This classic Connecticut beach house with rustic charm offers comfort and convenience. Four upstairs bedrooms include a master bedroom with king bed and a screened porch with ocean view, second bedroom with full size bed and shared screened porch, third bedroom with two twin beds and ocean view, and fourth bedroom with bunk beds overlooking the yard. A downstairs bedroom offers a full bed with yard view. Modern, bright furnishings are found throughout with a fully equipped kitchen, dining room and living/entertainment room. The large wrap-around, screened porch and upstairs screened porch provide ocean views and opportunities for outdoor dining, relaxation and play. A full bath is located upstairs and a half bath is located downstairs. An outdoor shower provides hot and cold water after a long day at the beach. The corner lot includes a grassed open yard and gardens. York Cottage is situated in a quiet residential neighborhood on a family-friendly street with little traffic. It is located one cottage back from Long Island Sound and is only steps from a semi-private beach with stunning beach views. It is within walking distance to the Madison Beach Hotel, which offers cocktails and formal dining, and Cristy’s Madison Restaurant which offers indoor and outdoor dining with a casual atmosphere.
Stroll along the beach to the West Wharf to fish or walk to the Madison Surf Club to enjoy a large playground, snack bar, and public beach. Walk or bike into the town of Madison where you will find restaurants, coffee shops, bookstore, art cinema, unique shops, and other essentials. Drive ten minutes to outlet stores or to the Shoreline East Train that will take you to Grand Central Station, New York. Nearby tourist attractions include Mystic Seaport and Aquarium, Submarine Force Museum in Groton, Essex Steam Train and Riverboat Ride, and Hammonasset Beach State Park.

Another Great Week at York Cottage
This was our 4th year staying here and we already plan to book again, hopefully for many years to come! The location can’t be beat for our family specifically! Just steps to a very private beach, short walk to the park or Cristy’s restaurant. We make the best memories here and look forward to our time here all year long. With the kids now all being adults, I didn’t think we would be having anymore family vacations but everyone wanted to go! Although the weather was touch and go, the cottage did not disappoint. It had everything we needed, only needed to go groceries. We did bring a few beach chairs being 7 of us, and glad we did. Private beach area was very small but an easy walk to a small public area that still close enough to walk back and grab lunch or use the bathroom at the cottage. Might suggest another small AC unit on each floor if humidity high. We lucked out and the two small units kept it ok considering the weather was not too hot and humid.

This was our third year staying at York Cottage and it was as amazing as every year prior. We enjoy every minute of our time there. Mornings on the beach, afternoons playing games or reading on the porch, and evenings taking walks to the Surf Club park that our boys love so much! I was so happy to be back at York Cottage this year, enjoying my grandchildren at the beach. The house is roomy and comfortable, with all the amenities. All you need to bring is your bathing suit, sunscreen and food!

Cottage Charmer!
It's getting to be rare to find an authentic New England beach cottage and York Cottage did not disappoint. Built for enjoying the sandy beach only steps away, it had the most glorious screened in porch where we lived, catch up with our friends and having so many laughs. The rooms and kitchen were well equipped. There were beach chairs, noodles and all kinds of beach stuff. We had a cool week, but there were more fans than we even needed. The location is truly perfection. Steps to beach, steps to Madison Beach Hotel for drinks or dinner. Steps to Christy's restaurant for delicious pancakes. We took long walks along the shore alone Middle Beach Road. The sunsets were lovely. I grew up in Madison and this is the kind of beach cottage that remember. We already booked for next summer! If you are thinking of renting...do it! I also loved that there was not a washer/dryer. We rinsed our suits and hung them to dry along with our beach towels. Such a reminder that we are obsessed with perfectly clean clothes and I'm glad I didn't spend a minute of my beach vacation doing laundry! Loved it so much!

A Second Delightful Visit
Travelling 700 miles from North Carolina to spend a week at York Cottage was well worth it. The four of us adults of a certain age enjoyed the easy access to the beach as well as the proximity of the Madison Beach Hotel and Christie's restaurant. This charming cottage is designed to meet any need one might have from socializing with each other to escaping to a secluded area. We look forward to returning next year.

Amazing Beach Vacation
We just returned from a wonderful beach vacation. The house was great and had plenty of room for two adults and 4 kids (ranging in age from 3 to 9). The large porch was our favorite part and we ate all our meals there and enjoyed spending time with our families and watching the kids make memories with their grandparents. The beach is so close and easily walkable from the house. The outdoor shower with hot and cold water was very helpful after a day at the beach. Sheila was a great communicator. We will definitely stay here again!

Wonderful beach cottage!
York Cottage reminded me of my grandmother’s beach house. It’s rustic but well appointed and cozy. As soon as I walked in I fell in love. The front porch was perfect for lounging, playing cards and family dinners. The beds were comfy and the sea breeze and beach sounds made for a perfect nights sleep. The upstairs porch was a great reading nook. The location is the BEST. A stones throw to a beautiful private beach, a 2 minute walk to the Madison Beach Hotel which is a great place to dine or have drinks plus it’s only a 20 minute walk to the town center with a variety of shops, restaurants and my favorite bookstore, RJ Julia. We loved York Cottage so much, I booked it for next year less than 24 hours after our arrival. Can’t recommend it highly enough.

