Newforest-holidaylets.com are delighted to offer this modern four bedroom three bathroom house, offering luxury living and a perfect base for exploring The New Forest and nearby beaches.

The house includes a cosy living room with two big comfy sofas, a wood burner and a 45” TV with Sky.

At the rear of the property there is a large open plan living area which has underfloor heating throughout with bi-folding doors that open onto a huge decking area and garden with kids play area.

In the open planned area there is a high specification kitchen with a american style fridge freezer & ice maker, wine cooler fridge, coffee machine, built-in dishwasher and oven.
There is also a comfy sofa with a 40” smart TV with Netflix, and a dining table that seats eight to ten people.
This leads into a downstairs cloakroom toilet and a utility room which has a washing machine and dryer.

Upstairs is the master bedroom it has a luxurious king size bed and TV. It also has a ultra modern en suite bathroom with a large walking shower and underfloor heating.

The second bedroom has a zip bed, it can be a super king size bed or twin beds.
It also has a beautiful Victorian fireplace.

The third bedroom has a double bed, bunk beds, and a cot.

The family bathroom has a large bath and a beautiful walk in shower with a rainfall shower head and underfloor heating.

The fourth bedroom is downstairs and has a luxurious king size bed with a sofa bed.
And a beautiful Victorian fireplace and chandelier.

Outside there is a huge back garden which is completely secure. There is also a big decking area with an outdoor sofa, outside dining table and chairs that seats 8, and BBQ. There is also a kids play area with a climbing frame, slide, swings and trampoline. It will keep them entertained for hours while you can relax.

The property has a gated drive which can fit three to four cars, you can also park on the road in front of the house.

Fantastic Property
We booked this beautiful house to accommodate our family whilst in the area for our Sons wedding. We were amazed by the space and comfort that offered us everything we required. A Family Wedding Get Together
A large well proportioned modern house in the amazing New Forest. The open plan kitchen, dining, sitting room was perfect for our group. The grandchildren loved the garden play area. We thoroughly enjoyed our stay.

Perfect family staycation
We had a lovely time at Jackie’s property. Great space for 8 adults and 2 kids and really well equipped for cooking and socializing at the house. Jackie was really quick to respond if we had any questions. Location was close to beach, pubs, biking and lots of other activities to keep us occupied. Would definitely recommend for a family trip !

Ideal setting.
Lovely property, situated in the New Forest with many walks a few minutes drive or walk away. Also perfectly situated for local restaurants and shops also just a short drive away. The house was large and comfortable and warm. My family loved it and even the dog enjoyed the freedom of the garden once the gates were closed, a really nice touch. Would happily stay again.

was even better than the first time. The young children (6, 5, 4, and 3) loved the garden and the play area. It's flat, safe and most of all they're able to have fun. The accommodation works really well for all of us and there's so much to do and see in the area. We're booking again for next year!

Amazing week end
We had a great time in the New forest and the house was perfect. We enjoyed the spacious garden, where we had all our meals and where the children played every minute they could. Each bedroom is very comfortable, the kitchen has everything it needs... It's very well located, close to walks, beautiful villages and the coast - as well as a very nice farm shop to get fresh food. Jackie was very welcoming and helpful. Thank you for this memorable week end.

Fantastic !!
There were 6 adults and 3 kids in our party and this house ticked all boxes. Well equipped kitchen, comfy beds, great to have Netflix to keep the kids entertained. Great big back garden with the good sized play fort. Fantastic house for family groups especially the Kitchen/Dining area as we could all be in there together so no one was stuck cooking on their own. Owner very helpful. Would highly recommend.

Couldn't be happier
The house was even better than described but the glory for us was the garden and particularly the play area. Our grandchildren 5, 4, nearly 3 and just 2, were out there all the time we weren’t out and about enjoying all the other attractions of the New Forest. Our daughter, who was over from Spain, said she had never seen her children playing so well and happily, and not needing any supervision.

