Marvellous country house with independent dependance and private swimming pool is 1h driving distance from Rome and approx 2h from Florence.
The house is surrounded by a flourishing garden. The interior decor kept the typical charme of the houses in that area of Italy. The nice village of Sangemini is just 10 minutes distance. Many activities are possible ranging from horse riding to rafting to hiking, etc. Narni, Todi and Spoleto are nearby villages full of arts and culture.

Comfy house with Umbria landscape

It is a cozy house offering 3 large rooms and an extra large living room, partially powered by solar panels. A very nice pool with a view of a beautiful set of Umbrian mountains is a few steps from the house. House and pool are surrounded by a large garden having large oak trees offering freshness in the middle of the day. A 7kWh EV charging, also feed by solar panel energy, is available. Hosts are very carfull and warm. It's been a great pleasure for us to stay for a few weeks there.

Excellent stay in San Gemini

The house is on a beautiful spot in the Umbrian hills. Directly after being welcomed by Maura we felt totally at home. The pool, the garden, the house itself; all of this was simply excellent! We hope to return some day!

great holiday

We had an amazing holiday, the house, garden and pool, was exactly like on the photos, very nice and spacious. Area of Italy was beautiful. Mrs. Maura who welcomed us, was very nice and friendly, even she spoke Italian and we spoke English, it worked out fine.

Lovely clean and spacious villa

Thoroughly enjoyed the stay here. Villa, gardens and pool were superb. Really nice quiet, friendly area and easy to get to everywhere we wanted to go.

Magische villa op toplocatie

Van zodra de poort open ging, wisten we dat we op een magische plek gearriveerd waren! De warme ontvangst van Maura en de heerlijke salade die ze voor ons had gemaakt zorgde voor een heerlijke start van onze vakantie. De villa is super gezellig ingericht en de keuken is zeer compleet voorzien van kookgerei! Het zwembad, het uitzicht en de streek .. kortom een echte aanrader!

This property was even more wonderful than I expected!

As I drove down the long, winding drive, lined with olive and Cyprus, I knew I had arrived in a haven of peace and beauty. The house was charming in all of its typical rustic Umbrian style amd had everything we needed for our stay...even fresh fruits and vegetables from the vegetable garden. The view from the upstairs terrace and from the swimming pool was breathtaking at any time of the day. The people involved with the upkeep and general running of the place were discrete, charming and very helpful. We spent 7 weeks of bliss and are looking forward to returning!

Non è stata la vacanza che avevamo sognato

Il casale è molto bello come nelle foto ed al nostro arrivo Maura (custode) ci ha accolto con gentilezza e prelibatezze. Ma abbiamo trovato difficoltà con l'esterno della casa in quanto il giardino è molto grande e purtroppo non tenuto benissimo e con una recinzione vecchia che presentava molto buchi. avendo il cane abbiamo dovuto rattoppare a nostro modo questi buchi perché x ben tre volte il cane è uscito dalla casa, in più non siamo stati avvisati (pur avendolo specificato nelle richieste di prenotazione ) che vi era una custode e pure con due gatti. Vi lascio immaginare la dura convivenza nella vacanza. Altro cosa negativa avevamo chiesto uso esclusivo della casa ma purtroppo vi erano persone che entrano ed uscivano dalla proprietà a nostra insaputa e questo ci ha costretti a tenere legato il cane (anche dietro suggerimento della proprietaria) MAI Più. La proprietaria Tiziana non è stata molto professionale si è limitata a suggerire che se non ci piaceva la sistemazione potevano decidere di lasciare il casale (avevamo fatto 600 km x raggiungerlo) mentre ringraziamo ancora la Maura perché se il soggiorno non è stato proprio deludente è x La sua gentilezza. Non è stata sicuramene la vacanza che avevamo immaginato.....

Merveilleuses vacances

Nous avons passé deux semaines inoubliables dans cette magnifique maison qui correspondait à la description faite dans l'annonce. La maison est propre et confortable. 6 personnes y séjournent sans se marcher sur les pieds. Le jardin et la piscine sont bien entretenus et très agréables. Une table de ping-pong permet de se défouler. La présence discrète mais attentionnée de Maura (la concierge et voisine) et Albino (le jardinier) a été très appréciée. La région est magnifique et le village de San Gemini est tout proche. Rien à redire.

Un séjour trés agréable

Trés jolie maison dans un cadre campagnard et au calme. Nous avons pu profiter des installations qui sont entretenues régulièrement. Ce lieu de vacances est à proximité de nombreuses villes à visiter , ce qui permet de partager son temps entre "farniente" et visites A recommander ….

Charme et authenticité

Propriété fabuleuse, pleine de charme, aussi bien à l'intérieur qu'à l'extérieur. A l'intérieur, espace, confort, beauté des matériaux (tommette, céramique des crédences...), photos et objets de famille... Se dégage de cette maison une vraie chaleur de vivre (chambres, salon, cuisine, salles de bain - tout est parfait). A l'extérieur, grand jardin et vue dégagée, des arbres magnifiques (oliviers et chênes somptueux), des rosiers de toutes les couleurs, une terrasse ombragée qui fut finalement notre principale pièce à vivre, une piscine parfaite. Maison à trois kilomètres du charmant village de San Gemini. Situation idéale pour profiter de l'Ombrie et de ses charmes discrets (Spoletto, Amelia, Orvieto, Assise, Pérouse, le Lac Piediluco et ses villages... et Rome, à une heure de route). Je pourrai écrire des lignes et des lignes tant nous avons apprécié. Et la propriétaire que nous avons eu la chance de rencontrer la veille de notre départ est une femme absolument charmante. A ne pas râter ! On rêve d'y retourner !

Superbe

Grande et belle propriété, trés calme avec une trés jolie vue sur la campagne environnante. Maison vaste et trés agréable et parfaitement équipée. Excellente situation pour visiter la région.
