The house was nice and clean for the most part, but there were several issues.
1. The hot tub cover was destroyed, filled with boggy water, and the hot tub was murky. They did come and work on it, but we didn't get any use of it until the third night of a three-night stay.
2. The grill was filthy and wouldn't start.
3. The hammock was shredded and barely hanging on the frame.
4. There was one trash bag in the kitchen. We had to go buy our own. We also had to buy paper towels, and came dangerously close to running out of toilet paper.
5. They said there was a campfire area, but it was in complete disrepair with no firewood or any way to light it. There was also an open trash can (in the middle of bear country) that had been tipped over, with trash strewn everywhere.
6. The beach volleyball court was completely grassed over.
7. The horseshoe pits were grassed over and had no stakes or shoes.
8. We were there from Thursday to Sunday, and the trash wasn't collected at any time, so that, by the time we left, we were cramming bags into the bear-proof cage.
All that being said, the house was in decent shape and the AC was good and cold. The roads were well maintained.
Excellent location. Had trouble finding the check in code but that is more of a vrbo issue. It took a couple of phone calls to the property managers but they were helpful when I got through. It was actually a youth group but this survey page is defective (you can't hit "other").
My son woke up on Thanksgiving Day with what looked like insect bites all over his body and a swollen eye. We were not sure what happened and we did not think of bed bugs because we've never been exposed to them before. Later that day, we had family show us bugs in their bed --which caused us to look where our son was sleeping-- we also found bugs there. My son had an allergic reaction and his eye swelled more and he was itching all over. I had to take him to the emergency room on Thanksgiving Day until after 2am. He was prescribed antibiotics, antihistamines, and steroids. I took pictures of everything and sent it to Eden Crest. I was refunded for the majority of my stay minus about $500. I told them about part of the family not having enough space to stay in the living room so they got a hotel room and I will have a bill from the emergency room for my son. Eden Crest told me that I would not be reimbursed for either of those expenses even though our vacation was ruined and cut short for our family. This entire experience was extremely frustrating and I hope that VRBO can provide better resolution, especially since I paid extra for insurance.
Over all great stay. Basement toilet backed up in one of the bathrooms and shower so in a large group being down a bathroom was not ideal and one of the beds upstairs had a rail or something missing so the mattress was running downhill otherwise great place. Would love to return.

Had bug issue but it was addressed immediately.
Carpet downstairs was water damaged due to water heater issues which caused odors in entire house. Maintenance came by one day later to address issues by spraying mildew spray. Temporary fix at best.
Nice property. Plenty of space and baths. Kitchen worked well for us. Close to Pigeon Forge. Parking tight - 4 cars max. I would replace living room couches.

Perfect for big families
The house was spacious and cozy. A little disappointing how it was on a narrow spiral of a road where people speed not caring about other families around. One of shower curtains had mold on it, and there are more complaints but I don’t want to go on and on. Otherwise it was an ok place.
It was a great place to stay but since it allows 30 and if that should happen it would be nice to have another refrigerator. It would be nice to have one downstairs even if 30 would not be the count. It had plenty of sleeping room. I did call the management on some small issues, and they were quick to answer. Only other issue was the parking we managed but there is only parking for 2-3 cars tops. Glad we did not have handicap or walking issues if parked at the pool and walk up. Other than these few things great place and we would probably stay there again knowing what to expect.
Love the stay. The location was perfect and we so enjoyed being with our kids, grands, great grand as well as our fur grand.
We have enjoyed that time and the memories.
All of the couches was broke down. The king-size bed was broke in the middle. The water in the queen size bedrooms wouldn’t shut off, and then they had bedbugs.
This home is perfect for large groups. There was plenty of space for our group of 16. The kitchen was fully stocked. Will definitely vacation here again.
Had absolutely everything that was needed. We had a group of 18 and still had tons of bed space and so much room! Would definitely stay again! When we arrived the neighbors had taken some of our spots. They were very quickly to fix the situation and we were able to have all 4 vehicles park beside the house.
The whole process was realy ready. The cabin was nice pleasant of room. Some things were worn. The air was working hard but there was a heat index of 105. Over all We hope it's available next year
Our church youth group (23 people) had a great time staying in this cabin! Excellent location, facilities were clean, check in and check out was simple. Thanks for making our trip a little easier!
The property was located right across from Dollywood. It was a nice property. Plenty of space for large parties and plenty of bathrooms. The bunks were not super comfy. The furniture was pretty worn. The TVs didn’t work well. Otherwise it was a very pleasant stay and everyone had a good time.
