Our historic home is located on 125 acres in the Appalachian mountains. The house has 3 bedrooms and two baths. It has been completely renovated in 2014. Great mountain views from every window. Guests can enjoy our 50 acre fully stocked lake with a 2,000 sq ft. clubhouse, full kitchen, bathrooms and changing rooms located 5 miles away. The Pool and lake is shared with guests from our second home Enjoy the infinity edge pool, hot tub, sauna, sandy beach plus 7 miles of walking and bicycling trails. It’s the perfect place for a secluded vacation.. White water rafting, zip line tours and scenic state parks are within a forty-five minute drive plus day trips to the historic town of Lewisburg and the world famous Greenbrier resort are a half hour drive. No WiFi.

Wonderful place!

This was our second visit, and we had such a great time. There is so much property to explore, and we made full use of the lake and other activities. Mark was responsive and helpful if we needed him. Can’t wait to come back!

Fantastic Place to Relax

The farmhouse was a wonderful place to spend a holiday week. The property surrounding the house Is gorgeous and the wild flowers were abundant. The creek that goes along the side of the property was lovely and the view from the front porch was spectacular. The kitchen was fun to cook in with great space and appliances. I suggest bringing a few of your own knives if you really like to cook as the knives provided were not very sharp. Everything else we needed for the kitchen was there. The lake, pool, property ect. was absolutely the coolest. We enjoyed hiking, kayaking, swimming, fishing and just taking in the pure beauty that surrounded us. The drive from the farmhouse to the lake was about 15 minutes and a pretty drive. We enjoyed everything about the Farmhouse and the lake amenities and it was a great place to spend time with our dogs. We definitely will return in the future!!! Simply outstanding vacation😊

Beautiful property, amazing time

Overall experience was awesome. Spent every morning sitting on front porch with a cup of coffee admiring the scenery and the 2 horses in the pasture. We then would pack up for the lake and spend all day swimming, kayaking, paddle boarding canoeing and fishing. Our whole family had an incredible time,including our dog. The pool,pool houses, hot tub, fire pit..everything was amazing. We can't wait to book again.. side note,, got the biggest bass I've ever caught, 21 inches, almost 6 lbs..released him back for next angler to catch...Great vacation

A Little Piece of Heaven in WV

Charming farmhouse with a beautiful country setting. The home had everything we needed. We loved sitting on the porch in the mornings before heading to the lake. The lake area was amazing. We enjoyed the pool, hot tub, sauna and everything else the lake had to offer. We look forward to returning soon.

Grassy Meadows House

Absolutely loved the pool and lake, beautiful property! You can spend the entire day there with all of the amenities. House was really nice, but not cleaned before our check in and we had to check in 2 days late due to maintenance; that was the only disappointment. Great indoor fireplace and outside porch with swings and rocking chairs. June had perfect weather. If you can rent both houses, I would highly recommend; otherwise you have to share the pool house with other guests that could be bothersome or messy.

Quiet Getaway

If you want a quiet retreat away from the city hustle and bustle, this is your place! We had a great time reconnecting with family. Dawson Lake is an oasis of tranquility! There was something to do for everyone; swimming, kayaking, paddle boarding, fishing, sauna and an amazing hot tub! All in all, it was a unique and unforgettable experience!

Just what we needed!

A lovely property--very quiet and relaxing. The home is lovely and spacious. We spent many hours sitting on the covered porch just taking in the beauty around us. The lake/pool area, which is about a 15 minute drive from this property, is just wonderful and well supplied with everything you need to enjoy the pool ( pool toys) and lake (2 kayaks, 2 pedal boats, a canoe). Plus the lake fishing was great. We highly recommend staying at this property is you want "to get away from it all."

Peaceful and Quiet

Beautiful old farmhouse on a beautiful and lovely old farm ..no wiifii was plus! Was able to actually TRULY disconnect. Directions to property were a bit vague and finding the place at night was a little challenging but it was very nice to be in the country! The friendly horses was a added surprise

Peaceful retreat

The farmhouse was lovely, very clean and comfortable. The view is gorgeous from every window. We enjoyed hanging out on the porch and walking along the road. The nearby lake was spectacular and a relaxing place to hike and drive around.

Quiet and relaxing

The house was beautiful and comfortable. The kitchen was well equipped to cook just about anything. The porches, yard, fire circle and neighboring horses were all lovely. Cell signal was quite limited and in most of the house wouldn't support a voice call - but we brought a hotspot and that gave us Internet for email and (slow) downloading. The house is a long way from anywhere for groceries, supplies or even a soda - but that's part of its charm.

Beautiful oasis--impressive lake and pool!

