Location, location, location. This charming 4 bedroom 3 bath house is a 3 minute walk to the best beach on the island. Air conditioned throughout. 3 Bedrooms are on the main living area and a 4th is on lower level. The walk to the beach captures a beautiful, panoramic view of the 2nd and 3rd beaches, the Norman Bird Sanctuary and the Sachuest Point National Wildlife Refuge.
We are just 2.5 miles to downtown Newport and 2 miles from Bellevue Ave and the Mansions. Hardwood floors throughout, a renovated living room with large windows and new mahogany deck facing the beach. Enjoy your morning coffee on the deck while listening to the sound of the waves. The kitchen has a new wall oven, refrigerator and microwave. The master bedroom has a king size bed and private bath with windows facing the water. The second bedroom has a queen sized bed and hall bathroom. The third bedroom has two twin beds. A family room was added in 2016/17 on the lower level which serves as a 4th bedroom with private bathroom and separate entrance from the yard. The living and dining rooms are located in a "great room" with the kitchen adjacent to the dining room. The living room has a 62" flat screen TV with Cable and DVD player. Wifi throughout. The master bedroom has a flat screen smart TV with cable. The house borders the beautiful grounds of St. Georges Prep School. There is a ping pong table in the 4th lower level bedroom. There is a gas grill for outdoor cooking The deck has table with umbrella, chairs and lounge chairs. You will be fully equipped with beach towels, beach chairs and boogey boards.
Tennis is close by and we can make arrangements for you to play on the St. George's courts. There are private and public golf courses nearby.
Another feature about renting on Purgatory Lane is the fantastic walks along the beach, to the geologic anomaly, Purgatory Chasm and the Norman Bird Sanctuary. A free parking pass is available for 3rd beach, located about a mile away and visible from the deck. Less crowded and more tranquil than the closer 2nd beach, 3rd beach has no waves and great spot to take non-swimming kids.

Perfect for multi-generational family vacation

Property was exactly as described and the location could not have been better. So close to second beach and in a quiet neighborhood, but really close to downtown Newport. Hosts were very responsive and accommodating.

Wonderful find!

Our group was 2 families, each family with a 5 and 3 yr old. This was a wonderful house. The living area is really open, it has a great yard and is on a quiet, small lane. The house was very clean and well-cared for. What we really loved, especially with small kids, was the ability to walk to the beach. With small kids, the amount of time they are happy to be on the beach varies, so this way, we didn't need to pay for parking on short beach trips, and people could also leave at different times that worked for them. The walk was about 10 - 15 min with small kids (10 tops for anyone else, I never did it without a kid :-) ). The owners John and Jan were extremely responsive and attentive, checking in with us before our trip started to make sure we didn't have any questions. Our group goes to the Newport/Middletown area every year, and we are already talking about coming back to this spot!

Rhode Island family wedding

The house on Eastons point was a wonderful place to spend a few days with family. We were a group of seven attending a wedding in Newport. The house is spacious , light and airy and had all of the amenities for a comfortable stay. The location was perfect for us being a short walk to the beach and a few minutes drive into town. John and Jan were gracious, thoughtful hosts. We highly recommend their home and look forward to returning some day!

Great location

This neighborhood and location were just what we were looking for. We could walk to the beach so we didn't have to worry about parking passes and restrictions. We were a close drive or bike ride to the Cliff Walk, mansions, and Newport. The kitchen was well-appointed so we could make our own meals but we did enjoy take-out and delivery from nearby restaurants also. The yard and house itself are lovely with open feel, plenty of light, and a nice view. The owners were very responsive to questions we had before we arrived and were on call if we had more. Once there, we settled in and had no issues.

Newport Escape

After spending over three months at home it was time for a change of scenery and this property delivered! The location to the famed second beach is incredible - just a couple of minute walk and you are on the beach. With the windows opened you can hear the waves all day and night, which was a treat. Calming views of the ocean from the deck where we ate most of our meals, still trying to stay somewhat socially distant. A few minute drive to first beach and the Cliff Walk, and another few minute drive to Newport Harbor area with all the restaurants and shops. The location was fantastic for easily getting around by car or bicycle. John was great to work with and timely with responses to any questions ahead of the trip or during. The house was extremely clean with all the necessary kitchenware for cooking, plenty of towels, hand sanitizer, and even a ping-pong table! The yard is big and great for playing cornhole, tossing the football around, or having a catch. The neighborhood is quiet with only the sounds of the ocean and local birds. When visiting Newport again I will definitely look to see if this property is available.

Great Stay

The house is adorable. Being able to drink coffee on the porch in the morning and listen to the waves crash was really peaceful and we loved being able to walk down the beach. Check in and out was a really easy process and communication with John was great. If we are ever back in the area we would love to come back!

