A large, unique fully modernised apartment with vaulted ceilings, beautiful views, amazing kitchen and bathroom. Sits within the14th century vaults of Palazzo Scarsini in the medieval hilltop village of Petritoli. Lovely restaurants, cafes and shops an easy walk away.The beach is a 15 minute drive away and the Sibillini mountains and national park are only 40 minutes drive. A truly unique village location in Le Marche.

Situated in the centre of town, only a few minutes walk from the centre of town and the Palazzo Mannocchi. There are a series of steps to the apartment that may not be suitable to anyone with mobility issues.

This is a unique space, an apartment created out of fully renovated and modernised 14th century vaults. Over 80 square meters of open space with amazing views and a wonderful, serene feel. A fully equipped modern kitchen and beautifully appointed bathroom, with large walk in shower, will make your stay very comfortable. Underfloor heating throughout make this an ideal location for winter and summer stays.

There is an amazing array of historic buildings and piazza to be found when exploring Petritoli. Four churches, a restored Civic Tower (with viewing terrace), a small theatre and tranquil historic cemetery to name but a few.

Three Arches, anchored by 15th century turrets, dramatically form the entrance to the village, a welcome sight on arrival.

The day starts with elderly inhabitants meandering to morning mass, beckoned by the church bells. The local cafes, busy with people grabbing their early morning coffee and pastry before work, the sound of shutters opening, the beginning of another day.

The four cafe/bars in the village offer different experiences, from the hustle and bustle of Bar Gelateria Tre Archi, home to amazing artisan made ice cream, to the lovely garden at the front of Fanny's Bar, where you can while away the long summer evenings. Or, experience the wonderful evening entertainment of Antico Bar Comunale or Enoteca Antisociale. Both serving excellent food and wine and beer options, so much to offer in this beautiful small village.

We love that so many people walk through a piazza and not drive, giving time for one another to greet each other and stop for a gossip.

The local shop owners greet you warmly and are ready to entice you with your favourite foods! The local produce is a real treat for those that love to cook with fresh ingredients and often grown in the surrounding valleys.

Everything goes quiet over the very important part of the day, lunchtime, where you have a great choice of cafés and restaurants, another great advantage of living in a village, its never far to go for great food and company!

Choice for dinner is excellent, with three highly regarded restaurants (Ristorante Re Squarchio, Osteria della Cornacchie & Ristorante Roma), Pizzeria 'Girasole', and an Enoteca 'Anti-Sociale' all within easy walking distance of the Apartment. The quality of the Petritoli restaurants is remarkable for such a small community but not surprising when you consider the Italians love of food.

The local theatre, Teatro dell'Iride, is very professional and puts on some great operatic productions and musicians from all over the world arrive each year to compete in an international oboe competition. It has been beautifully restored over the years and has also become a venue for many weddings, especially from overseas.

You can partake in any one of the numerous summer festivals and markets held in the main Piazza or just sit in one of the bars, sipping a glass of prosecco watching the world go by.

The Apartment is situated in a prominent position on the south side of this medieval Village, on top of a panoramic hill, 400m above sea level, benefiting from amazing views to the Adriatic Sea and Sibillini mountains.

Due to this position overlooking the Valdaso valley, Petritoli is referred to as the 'Balcone sulla Valdaso' - the Balcony of the Valdaso!

Beautiful restored property, very comfortable with an outstanding view. Picturesque village on a hill top, the gradients would challenge the less mobile Close to the coast, a wonderful place to stay, interesting to obtain a WiFi signal in the bathroom.

Another beautiful stay at the Scarsini
This is our second stay at the Scarsini, though this time we chose the beautiful apartment as our ‘home away from home’ whilst we were in Petritoli to get married. Michael is a fantastic host and the apartment couldn’t be more perfect. Thank you for having us again. Perhaps we will return next year for our first wedding anniversary!

The Petritoli apartment managed and owned by Michael Hobbs was a lovely place to stay.
My husband and I stayed for a November week in 2021. Alas due to the off season there were few bakeries or butchers open or dining in the quiet village of Petritoli. Did enjoy the chic decor, the bedroom, Wi-Fi, wonderful essentials provided, the kitchen and lovely lighting. + + Michael is a delightful host. Thank you for a wonderful anniversary.

Lovely, well equipped and comfortable appartment in interesting hilltop town. Thoroughly recommended. Lots to see and do in the area and 3 days wasn’t enough. Eat at Delle Cornacchie for a great (and not expensive) experience.

Beautiful Property
The property is absolutely beautifully decorated with everything you need for a stay. The owners were very helpful when booking and very kindly had some water, milk, tea and coffee and a bottle of wine for us when we arrived. Location wise it is right in the centre of Petritoli and in walking distance to bars, restaurants, coffee shops and supermarket. We would highly recommend this property.

Gorgeous apartment in the center of Petritoli
We received a very warm welcome from Michael upon arrival and once he showed us to the apartment we were not disappointed! It sleeps 2 guests but feels like a house and is beautifully decorated & easy to access from the center of Petritoli. Michael was contactable throughout our stay which made us feel very comfortable. We would rate it 10/10.

If you seek Luxurious Accommodations, Lovely Vistas, Peace and Tranquility, you have come home.
For two incredible weeks, I had the distinct pleasure to live in a little corner of paradise called Palazzo Scarsini in Petritoli. The restoration of the Palazzo itself is nothing short of extraordinary. The ceilings are vaulted with incredible stone masonry and the stonework and tilework on the floors is amazing. When I arrived, there was a table set with colorful stoneware and cutlery, a bouquet of rose, cream and orange poppies, fresh bread and cherries as well as a bottle of the Owner’s privately bottled wine. There are numerous vistas from every window that include hill and mountain views and when the windows were thrown open, which for me was just about always, the smell of wild jasmine filled the air. It contains upscale appliances that are fabulous if you are a cook, which I enjoy, well working Wi-Fi and Netflix (logon to your own account). It is also filled with tasteful, comfortable furniture, wonderful linens and bedding not to mention an incredible collection of antique chandeliers. I found myself awakening to a sweeping view of the valley from the bedroom each morning. I truly felt like pinching myself – it is that lovely. During my travels, it has been my experience that while some villages may be beautiful to look at, many lack a heart/soul and a pulse, and in my experience, Petritoli has the rare combination of containing both. The friendliness of the local people were a unique part of the village’s appeal for me starting with the Palazzo owners, Michael and Dawn, who were incredibly warm, kind and generous hosts beginning with helping me to get settled in the apartment, offering area and restaurant information, and generously inviting me to join them for a glass of wine. The village itself, while small, feels very social and alive on the weekends, and the locals were noticeably welcoming and eager to get to know you on a personal level. While I would rather keep the apartment all to myself, beautiful things are meant to be shared…so do not hesitate to book the apartment immediately…before I do! Also, if you fall in love with Petritoli and the stunning creations of Michael and Dawn, you can go to their Appassionata site and consider a permanent move to Petritoli as they have several similar restoration properties offered for sale. My heartfelt thanks to Michael and Dawn for a fantastic visit and I hope I have the pleasure to stay in beautiful Palazzo Scarsini in the future.

We have been restoring property in Italy for more than 10 years and this project was completed in 2014. It really is a unique, sympathetically restored space with light streaming in from the south. There is underfloor heating and all modern amenities.
