If additional space is needed, 117 Gulf Shore Drive W. and 117 Gulf Shore Drive E. may be rented together for a total of 10 bedrooms and 10 bathrooms. Please note this property is available for families and adults over the age of 25. Please do not inquire for a student spring break group. The HOA does not allow golf carts in Gulf Trace.

*From January 3-24, construction will be occurring on the outer wall of the EAST side of our property. While we are unsure if disturbances will occur, please note that there is a possibility guests may see or hear construction during this time.

Sparkling blue beaches…. sugar white sand…. blissful sunny days. It all awaits you at 117 Gulf Shore Drive - West. This vacation home is built right on the sand in the residential enclave of Gulf Trace - just off 30A in Grayton Beach. With 2900 square feet, our home offers five bedrooms, five bathrooms, and is roomy enough to comfortably accommodate up to thirteen guests.

No need to rush to get to the beach – you are already there! Take time to sit on the balcony and enjoy watching the kids play in the sand. With 80 feet of beach frontage, there is no better beach location. So come prepared to build a sand castle and bask in the sun!

Designed with family enjoyment in mind, our main level offers an open concept living and kitchen area. New LVP flooring and new furnishings invite you to relax and enjoy your beach experience. The kitchen features granite countertops and stainless appliances, and is fully stocked with everything needed to prepare meals for your stay. For the chef in the group, there is a BBQ grill on the balcony. The living area offers plenty of comfortable seating for everyone to enjoy movie entertainment on the large flat panel HDTV television. Complimentary WIFI is provided.

Each of the five bedroom suites offers a private, full bathroom. There is beachfront balcony access from two of the bedrooms. For your convenience, a full laundry room is located on the main level.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

Perfect location and beautiful beach
Great location and beautiful views. Well appointed kitchen, clean house and great communication with property management. The beach has been privatized so we did struggle a little with beach services, there is an exclusive chair company (that did a great job) but had to figure out SUP boards and kayaks differently than we have in the past.

Literally on the beach
Great location, close to all our favorite restaurants, clean well stocked appliances and kitchen supplies. Bathrooms were big and spacious. Beautifully decorated. Only criticism would be lower level bedroom was basically a cot looking bed and super small with shared lower level bathroom for guest. Upper bedroom’s were superb with beautiful views. We were very comfortable with 4 couples and if the other couple had come one would be disappointed with sleeping arrangements. Definitely would recommend and book again.

This was a fantastic place. We rented both East and west sides of the house the whole house we enjoyed ourselves immensely, and Rebecca with the Properties management company was one of the best girls we had ever dealt with. We want to thank them and also want to thank all the restaurants for feeding us so well such great seafood we had a great week.

We had gorgeous weather for our entire stay and never got in the vehicle the entire stay! So relaxing!The property manager was very responsive to our needs! They promptly responded providing a bbq propane refill and a new iron for us! They also very kindly delivered a few items to UPS to send to us that we left at the house upon departure! We all agreed this was the best beach trip ever and hope to return next year! Highly recommend!

Fabulous Girls Trip
We stayed in both sides of the duplex for a college girls trip reunion and couldn't have enjoyed the location or homes more. The beach is very wide and private and the home is well equipped and beautifully decorated. We loved the location near Grayton Beach.

Instructions regarding the TV situation would ease the learning curve for the tech challenged. The kitchen is lovely, but is lacking in barware/wine glasses for large groups. Also, there was only one large cooking pot that was not big enough for a shrimp boil. Many 3 qt pots, scratched and not in great condition. Our second day we discovered no heat/ac upstairs...due to broken heat pump. Wondered why this wasn't addressed before we arrived, as the batteries had been removed from the thermostat, so someone had to be aware of the issue. Rental company was very response to all of our issues, so that was a plus. We totally enjoyed the decorative fireplace as it was a cloudy, windy and cool week at the beach. The lovely large dining table and big sectional couch provided lots of lounging room for everyone. Best of all was the panoramic view of the prettiest beach around.

Just what we’d hoped for
Our priority was the view and access to the beach, and common area that would accomodate 12 people at one time. This house has an unobstructed expansive view of the beach and ocean - from the living room, kitchen, dining room, and 2 MBRs, and both balconies. The living room and dining table comfortably seated our party of 12 (we borrowed 2 chairs from next door) with the main floor balcony providing an extension of the LR area and the upstairs balcony (accessed by both MBRs) providing private space to read and nap. It’s on an uncrowded stretch of the beach and only one neighboring house is visible so it feels really private. We had my 83 year old Dad with us so it was nice that there was a queen bedroom & bath on the main floor (other 4 bedrooms/baths are upstairs). It looks like the unit next door is a mirror image of this one and we are already talking about renting both sides next summer so more of our family can join us! Also, the rental agency was very friendly and helpful with several questions we had during our stay.

