Gorgeous 3-bedroom family friendly cottage close to North Devon beaches

Higher Mullacott Farm where Aggie's Cottage is located is nestled within the foothills of the North Devon coast, providing the ideal position from which to explore the wider North Devon area and Exmoor. With buildings dating back to the time of the Domesday Book, the pretty barn conversion is able to combine period charm with modern day elegance, think wood beams meet contemporary decor.

Aggie's cottage sleeps 6 (+ cot) in three bedrooms and is a beautifully furnished property bursting with charm and character, making it an ideal holiday cottage for families or couples. The cottage can also be booked alongside its sister cottage Dolly's Barn, which can accommodate up to 11 in six bedrooms.

Aggie's Cottage has been lovingly restored and is set within 3.5 acres of gardens and paddocks, making it the perfect property for an escape to the country. With its excellent location, it is easy to explore North Devon and beyond from Higher Mullacott Farm.

The beaches at Woolacombe, Croyde and Saunton are all less than a 15 minute drive, and Exmoor with its pretty villages and rugged landscape is half an hour away.

Aggie's Cottage is a charming three bedroom period property full of character, with wood beams and slanting ceilings. The cottage features an open plan living room with galley kitchen and comfy lounge/dining area a large corner sofa and comfy cushions plus TV/DVD. A stable door opens out onto the garden where you can enjoy a picnic or summer BBQ admiring the sea views, or read a good book in the peace and quiet.

Three steps up from the living area lie two wonderfully large bedrooms, the first features a king size double bed and the other is a pretty twin, perfect for adults and children. Both of the bedrooms are individually connected to the downstairs bathroom fitted with a shower, a WC and a wash-basin.

Upstairs lies the second double bedroom, this quaint room is full of character with its low beamed ceiling and views out of the dormer windows stretching towards the sea. It is the perfect room for couples with a double bed and plenty of storage. At the bottom of the stairs is the second bathroom, which features an original cast iron roll top bath and toilet with pull chain.

Aggie's Cottage has its own private garden area where guests can enjoy alfresco dinners or a summer BBQ. Alternatively, the grounds are available to wonder at your leisure and feature a summer house and a children's play area. A Devon experience
We thoroughly enjoyed our stay at Aggie’s Cottage. The cottage is roomy and light filled and perfect for two couples traveling together. We had everything we needed, but it would’ve been nice to have more than one toilet roll per bathroom provided. Otherwise, the experience was wonderful and the surrounding views from the cottage are stunning.

Lovely Cottage and Grounds
We have had a lovely week at Higher Mullacot, staying in Aggie's Cottage. The cottage was spotless, warm and cosy and overall, had a good range of amenities to meet our needs. The location was good and we had access to a range of activities throughout the N.Devon coast. The bedrooms were lovely and cosy and the kitchen and living room were really well equipped. The wider grounds were amazing for the children, who loved playing on the play facilities and with the bits and pieces left in the shed to borrow. It's a lovely cottage on a lovely site. We do have a few suggestions though, which would've made our stay perfect. Firstly, the shower needs some work. It took a good while every morning for us all to get the temperature right (even by following the instructions) and the pressure was really low. Secondly, the toilet in the second bathroom next to the kitchen can only be flushed once every ten minutes or so, given it takes so long to fill up in between - this needs sorting when there are six people in the cottage. Thirdly, for six people, the fridge simply isn't big enough - we ended up having to leave food and drink outside in the end as we didn't have enough space.

A lovely setting, conventiently placed between Ilfracombe and Woolacombe (Aggies Cottage)
Nice cottage with 2 downstairs bedrooms and one upstairs double. In terms of location it is a short drive to both Ilfracome and Woolacombe, the cottage (and 3 others) are set in some very nice grounds with play equipment for children that is set well back from the main entrance. Each cottage has a BBQ and picnic bench. The Kitchen is well equiped however more fridge space would have been useful. Perhaps a fridge that does not have an ice box or replace the freezer for a second fridge with icebox? The equipment in the kitchen is well maintained and works well, however the large saucepan and frying pan had too large a base to use on the electric hobs so they kept cutting out. This made cooking pasta for 6 a little slower than it might have been! There is some borrowable beach equipment in the hut including some body boards, chairs and windbreaks which is a very nice addition. There is also a suitable spot for washing wet suits (hose and old belfast sink), although it is under one of the cottage's windows so it felt a little intrusive to use, especially when that house was using its BBQ which is right next to the hose. On the whole any of these comments are minor observations, this was our second holiday here and we plan on comming again!

Family getaway
Stayed here and Dolly’s for a big family break. Worked perfectly with children and parents in Aggies and rest in Dolly’s. Children slept undisturbed in the evening and adults in the morning. Good facilities and lovely play area. Will definitely be back.