Great Location, Great Time

Overall the property was great. Very close to everything, walk to the beach, right next to a private school. The house was on a cul de sac, close to all 3 beaches, shopping, restaurants, apple picking, parks, etc. Great view from the deck, listen to the waves at night. We had 6 adults plus kids. Plenty to do. Owner was great to work with. Great home for a vacation.

Perfect for us

Easton’s Point is one of our favorite rental houses and we have stayed at quite a number. A small ranch with three bedrooms on the main level and more sleeping and recreation space on the finished lower level which is above ground, the house is exceptionally bright and airy with an abundance of windows allowing for great cross ventilation. Each room has its own AC unit but we did not need it during our stay. The open floor plan and commodious seating create a pleasant living space enhanced by eclectic furnishings and paintings that add great visual interest and character. The deck offers a view of the best beach in the area. It was wonderful to sit there at the table under the umbrella. The house is well stocked with kitchenware and towels. An added bonus is that the beach is just a three minute walk down a grassy slope bordering the impressive St. George’s School grounds. The cul de sac is quiet and we could hear the surf at night. I should not be writing this rave review as we will have competition for rebooking!

Great location, quiet relaxed

Beautiful home with plenty of space for our combined family. Lower level offered an almost sound proof sleeping spot our grandson. Plenty of privacy in each bedroom. Master bedroom had lots of space for pack and play, if needed. Baths had lots of space for storage. Kitchen works well with one cook, but everything is available to make meals each night. Location to the beach is fantastic. Some of our group walked, some drove. 10 minutes to Thames St by car. Room with twin beds may not work for small children, right off living room area. Sheets and towels were included which is a plus, and nice quality. Only thing missing was an outdoor shower! Oh, and an ice maker! We had a fabulous time.

Fantastic location; great family stay

While I think John was a little nervous seeing my seven kids spilling out of our van, he's a very gracious host and our stay was superb. We stayed for three nights, which was perfect for visiting the beach and checking out Newport and the Breakers. The views, including of Second Beach, are great, and it's just a short jaunt down to the water. There is plenty of space for kids to spread out; they particularly enjoyed the great yard and the ping pong table. It's a great place for a large family or extended family gathering. Our only small suggestion would be a bit more in the way of kitchen amenities, particularly a set of non-stick cookware. We might be an anomaly as with a tired family of nine at the end of each day we cooked in each night. Great stay!

We had a lovely weekend at Easton’s Point. The house is on a quiet street with easy access to second beach. The house was bright, clean and well appointed. John, the owner was very accommodating to ensure easy arrival and departure.

Great location! Spacious Home!

Our family of 8 adults all really enjoyed our recent stay. The view was amazing, and there was plenty of space for us, both inside and out. Deck was large enough for everyone to relax, and the oversized dining table was great for game night. Beds were all comfortable. We brought our bikes and explored the nearby beaches, bird sanctuary, and hiking trails. We were only a few minutes from Downtown Newport with all its restaurants, but we felt like a world away in this beautiful, quiet beach neighborhood. John was extremely easy to work with and a very nice host, greeting us upon arrival to show us around his home. We would definitely recommend staying here and hope to do so ourselves next year!

Just about the best location in Middletown, not to mention the whole island

The house may look modest from the outside, but inside, it is spacious, comfortable, and open, with a fantastic deck overlooking Sachuest beach. There's also a big downstairs room with ping pong and its own entrance, should someone want privacy from the upstairs group. Finally, there are beach chairs, boogie boards, a croquet set, a gas grill, and much more. We grew up in Middletown, and this is our favorite spot.

This beach house rental couldn't be more perfect!

My family and I recently had a wonderful experience staying at this beautiful property. John and his wife graciously met us on our arrival and gave us a brief tour of the house. The house is conveniently located in a beautiful, priviate section of Middletown and a short walking distance from Second Beach. It was so nice to be just a short drive from downtown Newport, but still away from the busy crowds. As to the house itself, it is in immaculate condition and provides everything one needs to have a relaxing family vacation. The charming decor immediately makes you feel like you’re staying at a friend’s summer house. In addition to providing all the essentials we needed, John and his wife went out of their way to provide extra amenities to make our stay comfortable and stress-free. They even child-proofed the home after learning we had little ones. We greatly appreciated John’s hospitality and his willingness to be available by phone during our stay to answer any questions we had. Thank you John for making our stay a memorable one and we will most definitely consider staying here the next time we travel to the Newport area.

Can’t beat the view!

Property had an amazing view and close to several great beaches and easy and quick to get into town. Owners so nice and friendly. Beds were awesome. Living area comfortable and a great patio. Nice to be a little away from town (10 minute drive) so much more relaxing.
