Not the greatest
This is definitely a no frills type of place. We did not have a great experience here. Until we brought it up to the property manager, we had almost no water pressure and no hot water (it was never turned on). Once we discovered that this was not usual, they got both fixed. One day we got home to a flooded kitchen and part of the living room. Apparently, this was from a strong rain during the day. We think the wifi for the house was the neighbors and not password protected. The wifi that was listed for the house never did have a password that worked. The neighborhood dogs were certainly an issue, as other reviewers have said. On the plus side, the property managers, Patricio and Elena, were great. Also the beach that was in walking distance was beautiful, one of the best along the coast.

Great value, convenient location, away from the fray
Our family (two adults, two children) stayed in Chan Chemuyil for a week over New Years. Overall, this little house suited our needs very well. It's nothing fancy, but it was functional, comfortable and clean. It was generally well-stocked with kitchen appliances, beach supplies, linens and other things you might need. When we were there, it was lacking some small necessities (coffee filters, matches for the stove, etc) - but it was all stuff we were able to restock ourselves. We had a small issue with the windows, which do not close very well, but I guess that's the way they work. Chan Chemuyil is close to the highway and super convenient to plenty of nearby attractions. Tulum, Dos Ojos and Laguna Yal-Ku are all within a 15-minute drive. We also made the longer trip to the ruins at Cabo. After these great adventures, we spent almost every afternoon at "our" beach at Xcacel (10-minute walk) which is absolutely gorgeous and much less crowded than Akumal or Tulum. We loved this beach - only disappointed that it closes at 5pm. The immediate surroundings of Chan Chemuyil do NOT have a lot to offer for your down-time - no yard to speak of, no hiking trails, no hammock - but we did enjoy walking into the village for dinner at La Palapa. We also spotted some good birds in the surrounding forests - chachalacas, turquoise-browed motmot, lots of colorful orioles. The neighbors are friendly. The dogs are loud, as are some neighborhood cats, which seem to set the dogs off. But it didn't bother us too much - just an occasional disturbance. Mostly, considering the super busy peak-travel time we were there, we appreciated being able to "escape" from the hordes and retreat to our little bungalow away from the touts and tourists. Laine was responsive to all of our requests. He even helped us find a local babysitter, which I thought might be tricky but it wasn't, thanks to his recommendation. Overall, we had a good experience. This little house offers excellent value - significantly cheaper than any of the other hotels or rentals that were available when I was looking. While it might not be particularly large or luxurious, we found it had pretty much everything we needed, with the advantage of being off the beaten track. Definitely recommended for independent travelers.

Nice relaxing place at Chan Chemuyil
We had a great stay at Laine's place in Chan Chemuyil. The place was very comfortable and had everything we needed - the neighbour's dog does bark in the mornings sometimes but it didn't really bother us. And we even made friends with her (Nina!). We never noticed any noise from the highway, either. Laine was super quick to respond to any questions we had via email. The small neighbourhood is peaceful and beautiful - a really nice alternative to the hustle and tourist-heavy area of Tulum. The town (Chemuyil) is a 10-minute walk where you can get good mexican food (La Palapa is great) and groceries. It's an easy 15-minute drive or collectivo (local van) to Tulum. There are three local cenotes for swimming very close by and the local beach is really nice. I hope to go back again soon!

Too bad about the noise
The images and description give a very truthful impression of the property - you get what you see. We also liked the local beach very much although it does get quite busy even here during peak season, but it is certainly a lot less packed than the more well known beaches. The only thing I would say about the property is the size. It is listed as sleeping six adults, but I would not recommend it for more than four. For starters, there are not enough plates and chairs for six people! Also, it would be very crammed since the place is not big. We were there for part of the time with four adults, and I would say that that was about as much as the place could handle. While we had a good time in Chan Chemuyil, we would probably not rent this property or even in the community again because of the noise: First, we were woken each night at least once if not several times by the loud barking of the neighbour's dog, which literally climbed onto this property's roof, making the barking even louder. There are also many other dogs in the neighbourhood leading to a barking chorus in the middle of the night. Second, especially in the early morning hours (5-6AM), we were usually woken by trucks on the Playa del Carmen-Tulum highway even though this house is on the street that is the furthest away from the highway. During the day the traffic can also be heard although not as loud. It seems the early morning is rush-hour for deliveries.

Can't wait to go back!
Just got back from eight days staying here and I already can't wait to go back! The only other time I visited Mexico was when I visited Cancun many years ago. For the past several years, I've been doing my beach vacations in the Dominican Republic, but this location seems to have a lot more to offer and a lot less crowds than the big resorts in Cancun and the Dominican Republic. The beach right across the street, in walking distance, is a nature preserve and is breathtaking and peaceful. I felt like I was in an episode of Lost-- no buildings, no commerce, no crowds-- just nature. When you want to see people and have some drinks/food on the beach, down the road a bit is the Akumal beach. We really liked eating at the Turtle Bay restaurant for breakfast and Lol Ha for lunch and dinner (good drinks there too). There's also little shops and great snorkeling and scuba. The other beach we visited was Tulum and it was truly breathtaking. It was also not built up and you can walk on the beach and see the ruins. At all the beaches, the water was as beautiful as anywhere on the Caribbean sea! Another thing that was truly special about this location were the cenotes. I have never seen anything like a cenote before and it is a wonder of nature. There is nothing like it! There are several in the area and a really nice one walking distance to the house. The house is comfortable and has everything you need for a beach vacation and is family-friendly. It is nice to be able to prepare meals there. The neighborhood is really cute and the people, mostly Mexicans, Canadians, and Americans, are nice and friendly. We even got invited to an authentic Mayan Christmas Eve celebration in town-- that's not something you would ever get to do in a resort! So if you are looking for a more authentic Mexican experience, less crowds, beautiful natural beaches. and a family-friendly atmosphere, I highly recommend staying here.
