*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
**Parking: 5 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

This beautiful six bedroom, four bathroom house, with forest views, located in Kingsbury Grade, is the perfect venue for your winter vacation. It is perfectly situated - a short drive to both Heavenly and the casinos.

Newly updated kitchen, carpet and bathrooms in 2020. The house is located in a quiet neighborhood and is very close to town. You will feel right at home here.

Phenomenal Home on Stateline

We had a group come together for a summer trip and this house did not disappoint. Spacious, large, plenty of amenities, nice neighbors, and SUPER CLOSE to all of the action by the casinos. We had other activities as well, and this was the perfect location to keep the drives to our activities at 30 minutes or less. You will not regret staying here.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The layout of the house was great for our family. The bedding, mattresses etc need to be replaced. The house was inundated with carpenter ants and the service did ther best to accomodate their removal but was not successful. The owner provided a one night discount. We did our best to overcome the circumstance and believe if these items were addressed the property woul be fine to rent.

A lot of problems,

First, we experienced carpenter ants and red ants all over the first floor. The property manager was in denial, no help. Next, the double bed box spring wood frame cracked while I was sleeping, I looked under the bed and it was being supported with books, this issue was never addressed. The second double had a broken wheel, therefore uneven sleeping, and no help from anyone. Carpenter ants are large and eat wood-like termites. And a big problem plus broken beds....no one cares. Very uncomfortable and unpleasant stay. We were 7 adults, and none of the guests will ever use world-class again. And I hope VRBO does something, unacceptable.

Our Annual Winter Tahoe Trip

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This is an annual vacation that we've taken with a group of friends for over 40 years. We have over the years stayed in the Lake Tahoe area and enjoyed it's close proximity to gambling, shopping and dining. This is our second year of staying with this home. We all have enjoyed the large family room which allows us the opportunity to sit together and watch tv; as well as the time to relax and enjoy each other's company. We have also enjoyed the large kitchen table whick allows us to play games and enjoy dinner with everyone seated together. We enjoyed that alot! Sleeping quarters were good. The only downside was one of the bedrooms only offered bunk beds which aren't the most enjoyable for two "senior citizens". But it worked out OK. Parking was plentiful...even with all the snow. Plows did a good job keeping the roads clear. Overall this is a very nice home to rent. We hope to stay there again next year.

Golf trip with the boys

Nice place, good stay

The house is big and nice. We went up there with 10 people and it was really nice for everyone to have their own bed. The location is a quick driving distance to basically everywhere, it is a beautiful area but very very quiet. Everything was very clean and well set up. The only down side was the property management company has me sign like two different contracts beforehand and give every guests contact information. I've stayed in a ton of other rentals and this was definitely the most onerous process. That being said, there was no problems with the company so I guess it's fine.

Very Large House!

Rating Details: The vacation rental was somewhat dirty. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Absolutely GREAT location for this house. It’s just passed the casinos and was easy to find. Extremely large house with updated kitchen. Most of the bathrooms have been updated as well. It was quite comfortable overall. It was stocked with pretty much anything we needed. The hot tub was clean and worked. The pool table room was a bit dated with a stereo that still had a cassette tape player. Rooms and beds were laid out well, and fairly comfortable. Needs some blinds/shades in the master bedroom. The light is super bright from the sun, early in the morning. Overall we had a good stay but there were some definite “issues”. While the house itself is great, the cleaning was extremely poor! When we pulled up the gutter on the upper right side of the house is half way ripped off and hanging from the second story all the way to the ground. Kinda gave a bad impression as soon as we arrived. The front/side deck area was covered in pine needles, pine cones, and cigarette butts. There was zero wind and sweeping it clear should have been done before arrival. The kitchen was VERY clean. No issues there. The gas BBQ on the deck was absolutely disgusting! Old food caked on, rust, and the burners didn’t work properly. The worst was the carpet. Especially in the living room, it was covered in pet hair. To the point when you walk across it a few times your socks are full of hair. We had a friend with a toddler visit for a couple hours and you could not let him crawl across the room. My wife is a little sensitive to pet hair so it was not very pleasant for her. Lastly there was some bug issues. It wasn’t horrible by any means, but there was numerous times where you look down and there’s random bugs(mostly pincher bugs) crawling on the floor. Overall the house itself is a good house!! But I must say that the lack of proper cleaning will likely keep me from renting this one again... Please consider either hiring different cleaning people or re-

Great house and location!!

This house was everything that was advertised. Plenty of space for the family to spread out. Kids were able to go out to front yard to sled and build snowmen. Plenty of kitchen amenities and the hot tub was amazing! Would definitely stay here again.

Great place for the ten of us

Very big house that's well equipped. It's in good condition and worked out very well for our family of 10. More beds than we could use, all comfortable, lots of space. The only issue is the kitchen/eating area is cold due to many windows without coverings and a quite inadequate heating vent. The thermostat is in this room, so when we turned it up to heat this area, the bedrooms baked. We found a large baseboard-style heater in a closet, and used that to heat this room; that worked, and we would recommend it to future visitors.

House overall was clean. Did notice mouse dropping in oven broiler. Would like to be advised that some products need to be brought with use. To include soap for shower and foil for kitchen. Many of the rooms only had one night stand and no dressers to unload your suitcase in. Overall, this was the nicest property that we have stayed in over the many years we've been coming to Tahoe. We will rent again. Thank you.

Better be QUIET - Make no noise

Within the 2 1/2 hours of our arrival we had a call from the Property Management for a noise complaint. Not sure what that was about? Within that time we were arriving, looking over the house, picking rooms, unpacking, parking cars in the garage and started cooking dinner. There is a strict noise restriction it seemed even before the 9 pm posted time. Beautiful house but the noise complaint really put a bad feeling in all of us there when we were not even loud. Will not rent again.

Good location

Property is in a good location next to Stateline. Lots of beds and space for a group. The house is a bit tired. Missing essentials like shampoo, body wash etc. Neighbor had an eye on us at all times. Again good location and large space for groups.

It was summer time so the deck off the kitchen was perfect to hang when we were around. It is a quiet neighborhood and talked to the neighbors. Said some parties in the past got way out of control so as long as you are chill and not raging at 2am it's perfect. If you want to do that stay at the casinos. Great spot and would consider going back with another family and the kids.
