This stunning Vaulted barn and hall space comes with wood burner and sofa's and table seating for 8-12 guests offering a wonderful entertaining space where families get together.
There's a separate private garden with swings and toys. While upstairs in the hall there's two bedrooms (one kingsize and one set of singles) accessed via its stair cases, there's an extra stair case to another upstairs bedroom above the en-suite kingsize bedroom which has one set of singles (the kingsize en-suite overlooks the garden on the ground floor). Whilst on the ground floor we have a separate WC, one separate shower room with basin, the kingsize bedroom en-suite bath with basin and a seperate family bathroom with bath/shower and WC. The main kitchen has two ovens and there is a seperate serving area with a sink and serving space with fridge and extra cutlery, dishes, plates.

October 2024 at The Dairy Hall and the Farmhouse
We had such a fantastic time. We booked the Dairy Hall and The Farmhouse. The 22 seater table in the Dairy Hall was where we ate every day. We are a group that has been going away with each other for over 40 years and have booked many 'cottages' over the years. The facilities were great - comfy beds, lots of cookers, fridges and freezers, the seating areas were lovely and it all worked brilliantly.
We visited Framlingham Castle, Sutton Hoo, walked along the river at Woodbridge and did a walk from the house as well.
The youngest member of the party was 12 months and the oldest 89 years old. We all had a great time and the owners were extremely helpful. And very chilled when one of our party walked into their house by mistake!

A weekend break
Aaran and Sarah are fantastic hosts and go above and beyond to make your stay as pleasant as possible. We have been here multiple times and will be back. We have stayed here 3 times and eagerly look forward to another stay soon. The house is large, roomy, and comfortable with everything you need for eat-in dinners or take-out.
Beds are comfortable and it is really warm in the winter months. Peaceful and relaxing.

New Year 2023
We all had the most amazing time. Everything you could want and more has been thought of. The building itself is stunning. Just can’t fault anything… the owners are on hand should you need them, we didn’t, but had a lovely chat on our last day and we’ve booked their farmhouse next door for 2024 Christmas, I think that says it all really.

Wonderful, welcoming hosts and excellent local recommendations to suit all our family short break
Lovely, quiet setting for our short-break. Hosts Sarah and Aaran were so welcoming from our initial correspondence, friendly check-in (lovely welcome pack), offering local recommendations and a flexible check-out. Dairy Hall is spacious (sleeps 9) and the kitchen is well equipped (even have an additional service kitchen in the dining/sitting room, which was great for drinks etc). Enjoyed our family stay especially family meals at the huge dining table, sitting around the fire together and playing tennis in the grounds. Dog friendly property. Bathrooms are on the ground floor of the Dairy Hall which may be an issue for those with mobility/privacy issues. Happily not a problem for us. Do need a car to access local amenities, however, some great pubs, like the Turks Head, only a short drive away. Would have liked firmer beds. Overall would recommend as a good base for exploring Suffolk with lovely hosts.

Even more stunning than we expected
This is a fabulous conversion, fully equipped for a comfortable stay. The main living area is truly spectacular and very spacious, and the kitchen is well equipped - 2 ovens and 2 dishwashers! The beds are comfortable and the showers nice and powerful.
The back garden is huge and the children (8 & 5) loved the trampoline and goalposts. The star attraction, though was the tennis court with racquets and balls provided. We loved exploring the local area and found plenty to keep us occupied. Southwold, Aldeburgh, Sutton Hoo and Framlingham Castle were all not too far away.
The owners were on hand, and very welcoming, friendly and helpful.
Would recommend to all.
We had a throughly enjoyable stay at Partridge Lodge in The Dairy Hall. More than enough space for four adults, 5 children and 2 dogs. The children loved the garden and outdoor spaces, and the evenings were fun and cosy with the fire on while we played games. Would recommend and would definitely like to return. We made the most of the local area visiting Sutton Hoo, Rendlesham woods, Orston Quay for crabbing, Walberswick and Southwold. Overall a great holiday home and local area! :-)

My 60th birthday celebrations with family
We stayed for three nights early December 2022 in Partridge Lodge and we hired all three cottages The Dairy Hall , The Farmhouse and The Granary .
The accommodation was superb Sarah had thought of everything to childrens cutlery and plates and lots of children’s toys and baby equipment.
There were 23 of us including children aged from 8 weeks to 9 years and although it was winter the children were never bored. They played in the two big gardens on the trampoline and other equipment . There is also a children’s fort in the grounds .
We all made use of the tennis court and hot tub.
The large dining and living area was a fantastic meeting place for games and meals
I would thoroughly recommend this place for a large family and friends gathering and would definitely visit again

Ideal venue for hosting a variety of guests.
We booked three of the four properties at Partridge Lodge and we were not disappointed. We used the Dairy Hall as our base for my big birthday celebration. It has a large communal social space which was perfect for us all to get together. The grounds are lovely and well maintained and we certainly made good use of the tennis court. The hosts were extremely accommodating and very welcoming. I waited a long time to for my group celebration and I wasn't disappointed.

New Year getaway with family
In two words 'just perfect'. From the minute we arrived, Partridge Lodge was the perfect place to relax and spend time with the family. The lodge had everything you could possibly need for 3-4 days and the right size to house 9 people. My 6 year old said Partridge Lodge trumps all the other places we have stayed! I 100% definitely recommend

Fabulous stay
Our stay at Partridge Lodge was fantastic. Sarah and Aaran are lovely, so welcoming and helpful. We arranged for food for 2 of our nights (Sarah’s lasagne on our arrival and Yas Green Curry half way through our stay) and both dishes were delicious. The accommodation was clean and tidy and well stocked. The grounds are beautifully kept. We visited Adleburgh, Woodbridge, Rendelsham Forest and Bromeswell lakes fishing and can recommend them all.

