Public boat launch. Small town, quiet year round family neighborhood on Cassadaga Lakes. 3 minutes to Lily Dale - you can even kayak or bike there! Just 55 minutes from Holiday Valley Ski Resort. Bemus Point on Chautauqua Lake is a 20 minute back roads drive. Tarbox Road Recording Studio is a 4 minute drive. Property is in the heart of Amish Country.

WINTER MONTHS

This cozy house on the lake is stocked with warm blankets and you can snuggle up to the fireplace with mulled wine and hot cocoa with gorgeous views of the frozen lake. Snowshoes are provided for our guests! You can also cross country ski or take a day trip to 2 ski resorts (Peak n’ Peek or Holiday Valley). A beautiful way to spend a winter weekend out of the city.

KITCHEN
Kitchen is Fully Stocked. Samsung refrigerator with ice/water maker, Kitchen Aid convection range, LG dishwasher, septic-safe garbage disposal, industrial sink faucet, microwave, Cuisinart blender, 4 slice toaster, Kitchen Aid Mixer, Keurig Coffee Maker, cloth napkins, dish towels, dishes, baking dishes, variety of serving platters, knives, cookware & stainless steel flatware. Kitchen nook for morning coffee.

BEDROOMS
4 bedrooms and 3 full bathrooms. Sleeps 8 comfortably. Pack-n-play and highchair for little ones.

FIRST FLOOR BEDROOM
Queen bedroom with full bathroom & tub. This bathroom has a shower seat, grab bars and hand held shower head.

SECOND FLOOR BEDROOMS
Master Suite features King RH Leather Bed with Tempur-Pedic mattress, wall-to-wall modern carpeting, cove ceiling with recessed lighting, double sink vanity and soaking whirlpool jet tub.

Queen bedroom with Queen bed.

Twin bedroom with 2 Twin beds.

Both bedrooms share a large full bathroom with tub. Stacked Washer and Dryer in 2nd floor bathroom.

Each bathroom features custom cararra marble tile.

Separate dining and livingroom. Table seats 6, plus two wingback chairs for cocktails. Livingroom features HUGE sectional, TV, ceiling fan, electric fireplace, and amazing view of lake with access to front porch.

A small office off the front foyer is great for getting work done.

New private lakefront landscaping down to the waterfront with pea gravel beach area and firepit! Large driveway that can hold multiple vehicles. Large 4 car garage, 2 car parking pad and a covered patio features a propane grill and 2 large picnic tables for entertaining. Outdoor fire pit for evening smores. 4 kayaks, 2 paddle boards, 1 pedal boat, 1 child's kayak, 1 floating mat, 4 bikes and yard games. Large backyard!

There is a public boat launch available if you are bringing your own boat. You can dock tie up to our private floating dock!

CLEANING PROTOCOL

The Blue Oar has always gone above and beyond to ensure a clean environment for our guests including bleaching all white bath towels and bed linens, and sanitizing all bathrooms and kitchen with antibacterial and bleach cleaners. We also wash all duvet covers (these are the pillowcases for the comforters) between EVERY stay!
