The villa includes air conditioning, Wi-Fi and a loggia for outdoor lunches. It is perfect for groups of friends, large families or for organizing events.

Outdoors and Swimming Pool
You reach the villa via a private road lined with trees, leading to the entrance gate. The 1000 sq. m. garden is completely fenced, mostly with lawn and includes the enclosed swimming pool with Infinity edge, measuring 15 metres by 8 with a depth of 1.5 m, with two hydromassage areas with a depth of 0.9 metres. The bathing area in stone surrounds 3 sides of the pool and has modern furniture, umbrellas and sunbeds. Next to the house is a large loggia with stone barbecue, table and chairs for meals, meetings or parties. Parking within the property.Interior
The villa has wood furniture and tapestry typical of a country house, creating a welcoming and cosy atmosphere. The house has two floors. The main entrance is on the ground floor, with large, bright open spaces and large windows. The living area has large arches, a fireplace and wood beams on the ceilings, with sofas and a TV for your comfort, while the dining room has a table for 16 persons and access to the garden. The kitchen also has a large central table, and is fully equipped. Rounding up the ground floor are two double bedrooms with bathroom with shower and a small bathroom with washing area. The first floor has 3 double bedrooms, each with bathroom with bathtub, a double bedroom with bathroom with bathtub and shower, a bedroom with two French beds with bathroom with bathtub and shower, a bedroom with 2 French beds with bathroom with bathtub.

Location
The villa is in a large nature reserve with large valleys of olive trees, open areas and woods, a true paradise for nature lovers.

Facilities
Villa Popillo has Wi-Fi, central heating, air conditioning in the living room and in the bedrooms, high chair, baby bed, complimentary toiletries in the bathrooms, parking within the property.

Services
The price includes: bathroom and bedroom linen (all changed weekly), internet, gas, water and electricity (but not heating), air conditioning, final cleaning. Upon request and to be paid for at the property are dinners, hired help, cookery courses, extra linen changes, baby bed, highchair and babysitter.

Important Information
The pool is available from May 1st to October 10th. Access to the villa via 1 km of gravel road. Pets are allowed, upon request. For stays with a pet the amount of the deposit will be Eu 1000.00. Not drinkable water. Check-in: between 4 p.m. and 7 p.m. For late arrivals a 40 Euros fee will be applied. The customer is required to pay both the security deposit and any extra costs in advance by credit card.Activities and Distances
The villa is perfect for nature lovers looking to mix rest and visits to Tuscany’s famous centres, like San Gimignano with its renowned medieval towers or the Etruscan beauty of Volterra. Florence and Siena are both just over a half hour drive away. Hiking and mountain biking lovers can enjoy the many paths and gravel roads in the surrounding countryside, while the Etruscan coastline with its marvellous beaches is an hour’s drive away.
