Deluxe Caribbean Condo with beautiful views of St. Barths

Nestled into a lush hillside on the east coast of St. Maarten at Dawn Beach is a lovely boutique condo hotel. It is just minutes from the French side of the island and the community of Oyster Pond. Specializing in personalized service and spacious suites, Princess Heights is ranked by travelers as one of the top ten places to stay in St. Maarten.

Our top floor Unit 501 has beautiful ocean views from its large, covered balcony with lovely trade winds. Enjoy your morning coffee there as you watch the sunrise over Dawn Beach with St. Barths in the distance. There is a seating area with two arm chairs and a Frontgate cafe dining set which seats four. "Perfect, especially for watching part of the Heineken Regatta", comments our guest from March, 2016.

Our spacious, 1000 square foot, fully air-conditioned condo has a master bedroom which has been upgraded with a king size Serta I-Series mattress, new pillows, flat screen television, bedroom furniture and luxurious bed linens. Pottery Barn blackout drapes and rods have been installed. The view from the bedroom balcony is well worth waking up to.

The en suite bathroom is tile, marble and granite with a tub/shower combination. There is a half bathroom conveniently located off the hallway to the bedroom.

The spacious living room has been furnished with a queen size Italian sofa bed featuring the 'rapido system' with a Simmons mattress, comfortable chairs and reading lamps. A Samsung 58" HD television with a Blu-ray disc player is on the contemporary media stand. Choose what to watch from the collection of 60+ DVD/Blu-ray discs. There is also a premium wireless Bluetooth speaker for listening to music. The eating area has four dining chairs surrounding the glass top table with reupholstered bar stools at the eating counter. There are also Pottery Barn blackout drapes convenient for the guest who is sleeping on the sofa bed. Both the bedroom and the living room have Hunter ceiling fans.

The kitchen has granite counter tops and has been upgraded with stainless steel appliances including a convection range, microwave oven, dishwasher and refrigerator. The kitchen has been fully equipped with cookware, blender, toaster, Cuisinart coffee maker, kettle, dishes, glassware, flatware and cooking utensils. This is a kitchen where one can make breakfast, a quick snack or a gourmet dinner.

In addition, all of the conveniences such as a hair dryer, in room safe and iron/ironing board are available in the unit along with free wireless internet.

Our guests (two sisters) from February, 2016 said it best. "We had such a wonderful time and truly enjoyed your home so very much! It's absolutely perfect."

Not only do we have Dawn Beach, with its beautiful turquoise water within walking distance, guests can also enjoy several other beaches just a short drive away; Le Galeon, Maho, Guana Bay and Orient Beach which is famous for its water sports and beachfront restaurants. Pinel Island is a ten minute ferry ride from French Cul-de-Sac and there are day cruises to Anguilla, St. Barths and Saba.

The island is renowned for its European influence from both its Dutch and French ancestry. There is an international flavor to the island shown by the shops, markets and restaurants which flourish here. Nearby is Oyster Pond which is home to local restaurants and bars. The Dutch capital of Philipsburg is just a fifteen minute drive away with its boardwalk, restaurants and shopping on Front Street. The gourmet capital of the Caribbean, Grand Case and the French capital, Marigot are also easily accessible.

Princess Heights offers an onsite pool with lounge chairs and umbrellas, a private gym and laundry facilities for your use at no additional cost. We have also provided two Tommy Bahama beach chairs, a beach umbrella, a cooler and ice packs for our guests.

There is ample parking available at either the main parking lot or the upper level gated parking lot. Our unit would either be two flights of stairs up from the main level parking lot or two flights of stairs down from the upper level parking lot.

Peaceful Ocean View

This was our second time staying at this location. The condo is exactly as advertised. Very clean with spectacular views of St Barts to be seen over that morning coffee. The owner is quick to respond to any questions and the on call staff friendly and helpful. You can count on a good nights sleep in the excellent bed. Hope to return for years to come.

