original pizza wood oven.

Views from the swimming pool are of the classic countryside, hillsides, forest and the ancient village of Collelungo, providing twinkling lights at night.

Villa Cipresso is conveniently located near Todi, Orvieto, Spoleto,
Assisi, Gubbio, Siena, and Perugia. Easy day trips can be arranged
also to Rome and Florence.

The food scene is really unique: you can buy your groceries in local organic farms or small shops, and also the Restaurants are really attractive (please ask us for the list !)

The owner of Cipresso will be happy to inform you about all the Art and Food Festivals that take place during your stay, as well as things to do or small towns to visit.

VERY IMPORTANT INFO:

1) Pets are welcome, but please inform us about the breed of your dog before booking the property. Aggressive breeds are not accepted. Please also note that there is a surcharge of 90 euros per pet per week (to be paid in cash upon arrival). The owner of the property has 2 Maremmano Sheppard dogs. Their names are Wadi and Roma. The two dogs are super fiendly and used to the presence of guests and other dogs. They are locked up during the daytime, and free to wonder around the property from 9PM to 9AM.

2) The road, in some parts, is steep, and in gravel, so make sure you will be driving the right kind of car: Fiat and Volkswagen are perfect. Audi and Alfa Romeo, not really. In any case, the best option is to have a front wheel transmission, or a SUV, or a 4x4

3) Central Heating and A/C are an extra cost. There are meters and the cost is the pure cost of energy. No mark up. Also Firewood is an extra cost

4) The pool is open from Mid - May to Mid - September, depending on the weather conditions

A true Umbrian Gem! We will come back this summer!
If you are seeking for a beautiful traditional landhouse in Umbria with a pool, this is it. The house is flawlessly maintained, with a lovely terra cotta floor, a large kitchen, four bathrooms, two large tables (indoor and out), numerous hideaways in the shade, drinking fountain water, a massive fenced yard (our dog was in joy), and much more. Despite being rural, the house has everything you need for a long weekend or two months. The landscape around the property is isolated, with many vineyards and olive producers, but you can buy everything you need at markets in the small towns surrounding Baschi. Mario and his wife are extremely nice hosts who answer to any question or request instantly. Important: The last 400 metres to the house are steep and rocky, but a typical automobile can handle it. We drove the driveway every day and were true professionals within a week :-).

I ve stay there with Familly 3 kids and dog - ideal place up to 6 persons with very big 2 terraces living room is consisting of 2 connected rooms and kitchen. Very big and clean swimming pool - water quality checked daily by owner - Mario. With Mario advices you can explore Umbria safely - if You need anything lockst oliv, wine, pasta or truffles Mario can help and organise. Mario can also offer cooking we tried home made fettuccini, lasagne and pasta. Plus eGs with truffles yummy. This place is great for biking - ideal is elective bike. Secluded and difficult to reach house
Unfortunately, we had to end our stay after one day, as the access for our car (VW station wagon with all-wheel drive) was not reasonable. The path is full of potholes and sharp stones, so it was an ordeal for the driver and the car. To get from the house to a normal street, you need 20 minutes at walking pace. We didn't find it particularly clean in the house and it had some very large spiders that even came crawling out of the kitchen cupboards. There were also several dead large spiders in the pool. Since my wife has a spider phobia, we had to cancel our stay after 4 hours. When we asked to reimburse a certain amount, we unfortunately received negative feedback, although we had not used the house and therefore it did not have to be cleaned. The contact was very friendly before, but after our renewed request for a refund, we simply did not receive any more feedback. We find this approach absolutely not OK.

Absolutely relaxing
Super located accommodation in the middle of the fantastic Umbrian landscape. Absolutely quiet and relaxing. Nice pool and enough space for four to six people. Contact with Mario at any time and always friendly. Surrounding places can only be reached by car, but always an experience because of the many beautiful views. The driveway to the property is rather unsuitable for lowered cars.

