Visit England Gold Award Winning Rural 3 Bedroom Barn Conversion in Kent

Swallows Return is a 3 bedroom, 2 bathroom self catering barn conversion within rural Kent.

Perfectly situated for trips to the beach, bicycle rides along the Military Canal, as well as visits to nearby Hythe, Dymchurch and Canterbury. While the high speed train service ensures quick and easy access to London.

The owners' breathtaking garden is part of the National Garden Scheme and is open twice a year. You may well come across the free range hens pecking about the garden (be sure to thank them for your eggs!) There is a tennis court at the property for your enjoyment (please net that the tennis court use is with the owners permission only).

The nearest shop is 3 miles away, the coast is just 9 miles and the local public house is 0.5 miles away.

The barn is arranged over two floors, the front door opens out onto an open plan kitchen, dining and living space with a shower room off to one side. The double french doors open out onto a decked area.

There are 3 bedrooms upstairs within a king-size bed, fitted wardrobe and shelving, mirror and dressing table in the master bedroom with an en-suite shower room containing a power shower and complimentary Kentish Romney soap.

Bedroom 2 has twin beds with chest of drawers fitted wardrobe and shelving and the final bedroom has a double bed, fitted wardrobe and internal mirror.

There is a screened Mediterranean garden by the front door with a majestic olive tree, outdoor furniture and charcoal barbecue. There is also a decked area to the rear.

Please note that there is a fenced pond at this property and children should be supervised at all times.

We require a £100 deposit upon arrival for any large damages - this will be refunded upon departure.

A wonderful holiday
We enjoyed the two weeks in "Swallows Return" very much. We didn't want for anything. The well-kept house is tastefully and individually furnished with love. The beds were very comfortable, the kitchen well equipped. There were lots of books and magazines about the region in the house. The garden is a dream and the terrace is beautifully laid out and furnished with comfortable furniture. The peace and quiet in the house and garden were very soothing for us. Penny and Bill are very charming hosts and were always there when we had questions. We got some valuable tips from them for our excursions. We felt very comfortable and would gladly come back anytime. Thank you very much, Penny and Bill!

Excellent property and delightful extensive gardens, the owners were so welcoming to are grandchildren, we all enjoyed playing tennis on the full size court, would definitely recommend this lovely house.

Long Awaited Holiday
We had booked originally for 2010 but postponed the booking due to Covid restrictions. The wait was well worth it. This was the first holiday we had taken in 18 months and we were looking forward to it with great anticipation. We were not disappointed. The property is in an ideal location and was the cleanest we have ever stayed in. The property is well equipped and had everything that we could have wanted. The crowning glory for us was the beautiful garden. It is certainly a labour of love. Penny and Bill were very friendly and helpful. We would hope to return at some point although having told friends and family about it we amy have difficulty in booking.

Beautiful house , views and area
We have never rented before and now we will again. This property is I the most amazing grounds with plants around of all different sorts, surrounded by beautiful countryside, gentle baaing of sheep as a background. Owners extremely welcoming, lovely deck to sit on. A wonderful restful place. Lots of places to visit too and great food at the local down the road. Country walks .We visited the coast, national trust and English heritage properties from here.

Anyone for a game of tennis?
Wow where to start? Beautiful well equipped barn stay on the edge of Romney Marshes with some special treats when you arrive. Lovely new outdoor furniture to wile away the time whilst drinking in the sunshine we were lucky enough to have during our week in May. Beautiful gardens that we enjoyed walking around every day. So much love and care has been given to what was originally a field. We even managed a few games of tennis which was definitely worth taking the rackets for. Lots to see in the area including Camber Sands, the old cinque port town of Rye, even managed to see giraffe, antelope and Bison on our walk along the Royal Military Canal (it backs onto Port Limpney safari park) even Canterbury is within an hours drive. Would definitely come back and bring the bikes as loads of flat cycling to do.

Kent at its best.
Swallows return is the perfect place from which to explore this part of Kent, or you could just stay put and relax I the beautiful house or wonderful gardens. Our grandchildren loved exploring and sampling the apples and plums. Bill and Penny were perfect hosts, thank you for a great holiday.

Wonderful holiday home!
This house is a gem. The gardens are endless, the house is fantastic, light, clean, well-equipped and beautifully furnished. Very comfortable beds. We enjoyed playing tennis. Lovely fresh eggs and apple juice! So much to do and see around, so we will definetly be back.

fantastic house and garden
We spent a super nice week in the house with our three children (teenagers). There was nothing missing. From the first minute we felt like at home. The house was clean, well-kept and it is, high-quality and affectionately furnished. Also the beds let us sleep wonderfully. The garden is beautiful. We did a lot in the surroundings and were happy to come back to the house every day.

Ruime woning met grote tuin en heel veel ruimte eromheen
Heel prettig verblijf gehad in een huis waar niets aan ontbrak. Gastvrije ontvangst waardoor we ons allemaal meteen thuisvoelden. Brighton en Londen in de buurt, in Ashford een goed gesorteerde supermarkt en veel te shoppen. Heerlijk gewandeld en met een tennisbaan dichtbij was er dicht bij huis altijd wel iets te doen.

