This beautiful wood-paneled cottage is nestled in the woods on a private 87-acre former Livingston Family Hudson Valley estate. Tastefully furnished and designed for comfort, the one-story cottage has views of the woods, Hudson River, Catskills and historic mansion. Expansive deck has outdoor furniture and a charcoal grill.
There are three bedrooms on the first floor; two with double beds and one single along with full and half bath. Well-behaved pets are welcome and have their own little door. Cottage has essential mud room, cozy wood-burning stove, skylights, marble counters, dishwasher, washer/dryer, and AC.
There is adjacent parking and a full-time caretaker on site.
Pet fee is an additional $100/pet for up to three days, $100 for more than 4 days.
You can opt to purchase Property Damage Protection from VRBO or leave a refundable damage deposit of $400.

We visited the area to view the fall foliage. The cottage located on a large estate was very quaint ,cozy and well equipped. The estate is well maintained and the views are truly spectacular. The proximity to historical sites and other points of interest was great.
The estate is stunning and quiet enough to hear the crickets all summer long. We had a wonderful time using the pool and checking in on the goats at various times during our stay. The cottage is thoughtful laid out and functional. We had a great stay. Thanks so much.
We spent a few days swimming in the pool and taking in the views from different aspects of southwood. The property is stunning! The buildings and grounds convey a feeling of timelessness. It is a truly special place and we thank the hosts for sharing it with us.
We had such a wonderful time at Southwoods. The property was incredibly beautiful, the view, grounds, animals, and especially the pool were just perfect for us to have a relaxing week. The host and groundskeeper Alex were VERY attentive, and any issue we had they would respond right away. (There happened to be a LOT of rain several nights we were there and they proactively came and brought a generator just in case the power went out!) Alex even came to help the kids feed the goats and was always making sure the pool was clean. We had a wonderful time and hope to come back soon.
The cottage is cozy and well appointed. The property itself is stunning. The views are truly magnificent. We've stayed upstate many times and this was the best view by far.
Dana was a responsive and helpful host. In my dream world we can come back and stay in the main house one day.
My daughter and I were truly enchanted by this property! Sipping wine in the gazebo watching the sunset over the Hudson is not to be missed, nor is a visit or two to the goats!
We enjoyed staying at this cottage. For us, the best part was the beautiful and interesting historical location which we had to ourselves. The river views, including the resident bald eagle (!), were great. The pool is very beautiful, with river views and a Buddha statue, but we found the pool surface to be unusually rough (it cut our feet) although perhaps this was being repaired. We arrived during a rain storm and the house was damp, but fine. Overall, this is an interesting place to stay, with many nice nearby towns and sites.
The grounds are beautiful and peaceful. The pool, overlooking the river and mountains, was terrific. We spent many hours there. The cottage was perfect for our multi-generational family with a full kitchen and a charcoal BBQ. Everything was clean and orderly upon our arrival. The hosts made sure we weren’t lacking for anything. We highly recommend this venue and wouldn’t hesitate to return.
The cottage is located in a huge estate right on the Hudson. The property is magnificent. The pool overlooking the river is sensational. Unhappily for us, and everyone in the North East this 4th, the weather was terrible. Could have happily spent hours a day swimming and reading by the pool. Dana Perry, the owner, is wonderful. The cottage is very pretty, and the architecture interesting. And there is so much new and interesting going on in the towns around the property.
Lovely place to escape the city! We had fire first night when it was chilly and enjoyed cooking in both nights. Thank you for having grill available! Beautiful spot and so many interesting places close by.
We had a great time here. The cottage was both up-to-date and a little rustic. Lots of light through skylights and windows. So nice to have morning coffee looking out over the Hudson to the Catskills, past the main house, listening to the birds. The goats were adorable, the drive, lawns and paths gave ample opportunity for walking. Close to Tivoli, Rhinebeck, Red Hook. Owners and caretaker live on-site, so easy to contact if needed. Would definitely stay there again.
Amazing & Beautiful Weekend Getaway from the city!
This cute cottage is a perfect getaway from the city. Only a 2 hour drive from Queens. You’d never know this even exist because it’s on a private estate on the Hudson! The views of the Hudson from the gazebo and pool are unreal. Don’t miss both sunrise and sunsets. Our two well behaved dogs loved the property, they ran around everywhere and even stumbled upon a few friendly dogs on the property. There were renters in the mansion, so we could only use the pool during the day until 2 and then anytime after 6 in the evening. We did run into a renter during the day and the owners son during the evening, but it was no big deal. We cannot wait to come back soon!!
Beautiful pool, grounds and view of the river. The cottage is a bit on the rustic side, but it more than met all of our needs. Easy driving to all the charming little towns in the area helped make for a very pleasant stay.
We really enjoyed our stay at Dana's property. The grounds are beautiful and well maintained and the view of the Hudson is magical. We had fun meeting the baby goats (the mom's and dad's, too), as well as the horses and Dana's two super friendly dogs. The swimming pool was an added bonus. Dana and her family were very welcoming. Would definitely stay again.
My sister, cousin and I had a comfortable and quiet weekend at Southwood Cottage. The estate grounds were beautiful and located along the river. We enjoyed both the privacy and close proximity to Germantown and Tivoli. I will be recommending this property to friends.
I can’t begin to describe how beautiful the grounds are. Watching the sun set over the Hudson from the gazebo was a highlight, but also memorable were relaxing on the cottage porch, cooking with our family in the well-equipped kitchen, and visiting the animal pens.
We can’t wait to come back!
This cottage is set in an idyllic, historic, absolutely stunning property. The accommodations are quaint but comfortable, and all the requisite amenities (outdoor furniture, grill, etc) are within arms reach. If the walk to the pool doesn't put you in a state of piece, the view from the pool of the hudson will. What a gem!
We enjoyed our time at Southwood Cottage. The views are quite lovely. Spending time at the pool/pool house was such a treat. The cottage is fully equipped and very comfortable. Dana was very responsive. We would love to return.
This is a lovely cottage on a truly unique estate that sits directly on and above the east bank of the Hudson River, the preferred side for beautiful sunsets. The owners, who live in the main house across the way, are very warm and and extremely interesting, Dana was kind enough to give us a tour of the house which has a long rich history. It's a very short drive to Tivoli and another mile to Bard College. We attended graduation at Bard this year and it all worked out perfectly. We have stayed in many places in the environs of
Bard- I wouldn't look any further than this beautiful cottage and estate.
We are the second generation to inhabit this magical 87-acre historic riverfront property, purchased in 1969 from descendants of the Livingston family of Clermont. Original Livingston Estate is now Clermont State Park, just 1/2 mile away. We maintain several long and short-term rental houses and host events in the mansion area in addition to raising livestock, operating a wood mill and maintaining several flower and vegetable gardens.