Great house for a family holiday.
From the first communication the owner, Jackie, was very helpful and friendly. Went out of her way to make it a great Christmas and Birthday celebration for our family. The house is clean, spacious and very well equipped. The garden is large and great for kids. There are just a few really tiny things that would make it pretty perfect. Those being, a rack or shelf in the showers to hold your soap etc. And a small bin in the bedrooms. But like I say just small things. Thank you Jackie for helping to make our stay at Tenby such a good one. Happy New Year x

Nice house and pleasant area
We had a lovely week here in April 2022. The weather was exceptional which always helps, but the house was clean and tidy and mainly as expected from the images. The location was good for exploring around the area though you do need to travel for shopping etc if needed. All was expected though, looking at the map! The play area was a big help to entertain our children (7y and 18m) and there was enough space inside and out for the 7 guests to cohabitate easily. A few small niggles but nothing unexpected as things are regularly used so no fault of the owner who was excellent with her response and communication when needed. Information folder and a welcome pack was very well received as well.

Stunning!
My family and I, their partners and grandchild, all spent a few days in this stunning property. It is spacious, comfortable and very pleasing to the eye. The property is of a very high standard, just as the descriptions says and kept immaculately by the owners. The layout of the property is ideal for a family holiday. I would definitely recommend this property to a friend and even thinking of revisiting next year. Jackie was attentive and very helpful through out the booking process and during our stay. She answered all my queries and questions immediately. The welcome pack she provides is detailed and extremely helpful when making yourself aware of the surrounding area. There are many lovely places to eat out and the horse riding at Burleigh manor stables, highly recommended. Jackie suggested the Mill restaurant near by and it was a delight! A very satisfied customer, Edwina Ward.

Don’t believe the photos!
The listing promises a lot- a luxury house- but the property does not live up to this. The photos were maybe taken when it was newly refurbished? The reality is that now the property is very tired.. the leather seats peeling- mould in the shower & other places- sofa& beds have had the life kicked out of them and are grubby etc. Cleanliness and how worn out everything is were our main gripes. In the bathrooms the sink and toilet were cleaned- the shower not. There were crumbs on the dining room chairs… dog hairs under the table.. left coffee granules in the coffee machine which have caused mould in the machine.. headboard of the main bed in the main bedroom dirty… dog faeces in the play area.. the sheets looked dirty but I was assured that they were cleaned and that maybe bleach had been used which may have caused the stains, but the duvet and pillows were so old and used, it just gives one a feeling of „uncleanliness“ . The carpets weren‘t hoovered and extremely grubby- You can see a shadow where people have walked. The baby chair was dirty and ripped and the kettle falling apart. To Jackies credit she did replace these the next day. Communication with Jackie was good but we left a day early as we couldn‘t stand it anymore (and beforehand had nowhere else to move to!) and I asked for a partial refund which has been ignored. I only received a refund for the cleaning fee- after i chased.

Jackie was a very welcoming host and very responsive to messages when we booked at late notice for a party of 7, 5 adults, 2 kids. Her welcome was very warming and she left a lovely welcome basket of goodies for us. The house was beautiful and incredibly well equipped. The garden is huge and a really safe space for kids to run around. My two (7 & 5) really enjoyed the climbing frame and trampoline. We would definitely stay here again, thank you Jackie

Nice Property
A nice property, with a well equipped kitchen. Comfortable lounges with log burner and all the tv channels which pleased my son and son in law. Good proximity to the forest and local beaches. My only issue was we paid £50 extra for my daughter’s dog and the list of restrictions for her, were we thought excessive. But all in all we would happily stay here again, but perhaps without the dog!.

We booked this house primarily because of the children's play facility. This was our last family break away before my son and his family emigrated. I am also a holiday let owner . This was the most expensive property we have ever booked (Two thousand eight hundred pounds for 4 nights), and as such, we expected it to be top quality. Sadly, it fell short. Most importantly the play area (the reason we chose this property) was too dangerous to use. (broken rotting frame & jammed door on playhouse. The climbing frame, swing and slide ustable and unsafe. Other issues included Bathroom not cleaned at all with dirty laundry left in bedroom. Slip covers of dining chairs /bar stools grubby and marked. Sofa in kitchen dirty. The decking area overall dirty moss growing. Unwashed crockery in kitchen cupboards. Carpet on stairs grubby There were also a number of other smaller issues. I realise our experience was at odds with all other reviewers however it was a premium let and it ruined a very special break away for us all. Jackie the host explained it was a new cleaner, but the two hundred and fifty pounds refund given in no way reflected the disappointment we experienced. I hope things improve

Lovely house with a great children’s play area in the garden
This great family house Is an ideal base for exploring the area. There are a good selection of pubs in the area all a short drive away. The house is well set up for cooking meals at home with an outdoor seating area and a gas barbecue.