Lovely apartment

This apartment at Princess Heights is as portrayed in the advertisement. It is bright, clean and very comfortable. The kitchen is very well stocked with everything you need. The bed is very comfortable and the view is spectacular. If you have issues with stairs this unit is not for you. Otherwise it is perfect

Anniversary trip

Overall this is an outstanding place to stay. The facilities are very nice, the pool, gym, laundry, all things that are great at this resort. we loved our room, the spaciousness of it, the privacy offered. overall a real good experience. there were a couple of items that may be an issue for you if you come here, they were for us. 1. the resort is overwhelmed with cats. at one point i counted 17 , and 2 of them did have a litter before we left, so right now between 20 to 30 cats will be on the resort. they come from the rocks in the upper parking lot, they stay in the garden area by the gym, which smells like cat pee something awful. our first room we had to leave because the cat pee & dander smell overwhelmed the room, which was a shame because we had stayed there before & the owner of that room {Tim & Janet Mathews} were so wonderful to work with. she & the staff worked together to move us & try to alleviate the problem. they did a good job of re cleaning room ductwork, surrounding area, but for someone who is allergic, like me it did not help. they moved us to a second unit which was better, but you still had to walk around the cat pee smell in several areas. 2. the only other issue that some might have is that building A has no elevator, so be prepared to take steps if you are there. we got moved to building B which has a lift, but the only time i used it was when my wife & I went out for the day or evening. I liked the steps because it gave me a good work out. other than that , this is an enjoyable place, but we probably will not come back to stay until something is done about the cats. which is too bad, because we really enjoyed the friendliness of the staff & owner. They are awesome, but the seem to be at a loss about the cats and someone who is highly allergic to them.

The perfect spot!

We just had a lovely, relaxing week long stay at this beautiful condo. Everything was exactly as described and communication with Janet was a breeze. Even when our airline changed the day of arrival for our trip, she quickly adjusted our rental without any issues at all. Having an actual reception desk is like having the best of both a hotel and a HomeAway rental all rolled into one. They are responsive and incredibly helpful, even though you are renting from the owner (which is not always the case at other properties). The location is beautiful and always received ocean breezes. We ate all of our meals on the balcony to take advantage of the view, breeze, etc. The condo itself is very well appointed with everything you may need and some thoughtful extras as well. And we LOVED the 25 m saline pool. We walked over to the French side a couple of times for supper as it was only about a 20 minute walk. If you want a fantastic dining experience, try Oasis. Food, service and ambiance here were outstanding. Thanks to Janet for sharing their beautiful place and making everything so easy!

Exactly as described!

Many times on VRBO a unit falls short of the image created by the owner...not here! The condo is quite large, beautifully maintained, and well-managed. Princess Heights has on-site management so you have assistance if you need it. Janet, the owner, was in constant communication making sure I had everything I needed for a great stay. The location is quiet but a short drive from Phillipsburg and Grand Case. Restaurant options and beaches are close. The complex is fairly large but you don't see a lot of people. The area feels quite safe and I walked every evening. I've read reviews of the condo that fretted over having to climb stairs. I'm 68 and the stairs were no issue. I had the condo to myself but it's big enough for multiple people comfortably. I definitely look forward to my next visit.

Amazing Time!

We had the best time staying at Tim and Janet's place at Princess Heights. The whole place is gorgeous and there was plenty of space. The room is filled with all the essentials and more. The property is in a perfect location to view the gorgeous sunrises on SXM. Loved the peace and quiet of the entire property! The owners are fabulous and respond promptly to any requests or questions. We definitely will be staying here again! Thank you so much for your wonderful hospitality!

St. Maarten is coming back!