My Vacation Was Ruined by Pet Hair.
My great-grandson suffers with allergies. The family room rug was covered with pet hair. We suffered with him for the entire stay. We are not pet owners therefore, the pet hair was there when we got there. I was upset. We all got covered in the hair.

Location was great! House lacked a great deal. No disposal, only 7 forks for house that sleeps 15, no liquid measuring cups, no food storage containers, no corkscrew. Chipped paint everywhere. Patio chairs so rusted that one was unusable. Duct tape on table top to repair cracked tile. One bedroom door so stuck it could hardly be opened, bathroom cabinet door off hinges. Rugs with no pads underneath making them very dangerous. Missing door shelves in refrigerator. No walk-in shower in any of the bathrooms. The location is so great that if the owner would just spend a little money to update, I would give it stars. As it is he’s lucky to get 2!

One of the doors leading to the beach was EXTREMELY difficult to open as the door was sticking and the door knob is a bit loose. One of the light fixtures fell and shattered. I called Beach Blue Properties to leave a message about the door and needing an exterminator to spray, but they did not return my call. Overall, I would stay there again, but it would not be my first choice. I think these small issues could be remedied pretty easily and with not much expense.

Fantastic friends weekend

Reviewer Comments: Overall, this is a beautiful house, sharing a wall with another similar house, but very discreet - We never heard any noise coming from the neighbors. Either they were very quiet, or the walls are soundproof.The pros:The house is right on the beach, a few steps from the beautiful white sand. The 2 condos share 1 staircase to the beach, but it was never an issue.We booked it Christmas eve for a last minute trip, and it was ready Christmas day, which I thought was impressive around the holidays.The house was clean, there were sample size shampoo/body wash/lotion/soap in every bedroom (there were 5) - just like in hotels. TV with cable in every bedroom also. There was a small dish soap bottle, salt/pepper, ample dishes/glasses/cooking wear/utensils. There was a sample size washing powder box on the washer/dryer. Each bathroom had 4 sets of towels.As other reviewers wrote, the mattresses are comfy. The water pressure is good in the showers, and the hot water was quick and strong.The cons:As other reviewers pointed out, there were small railings missing from the deck, where a small child could fall though. I found it disappointing that other people have pointed this out a few months ago and it still wasn't fixed.The door handles to the deck are falling off the doors. It was hard to open/close. This house needs a handyman to pay a visit soon. It shouldn't take too long, I'm puzzled as to why this wasn't done.There were no bath mats in any of the bathrooms - very slippery floors. I called the property manager to ask about them, they said they would bring some the next day but never showed. Instead, they came over to change the gas jar on the grill, and asked my husband about 4 times why we called about the gas jar if it was not needed, even though he kept saying we never called anyone about it...Overall, beautiful house, with minor repairs - needed for some time now - that can be done quickly. Great location, home is worn and needs repairs
The location of this house is fabulous, right on the beach and adjacent to a protected area for wildlife. The area is lovely and uncrowded, at least in mid-October. Be aware that the photo shows the full house, but you are renting half of a large duplex. The house itself met our family's needs but was nothing fancy and suffered a bit from needing some repairs and replacing worn furnishings. We were visiting at the end of the summer season, so that could be some of the reason the house and some furniture showed wear and the walls were scuffed, but the rusted, failing doorknobs on the exterior rear doors have probably been that way awhile. The mattresses are very comfortable in all rooms, as noted by our party, the kitchen was amply stocked with dishes, glassware, cookware and utensils, and the house was clean on arrival. If you plan on bringing an infant or toddler with you, be aware of some issues: there is not a baby crib available (bring your own), and there are missing slats under the deck handrail leaving a hole that a small child could fall through. Here are some things that we noted that need attention: TV remotes did not work for several TVs. Deck flooring was nailed (not screwed) down and nailheads were backing out causing a fall hazard, don't walk barefoot. Deck slats were missing under the handrail leaving large enough gaps that a toddler could fall through. Air vents were clogged with dust, and we had to change the air handler filter ourselves. Carpet on stairs and area rugs are worn and shabby, rugs are loose and curling around the edges.. The overhead fans do not work properly in some bedrooms, with only the "high" and "off" settings working. No night tables or lamps in three of the bedrooms (the downstairs queen, the bunkbed room, or the double queen room). There are two bicycles, but they are rusty and unrideable. There is a growing pile of abandoned chair frames, discarded toys and a rusty firepit at the base of the property stairs that needs to be removed. Broken toilet seat in king bedroom. Broken tile on deck dining table. These details may not be dealbreakers for some, and no one will be disappointed with the beach right outside the back door, but the condition of the house and some furnishings detract from its potential as a great destination.