Lovely accommodation in a beautiful setting.
We booked the Dairyhall, Farmhouse and Stables for a weekend break. We were a very mixed group of ages and spent the weekend doing various exercise classes and had our Christmas party. Everybody absolutely loved it!!! The owners were brilliant and very accommodating of us moving the furniture to enable us to use exercise mats etc. The Dairyhall was a fantastic setting for this with the lovely beamed main room, and we could also all dine together in the evenings here as well. The hot tub was also well used. We had such a wonderful weekend!!
We had a great time it was so relaxing and an incredible place for anyone to stay. The barn is beautiful with loads of space it was brilliant. Cooking facilites brilliant there is a garden bar Sarah and Aaron are amazing! my kids absolutley loved it i would highly recomend them as hosts and their place to stay in. We went for a lovley walk up to Boulge Church there is som uch to do around there. We really had a great time. It was absolutley lovely staying in the barn i wish we could live there forever i think we would all be very happy!

Our third trip to Partridge Lodge: Relaxing and homely as ever. And so useful that they supply baby paraphernalia such as bouncy chairs, play mats etc! Our daughter loved visiting the chickens and playing in the grounds.

Surprise Party
This was a surprise party for my husbands 40th with a whole bunch of friends. Our hosts Aaran and Sarah were incredibly hospitable and very helpful. I had quite a few deliveries before we turned up and they put everything away. I couldn't recommend this place more. It was very comfortable, everything we needed was there. Our guests all had a brilliant time, next time I think we will bring the kids as there is lots to offer.

A great location for family gatherings
We had a lovely weekend at the Dairy Hall for my mothers 80th Birthday,
The main space was perfect for a family gathering.
However the barn conversion has meant all the toilets are downstairs and there is very little sound insulation - so the early risers woke up the rest of the party.
We enjoyed the tennis court and the fresh eggs from the chickens.

Lovely location and plenty of room
Nice family oriented converted barn with big space for large family gatherings and meals. Lots of local footpaths. If you are keen on cooking large family meals you may find the ratber small kitchen separated from second dishwasher/ fridge/ bar makes cooking big family meals a bit challenging

Fun for all
The Dairy Hall was a great base for a week in Suffolk with 4 young grandchildren, one set of parents and ourselves. Having 15 month old twins, a 3 year old and and 8 year old we were able to keep them safe with stair gates at the bottom of each set of stairs, thank goodness. The garden was a real plus - the trampoline etc was great for all the girls and they loved playing outside.
One downside for us was the fact that both toilets were downstairs, not a real problem except during the night - if you are frequent night time visitor to the bathroom then may I suggest you take a torch as putting on the light in the bathroom also turns on the fan which does sound loud in the 'wee' small hours and can disturb the lighter sleepers.
If staying with young children please make sure you tell them the chickens do not lay their eggs at 5 am they wait until at least 9am, you may get some sleep then!! My favourite moment was when I saw the chickens had got out of their enclosure area and Aaron led them back up the drive, they followed him like sheep!!!
The 2 older children enjoyed crabbing Walberswick, we did take extra bacon for bait but needed to buy buckets and lines -take them if you have them at home.
Sarah was so enthusiastic and really wanted us to all have a great time, which we did. Thank you Sarah and Aaron

Tranquil location and impressive building
The location and building are wonderful for a peaceful break and the sauna makes an excellent activity at the end of a busy day. The village store stocks freshly baked bread and is reasonably priced. The only real surprise is that the buildings are closer together than we had expected but there was no noise between properties. Aaron and Sarah were super friendly and welcoming and more than happy to offer advice on local activities. We had a super time.

What an amazing place!

Family weekend with great hosts
We stayed as an all adult, family group in early June. The property is very well located and the main living area is beautiful, the garden is huge and fenced in, ideal for children and/or dogs. The size of the kitchen and 2 under counter fridges may well be limiting over a longer stay but was totally adequate for a long weekend.
The hosts were amazing with Sarah taking us through all the facilities on the property, the tennis court, fishing rods, walking paths straight from door etc. All of this provides for a great holiday stay. There is great provision in the holiday let, a starter pack, tea coffee, cake, milk and all the cleaning items you need. Additionally the cottage/barn has oil, salt & pepper etc. All of this should not be taken for granted as we have stayed in many holiday lets that don't include these comforts .
The property is ideally set up for 2 families with younger children but was not quite as ideal for us as an all adult group. Although we knew we had twin beds in 2 rooms the rooms have certain limitations such as low head height or shared doors with other bedrooms, in addition to this only 1 pillow was provided on each of the twin beds, a provision we assume for children rather than adults that may want a little more comfort.
It would be terrific if there was more than one shower that you could stand in for 8+ people, just a small change in the family bathroom could facilitate this.
With a couple of small improvements to suit us as an adult group this cottage would be perfect and we have already been recommending Partridge Lodge to our friends with children. We want to thank Aaran and Sarah for a fabulous family break in a beautiful setting.

We hopefuly provide everything you need to get your holiday started including BBQ's, child friendly equipment that we know from our own experiences of little ones that can lead to heavy and rather bulky packing.
Why they chose this property
We purchased the old Partridge Farm back in 2007 and have had 18 happy years converting and changing the outbuildings towards holiday lettings, with many family and friends gatherings including the odd wedding.