Perfect week!
We enjoyed our stay very much! Beyond perfect location for everything our family wanted to do! The house had everything we needed and our young boys loved the outdoor shower! The Upstairs porch was so peaceful and the perfect place to sit upstairs with the baby while he napped. It was quite cold in the beginning and we carried the little space heater around in the mornings. So a few more heaters was the only thing we were wishing for. Hope to come again in the years to come!

Perfect beach getaway
We loved our stay at York Cottage! It's rustic as described, but very well appointed, with comfortable beds, plenty of kitchen supplies, and a wonderful outdoor shower in addition to the full bath upstairs. We spent most of our time on the screened porches or just a few steps away on the quiet beach, and our kids enjoyed exploring the tide pools a bit further down the beach. We'd never been to the area and were pleasantly surprised by the calm waters and the proximity to orchards, outdoor dining and ice cream shops. Already dreaming of a return visit.

50 steps to the beach!
We had a wonderful stay at the cottage. The house was so clean, and the kitchen was very well supplied. It have every type of pot, pan, dish, and/or bowl you could possibly want! The large front screened porch was a lovely place to rest and relax. Overall, our experience in this cute, rustic cottage was super. You can't beat the location! We will be back!

Perfect location for active beach family
We were visiting from Texas for my nephew’s graduation. We walked to the green for the ceremony...it was perfect. My daughters walked to the quaint downtown to get pizza, ice cream, shop....there is even a little movie theater. We walked over to the turf field at the Surf Club to exercise most mornings. My daughters would walk over there several times a day with cousins to play sand volleyball, basketball or eat at the snack bar. We had a wonderful meal at the Madison Beach Hotel on the deck one night. We borrowed paddle boards from local friends and enjoyed scenic paddles in both directions! The kitchen is well supplied and I was able to feed my nephews who would stop by before and after their football practices. My husband raves about the way the grill cooked so evenly. The screened in porch downstairs saved us on a few rainy days...it was a perfect gathering spot for us on Father’s Day. I loved the upstairs porch off of our bedroom...it was a lovely spot to read a book...the brightest spot in the house by far. I didn’t mind not having a washer/dryer or dishwasher. It kind of made things simpler for me that week. The outdoor shower is great. Plenty of beach chairs, beach towels and some toys. We had a fantastic week! The only thing that could have made it better would be mattress, pillow and sheet upgrades. I am definitely picky, though...so I bet most people wouldn’t even notice. Otherwise, it was a solid 5 star stay at a charming shoreline home.

I was born and raised in Grimsby, Ontario, Canada. My background is in landscape architecture. In 1999 I moved to Pennsylvania to work as a land planner with a non-profit land trust in Chadds Ford. In 2005 I met my husband and we married in 2007. We now have a home in West Chester, Pennsylvania with our four dogs Louie, GeGe, Jack and Chase. We love York Cottage and visit there often to enjoy the solitude of Long Island Sound, the casual pace, the fabulous local restaurants and friends I have known all my life.

Why they chose this property

York Cottage has been owned by the Fleming family for three generations. Built in 1924 by Mr. Charles Fleming and his wife Mary who lived in Toronto, Ontario, Canada, the cottage was to become a summer retreat for their family. Mr. and Mrs. Fleming would vacation here with their two children, Robert and Shirley during the summers. Madison was the ideal location because relatives lived there, including Ray Wiswell who owned a tract of land, subdivided it, and built the cottages on Parker Avenue and Flower Avenue. Ray and his wife Glad would eventually live in the cottage next door. Toronto was once named York when it was capital of the new colony of Upper Canada, and so the Flemings named their property York Cottage after the historic capital of Canada. At York Cottage, four bedrooms provided plenty of room for the Fleming family and guests, and a right-of-way for Flower Avenue and Parker Avenue residents provided easy access to the beach. A small bedroom was constructed off the kitchen to accommodate the nanny who cooked, cleaned, and helped care for the young children. After Mrs. Fleming passed away the cottage was owned by Dr. Shirley Fleming who left the cottage to her brother Robert when she passed away. Robert left the cottage to his four children – Mary, Margaret, Sheila and David - when he died in 2005.
We hope you enjoy the rustic charm of our little retreat by the sea. It has been lovingly kept in its original condition to preserve its historic appeal. It is a sturdy cottage that has weathered several major hurricanes including the Great Hurricane of 1938, Hurricane Irene in 2012, and Hurricane Sandy in 2013. Despite the challenges that mother nature brings, the Fleming family is committed to preserving this classic example of the New England seaside cottage for generations to come.

What makes this property unique

The family-friendly neighborhood makes this property unique. Tucked away in a cluster of historic cottages on a quiet street, this is the ideal location for children who like to ride bikes or skateboard down the street. The semi-private beach is only steps away so you can easily take a break from the sun and retreat into the cool cottage for an ice cold beverage. If you like to fish, cast a line off the beach or go to the West Wharf just a short 5 minute walk and try your luck. The Madison Beach Hotel has family movie night in the summer during the week and the neighborhood is invited to pull up a chair and enjoy the show. This truly is a gem of a location surrounded by friendly neighbors, fabulous beaches and first class dining only a block away. How nice it is to go out for cocktails or dinner and stroll home afterwards. Oh, and the Good Humor Truck visits daily, bells jingling, to deliver ice cream for the kids. It truly feels like taking a step back in time to when life was simpler.