Aggies
Not as clean as it first looked, we rented 2 cottages and there was a small bin at both for recycling which were soon overflowing and never got emptied and 1 dustbin between the 3 cottages on the site which was overflowing by the middle of the week. The bathroom floor in aggies has loose and broken tiles so you have to be careful and the old toilet flush only works intermitently so sometimes you have to leave it which isnt nice especially as there is no window and the extractor fan doesnt work

Perfect cottage for our first family holiday
Having decided we wanted to go to Devon on our first family holiday, we set upon searching for a holiday cottage and we’re so pleased to find Higher Mullacott farm. We had great communication from Tina and Mark ahead of our booking and a helpful welcome email the week before our arrival. Upon arriving at Aggie’s cottage we were really impressed with the cleanliness of the cottage and how much it felt like gone away from home. It had everything (and more!) that we needed. The location was absolutely perfect. Although you can’t really walk anywhere from here as it’s off of a main road, it’s a 5 minute drive to Ilfracombe (where there is a great walk around the harbour and little town - perfect for pushchairs / wheelchairs etc and tunnels beach where we spent a lovely afternoon splashing in the tidal pool with our toddler .) 10 minute drive to Woolacombe (a fab family friendly beach where we enjoyed a couple of beach days) 10 minute drive to Hele bay (great cream tea at the Old Corn mill and a really interesting wander around that our 3 year old really enjoyed. Also Hele Bay was perfect for rock pooling!) 20 minute drive to Croyde Bay which we didn’t discover until our last day but definitely would have gone again (another lifeguard patrolled beach popular with surfers but again perfect for rock pooling or a lovely walk along the shore line splashing in the sea and building sandcastles.) We would also highly recommend the sheepdog and falconry show at Borough Farm on a Wednesday evening. It’s only 5 mins down the road and initially we were a bit nervous about whether our 3 year old would enjoy it but upon arriving there, there were plenty of young children and they all happily wandered around whilst watching the bits of the display without being too much (I hope!) of a nuisance to other people watching. We didn’t end up eating our very much as we it was so easy cooking in the cottage with everything we needed and we either enjoyed our meal in the cottage or out in the garden. The gardens were beautiful and fantastically maintained. The childrens equipment was a welcome addition and although slightly weathered, in perfectly useable condition which our 3 year old loved. If I was being picky - the bed in the main bedroom could have been better. The mattress was potentially quite old and had quite a dip in the middle which wasn’t particularly comfortable. Also the shower wasn’t very powerful. But these two days things didn’t detract from our stay at all and we wouldn’t hesitate to book again. We thought it was excellent value for money and throughly enjoyed our stay.

A very well equipped cottage
This beautiful cottage has everything you could need for a brilliant holiday including body boards to borrow, outside activities for the children and even bits to BBQ with. Such a comfy cottage and the icing on the top was the cream tea that awaited us on our arrival :-)

A lovely cottage
The cottage was great and we had a lovely stay at Higher Mullacott farm. It was a good size and well equipped. The garden was fantastic for the kids and location was good for getting to the beach and we were really lucky with the weather. Only downsides were no dishwasher but for a week wasn’t really a problem! Overall it was a great stay and we’d consider going again.

Cosy cottage but poorly equipped
A group of six stayed at Aggies cottage over October half term. The cottage is cosy and nicely decorated however the kitchen is poorly equipped - very small fridge for a group of 6; no dishwasher; and not very well supplied with cooking and eating implements. Apart from this the cottage is in a nice location, close to both Ilfracombe and Woolacombe.

Great Family Holiday in North Devon
We loved the cosy cottage feel of the property which is actually really spacious inside and never seemed crowded with 4 adults and 2 children. The set up on the farm is excellent with good access, parking and a beautiful garden with children's playpark built in. The location was great with excellent access to lots of North Devon beaches and nearby national trusts, as well as a really quick drive into Ilfracombe for shops and food. The shared beach/surf equipment that was available to borrow was a hit with the children.

Lovely cottage, very clean .Tina and husband were lovely.
Location was ideal , definitely need a car . Views were fabulous the cottage was very equipped but the door to the barbecue was a stable door that you couldn’t lock the two halves together so watch if you open and move the mat at the same time ouch when you catch your head. Will go again earlier in the season as we encountered quite a bit of rain . Heat find for families

A Magical Setting with Excellent Facilities
When we arrived, we were initially taken with the grounds and surrounding facilities for the children. However, on entering Aggie's Cottage it felt that we had been transported back in time. The cottage is beautifully presented and has a authentic quaintness about it. It is full of charm and character but has all the modern facilities you needed. I was extremely impressed in the level of detail and equipment available from the BBQ facilities to even a pretty pink cake stand ideal for my friends 40th Birthday cake to sit on! We had only booked the cottage for the weekend, but I could have happily stayed there longer. I would highly recommend Aggie's Cottage to anyone who wants that feel of luxury but homely charm. We loved it, and can't wait to return.

Traditional, modern, wonderful
A wonderful property balancing the traditional charm of a country cottage, with the modern amenities you would expect. The site is spacious and incredibly well maintained with wonderful planting and spacious grounds, including a fantastic play park. The cottage lacks for nothing - with all the utensils and items you may need, and is lovingly decorated with a wonderful traditional character. The location was perfect for beaches, coastal sites and attractions within a 10-30 minute drive.

Aggies Cottage
Quirky setup in converted stables, upstairs bedroom had challenging roof. Downstairs bathroom rather old fashioned and flush temperamental. Kitchen equipment could be more refined. Hosts very friendly and obliging . Outside gardens/play area and equipment excellent as well as beach equipment. Recycling opportunities good.

Fantastic home in gorgeous setting
We loved our time here. The grounds are immense and beautifully kept, and every kid’s dream to play in! On rainy days the cottage itself was beautiful with enough space but also a really lovely cozy feel to it. Close to all the local beaches and some much needed take-out food! Owners are lovey and very helpful- we’d absolutely come back!