Best Holidays Ever! Amazing Villa
I went with my family for a week in October, and I can´t recommend villa well enough! The location is just magical, Breathtaking! The area is perfect for the kids. The house is stunning, big bedroom, very confortable and clean. But one of the best things is the Host. Mario, Can't thank you enough! He was the best host we ever had. He recommend us where to visit, best restaurants on the area, he organized horse riding for the kids. He even gave us cooking lessons!! Umbria is wonderful! Amazing wines! Love this place. We will definitely go back. xx

Pianesante dream
Stayed in Villa Pianesante with 7 friends and couldn't have had a better time. Great views, awesome grounds, great staff and a ridiculous amount of space in the villa. Mario helped us set up a few wine tours as well as a fantastic dinner in nearby Acqualoreto. He couldn't have been more accommodating! Highly recommended place if you're into, you know, having an AWESOME time in Umbria.

Wonderful
We had a wonderful stay at the lovely Villa Pianesante at the end of May. The most important thing to mention about our stay is the amazing hospitality and generousity of the owner Mario. We were 2 couples, 2 kids and 1 dog and we had originally booked our stay at the smaller Villa Cipresso, but Mario was generous enough to upgrade us to the huge Villa Pianesante because we were lucky to be the only guests that week. My husband and I are very interested in food and wine experiences and I bombarded Mario with emails and questions, both before and during our stay, and he always responded with excellent recommendations. He also arranged for us to receive a gift of delicous wild asparagus, just because they were in season and he wanted us to try them. This is just one small example of the incredible hospitality at Todi Castle, which is really what sets them apart from others. We booked the private chef for several meals, including a lovely welcome dinner on the day of our arrival as well as a pizza party for the kids. The pizza party could perhaps have been more hands-on with the kids, but again I think it is really more a question of telling them what you want. Please make sure to book massages by the pool, a great experience. We were also invited to have one of the dinners booked with the chef at the castle, which was an amazing experience with the dinner served in a medieval tower with a huge fireplace and an armor in the corner - the kids loved it. The villa itself is lovely, old, but modernised Italian style with a comfortable living room and lots and lots of space. It is huge. The kitchen could perhaps have been better equipped with some sharper knives and more bowls, but I think this is a common flaw in rental houses. We were impressed with the cleanliness of the house, considering the size. Everything was spotless. The grounds and views are incredible. The house is surrounded not by a garden, but rather a park with olive trees and wooded areas - and the entire property was completely fenced in which was perfect for us because of the dog, which could roam freely. The pool was beautiful, if a bit cold at the end of May when the season was just getting started. The villa is very private, but still centrally located for Umbria sightseeing and not too far from Todi, which is a lovely town. Make sure to have pizza one night at the pizzaria Rosa nearby, the best pizza I have ever had and homemade limoncello, wonderful. We certainly hope to be back at Tod

Biggest villa of the estate!!
We had a big come-together holiday with the family and this villa was just perfect! There was more than enough room for everybody, also to take some time for your own. With the big swimming pool, great nature and incredible good pure Italian hospitality, this was a holiday that we'll never forget! Thanks Mario and staff!!

Absolutely womderful! Hidden treasure!
TodiCastle is Magical! I joined some friends at TodiCastle for a week and loved it. Mario, Sabrina, Katrina and the rest of the staff made it a week to remember. Villa Piesante is an unbelievable 5 bedroom 5 bathroom private villa with it's own pool and spectacular view of the neighboring towns. You know when you pull up you are going to love it, then walk in to find the complimentary welcome basket and it's time to sit down and watch the spectacular sunset. We had dinner in the small town of Fiore at Rosa dei Venti twice and I swear it was the best pizza I have ever had, the other dishes were excellent also. We took day trips to Assisi, Florence, Spoleto, Todi and one of my favorite cities in Italy, Orvieto. If you are looking for any kind of ceramics, Deruta is only 45 minutes away. While some couples flew into Rome and came directly, others visited other parts of Italy the week before then came to TodiCastle to relax. Our final night there Mario hosted a delicious dinner in this beautiful medieval room with a giant fireplace. Mario was kind enough to give us a tour of the castle and we were able to see some of the rooms that are decorated with antiques and family treasures from all over the world... it's like a museum! I am recommending it to anyone visiting Italy and will definitely return. Mi Piace TodiCastle!!!

Villa Pianesante was clean and super well-maintained. Mario and his staff provided an excellent customer service. I would strongly recommend this property. There were plenty of activities, attractions and restaurants in the area. It was amazing. Go there ! Katy