Clean, well-designed property. Fabulous garden, welcoming owners. Recommended!
The house is spacious with everything you need to make it a home-from-home. Perhaps the best maintained property we have been to - very clean, lovely decor, private location, comfortable beds, all mod-cons: coffee machine, dishwasher etc. We were greeted by Penny and given tea, coffee, milk, biscuits and a bottle of homemade apple juice to welcome us. The owners Penny and Bill live next door. They were friendly and ready to chat if we met them out and about in their lovely 2 acre garden which we had full access to enjoy. Friendly chickens, too! The holiday home is located in a quiet rural area with lots of places to visit nearby. We went to Rye, Camber Sands, Hythe, Dungeoness nature reserve, Dover, Canterbury, Great Dixter garden and Sissinghurst and there's loads more that we didn't have time for during our stay. At the back of the house there is a large area of decking with outdoor seating, views across the fields and the fabulous garden to explore. The full size tennis court with racquets and a vast supply of tennis balls was a real bonus and we loved playing tennis (well, attempted to play, but usually just a knockabout!) with our teenage children every day. We wished we had booked two weeks and would like to return soon. Thank you Penny and Bill for a lovely place to stay.

Super holiday home
We all (6 of us), had a wonderful holiday in this super house. Near to the beaches of southern Kent and with all conveniences. Beautifully decorated with extras that help when you first arrive - free range eggs! This holiday property is justifiably highly rated.

Fantastic holiday
Super property, exquisitely furnished and extremely well equipped. No expense has been spared and the Barn was like a real home not just done up as a holiday let. Immaculately clean. Set in wonderful surroundings, beautiful gardens complete with orchard, tennis court, pond and hens. We were lucky that the plums and apples were ready when we stayed so were kindly invited to help ourselves. Our son also loved collecting eggs from the hens for breakfast. We received a very warm welcome and awaiting us were 6 fresh eggs, a box of biscuits and some milk in the fridge. Penny & Bill were perfect hosts, really genuine, friendly and warm and we would love to keep in touch. We couldn't have wished for any more (other than an extra week!). We would definitely like to return We have high standards and take great care to find somewhere really lovely to stay each year. We have always managed this but Swallows Return was the best we have ever stayed in. We found places to visit every day, none more than a 50 minute drive away - Canterbury, Hythe, Romney, Hythe & Dymchurch railway, Dungeness, Howletts & Port Lympne, Rye and Tenterden Highly recommended. I am happy to give a glowing review but a bit of me really wants to keep this as our own little secret! Many thanks, Penny and Bill, we really appreciated everything

Luxeriöses Haus für einen tollen Familienurlaub in Südengland
Wir haben zwei traumhafte Wochen im luxeriösen Ferienhaus von Penny und Bill verbracht. Das Haus hat eine ruhige Lage und trotzdem kann man mit dem Auto viele berühmte Schlösser und Festungen z.B. Leeds, Hever, Dover Arundel, u.v.m.sowie London mit dem Zug oder Auto in ansprechender Fahrzeit erreichen. Das Haus ist sehr schick und komfortabel eingerichtet. Es ist alles vorhanden was man für einen gemütlichen Wohlfühlurlaub so benötigt. Auf der Terrasse kann man morgens bei Vogelgezwitscher und einer Tasse Kaffee oder Tee den Sonnenaufgang beobachten. Das Haus ist von einem wunderschönen Garten umgeben in dem sich fast verlaufen kann. Bill und Penny haben uns fünf sehr freundlich aufgenommen und immer mit Rat und Tat zur Seite gestanden. Penny und Bill nochmals vielen Dank für Eure Hilfe und Fürsorge. Nochmals viele liebe Grüße von Andrea, Manfred, Sandra Steffen und Jürgen.

Ausgezeichnet! Voller Comfort! Sehr ruhig! Jeder Zeit wieder!
Das Ferienhaus ist sehr geschmackvoll und funktional eingerichtet, mit allem Comfort! Der Garten ist herrlich! Im März war der Garten über und über voll mit gelben Narzissen, die im Wind dufteten. Das Bett hat eine sehr gute Matraze, das heißt guter Schlaf ist garantiert. Das Anwesen ist sehr ruhig gelegen. Die Vermieter Bill und Penny, die sozusagen im Vorderhaus wohnen, sind super nett, aber nicht aufdringlich, haben uns herzlich begrüßt, haben uns mit frischen Eiern von den drei Hühnern, die im Garten wohnen, versorgt. Der Pub im dazugehörigen Dorf ist urig und bietet zu guten Preisen gutes Essen an (Achtung: die Portionen sind riesig!). Wir haben eine sehr entspannte Woche in diesem Haus verbracht. Das Haus ist gut gelegen für Tagesausflüge: White Cliffs bei Dover, Schlösser, Gärten, Dörfer. Einen Regentag haben wir zum Shoppen im Markenoutlet in Ashford genutzt.