This is the second time we have stayed in a Princess Heights property in St. Maarten. The service from the office staff couldn't be better! These folks are very attentive to your every need and question, which is always a plus when you are traveling. This condo was very much like the one we previously stayed in, except this one is five floors up! Therefore, you have to climb five flights of stairs every time you are headed to your condo. (You might want to do some cardio before you come here! Whew!) That being said, the bed was extremely comfortable and all of the amenities were as described. The only issue we ran into was intermittent and sometimes weak WIFI signals. It seemed to work much better with the laptop than with our phones. I must say that we were initially shocked to see that some of our favorite eateries had been totally wiped out by hurricane Irma. However, we made a project out of discovering restaurants and visiting destinations we missed on our first trip. I am hopeful that the vegetation on St. Maarten returns within the next couple of years! I miss seeing all of that greenery! We spent most of our time on Orient Beach (which is our favorite!), so experiencing those beautiful turquoise waters again made the trip definitely worthwhile. We will return to St. Maarten again in the future and look forward to seeing additional improvements to this adventurous island!

Spacious luxury condo with pool

We enjoyed our stay very much. The condo was spotless and in great condition! The owner paid a lot of attention to details starting from furniture, to kitchen tools, and bathroom supplies – all very good quality. Comfortable beds, well equipped kitchen and great lounge/living room area ideal for chilling after a hot day outside. Owner was easily reached for questions and we received quick and precise answers. Also, the Princess Height reception personnel was very friendly and available when needed. The location is a bit secluded which is what we wanted – a car is needed (rental or taxi) to go to different places throughout the island. There are two beaches within walking distance.

Excellent Winter Escape

We totally enjoyed our three week stay at Princess Heights. The unit was clean, efficient, spacious, well decorated, and had beautiful oceanviews from the balcony. The kitchen had all the necessary cooking equipment and the pots and pans were new too! Our only disappointment is that the unit is already booked for the weeks we were hoping for next year! Truly a little gem. The condo was exactally as advertised. It was clean, with everything in good working order. You can expect a comfortable sleep in the very good king size bed. We were able to keep up with current news with satelite tv and internet that worked excellent. Outstanding views for that morning coffee or afternoon happy hour. Very quite. Great choice!

We have just returned from a 2 week stay at this lovely condo. We were very happy with our choice. Janet was extremely helpful and very prompt with her replies to our questions. Even though we arrived after dark on the first night, the condo was easy to find and we appreciated the fact that Nigel helped us with our suitcases. The office even called the next day to ask us how our first night had been. The condo was spacious, spotlessly clean, well-equipped, and beautifully decorated. The view from both balconies was stunning! The shower was great and the bed was comfortable. We found it easy to drive anywhere on the island from this location. We enjoyed breakfasts at Holland House (Philipsburg), La Sucriere (Simpson Bay), Oyster Bay Beach Resort (Oyster Pond), and Le Croissant Royal (Marigot). We also picked up delicious croissants and sandwiches from Le Fruit a Pain in Quartier d’Orleans. We had tasty lunches at Taloula Mango’s (Philipsburg), the Rib Shack (Grand Case), Oyster Bay Beach Resort (Oyster Pond), and Bikini Beach (Orient Beach). We enjoyed dinners at the Rib Shack (Grand Case), Topper’s (Simpson Bay), La Villa (Grand Case), and Al Dente (Cul de Sac). We drove to Orient Beach almost every day. On our last morning the office called to remind us that checkout was at noon. They said to let them know when our bags were ready and they would send someone up to carry them down for us. This was greatly appreciated! We enjoyed our stay at Princess Heights and would recommend it to others.

Loved it

stayed 2 weeks middle of may , 2018. this unit was perfect for our needs, it was spacious, separate rooms, totally full kitchen with everything needed. loved the extra room this unit provided. only down side of the unit was there is no washer or dryer. the complex only has one of each and it is 2 floors up and other side of second building. had to carry laundry a long way and hope they were available. no elevators in our building, so a lot of steps, but in spite of those things the facilities are nice, gym was great, pool was exceptional. unit does need a new mattress, wife and i both came home with back issues, and they would reveal themselves every morning when we awoke. i am thankful to tim & janet for helping make this trip possible for us. we have been coming to the island for 20 years and this trip would not have happened without their help. a great couple to work with, exceptional response time. we will come back, just would like a couple of things different, but overall a great place to stay. stev & jenn jones

Wonderful

This was our 6th trip to St. Martin and our second time staying at Princess heights. Tim and Janet's place was beyond expectations. The condo is immaculate and the views from the 2 balconies spectacular. The kitchen has everything you need to make any kind of meal which came in handy as the majority of restaurants were either closed or in the rebuilding stage after hurricane Irma. Dawn Beach is a short walk away and the others nearby if you rent a car. We would definitely stay there again and would highly recommend this condo to anybody looking for a nice, peaceful place to stay. Jeff and Diane Nikkel

Amazing stay!

I would like to thank the owner Janet for her availability and kindness. She was always available for any question we had and she was very helpful. Princess Heights was absolutely amazing. We rented an apartment (unit 501) with a great view, very clean, fully equipped kitchen, and good A/C. The staff in reception welcomed us warmly and were very helpful in any request we had. A no fault!

We would like to thank our hosts for their availability, the quality of our exchanges and their kindness. Everything was in line with our expectations. The apartment was clean and very well equipped. Very up-to-date and well maintained (which is important in the islands). The pool was greatly appreciated by the whole family. The view is magnificent and the location is ideal if you wish to spend a holiday in complete tranquility. And what about the staff on site, the customer service was outstanding! I recomand without hesitation this rental.

HOME AWAY FROM HOME

Thank you so much for allowing my fiancé and I to stay at your wonderful condo. We come to St.Maarten several times per year and have always stayed in Simpson Bay. This time we wanted to venture out an stay somewhere new. WOW! We have been missing out. Absolutely loved this side of the island. Your beautiful place is very convenient to beaches and restaurants. Loved the beautiful view every morning and evening from your balcony. The pictures of your condo are exactly what you posted. You didn't miss a beat on providing everything we needed for our stay. We will definitely come back and stay at your condo.My opinion the best restaurant on that side of island is BIG FISH at oyster pond. and for laid back atmosphere with great food and cocktails. DINGHY DOCKS. tHE OWNER , Seth is very personable and Alan, the bartender rocks! We made fast friends.. lol! Hopefully we will be back sooner than later... Cheers, Robin and Craig

well appointed condo with tremendous views

As advertised. The condo was furnished with top quality furnishings and gourmet kitchen. The marble floors and counter tops added to the sense of quality. Flat screen TVs are available in the bed room and living room and the balcony is spacious. The beach is accessible by a short 5 min walk or even driving over to the adjacent Westin. Several very good restaurants are within a 3 minute drive. Would highly recommend.

Brilliant Condo

My fiance and I stayed on this property for 8 nights. We were thrilled with our stay. The view from the balcony overlooking Dawn Beach, with Saint Barthelemy in the distance, was absolutely stunning during sunset. The bang for your buck is going to be hard to beat on this island. The bed was comfortable, the appliances were up to date, and the entertainment systems were all new and in good working order. There was a pool on the property that would be perfect for the family with kids. On our way out of town we stopped at a local eatery, a gentleman at the bar was complaining about the noise of the planes due to the proximity of his hotel to the airport. This certainly was a non issue for us, we had the luxury of sleeping in the peace and quiet. I would highly recommend this condo, we plan on returning!

What a view!

Great condo! Lovely view on the ocean! Everything in and on it! The wind on the balcony, the sun in the morning. So its cool in the condo in the afternoon. We will come again! Many likes from us!

We first came to St. Maarten as a family in 2004 and have returned to the island frequently since then. We enjoy the lovely beaches, both the gourmet and casual restaurants and the laid back atmosphere.

Why they chose this property

We had stayed at Princess Heights many times from 2004-2014 and decided that it was a good time for us to buy our own getaway place. We enjoy staying on this part of the island as it is convenient to Philipsburg, the French side and wonderful beaches.

What makes this property unique

We chose Princess Heights for its location and wonderful views. Our condominium is private with it being at the end of a top floor. Our balcony has a whitewashed loft like ceiling which gives it a true Caribbean feeling. Since purchasing our condo we have refurnished it and updated necessary elements such as the air conditioning, ceiling fans, shower fixtures, ceilings, windows and doors thereby significantly improving its comfort level.