What an amazing vacation--I don't know where to start! First the lake/pool/lake house--we feel lucky to have experienced this oasis with just 2 families, and glad we stayed a full week. Crystal clear water that our girls loved swimming in, and not freezing cold water like northern lakes; our oldest practiced her diving off the float in the middle. We let them swim out to the float with life jackets. Youngest learned to kayak--and the puppy loved the boat rides and digging in the sand. :) Loved that you had 2 kayaks, a canoe and 2 paddle boats, plenty of life vests, with kids size, and tons of pool floats. Huge fish, easy to catch even from the beach. My husband loved the jogging trails, and hiking for our family--easy 2 miles around the lake, plus other steep gravel rds. Beautiful pool, salt-water/not chlorine. Cedar-lined sauna--and then we'd jump into the lake to cool off. Nice shaded lounge chairs, up by the new kitchen. We packed a cooler with our lunch or dinner each day. I was a little nervous sharing the kitchen due to Covid, but the other family was respectful and we each used it minimally. Really top notch facility--your photos don't do it justice. Though the farmhouse was 15/20min drive, and the modern house was 2min, we loved the farmhouse. The Farmhouse--perfect for us. Loved sitting on the porch each morning--wrapped up in blankets, so quiet and rural and beautiful. Chilly mornings, despite the heat each afternoon. Smores on the campfire 2 evenings. Our youngest would run to the little stream in front, collecting crawfish each morning. And we loved feeding the horses each evening--we weren't sure if we were allowed in the fenced area with them, so we didn't. We wish there had been a little more info on the house, e.g. background on the horses, pond, property, or a map. But then we met Mark--he was such a great help, and answered any questions. Cell reception was spotty(terrible) at the house and better at the lake, but Mark said certain providers are better than others. There was no wifi. That ended up being an ok surprise since it forced us to disconnect, though we were grumpy about that the first day. The farmhouse was lovely--love the remodel and the bathrooms, beds. Could have used better dressers, and the girls shared the room w 2 twins, but had no dresser. Also, kitchen could use more plates, and regular-sized bowls. Overall, the pool/lake/mountains--such an amazing place. thank you for sharing!

Peace and quiet!

Our family thoroughly loved their stay at this beautiful, rehabbed farm house. The lake and pool, although a 15 min drive from the house, are spectacular. Just plan ahead, so you can take food and stay for the day. The fishing is excellent. Mark, the caretaker is available and extremely helpful. Needed a few more pans in the kitchen, as we love to cook when relaxing. However, a minor detail considering the natural beauty everywhere you look.

Summer Vacation

Beautifully detailed historic home with the perfect mix of old and new.

We spent a long weekend at the Farmhouse recently and we loved it! The Farmhouse is spacious, comfortable, and beautifully renovated while still retaining its old-time charm. It's set on a quiet road surrounded by pastures and farmland. I had a fantastic morning on the covered porch drinking my coffee, looking at the scenic view, and listening to the cows and chickens on surrounding farms waking up. It is a bit of a hike to the lake/pool area - but it's a pretty drive and once there, that is fantastic as well! We spent lots of time in the hot-tub and fishing from the kayaks. My son caught a 5 pound bass! I definitely recommend it for anyone looking for a quiet weekend away!

Great mix of old and new, and incredibly comfortable!

Terrific house, and so well appointed. Beds were comfortable, air conditioning worked like a charm, and the kitchen is a dream - we cooked there or at the pool house every night. Cell service at the house itself is spotty at best, but at the lake/pool we had excellent service plus an office with a view. Would absolutely return at the soonest opportunity!

Cozy, beautiful farm house with incredible amenities.

Pictures do not do justice to this amazing property. The farmhouse is tucked far away from main roads, so it is a bumpy ride getting there and I could see issues with heavy rain or snow, but that is one of the attractive qualities to the farm house. It is completely updated, most notably in the kitchen. The property itself is surrounded by beautiful farm land. Neighboring dogs will great you and even stand as protection at night, but also know their boundaries. The pool/lake/sauna is about a 10 minute drive away. It is absolutely stunning; again, pictures can't do it justice. The pool can be heated... both the pool and hot tub have alternating color LED's, there is a large sauna, women and mens bathrooms/showers/changing rooms, a large modern kitchen, a huge jacuzzi, and of course a lake view that is hard to look away from. Honestly, the pool area is worth the trip alone. The nearby neighbors seemed very friendly. I highly recommend this stay if you are looking to get away or are visiting anywhere nearby (white water rafting, caves, etc).

Beautiful house & pool set deep in the mountains. We loved it!

We had a great time at the Grassy Meadows house. The house was as we expected: the pictures really do a great job showing you what you will get! The pool is an easy, quick drive away (once you figure out the directions!) and it is GORGEOUS. Definitely a highlight for us. The AC was not working when we were there, but luckily the cool mountain air kept us comfortable for the most part. Plus, there are plenty of ceiling fans! Just as a general FYI: there is very limited cell phone service...a perk, if you ask me!...but no Wi-Fi. Just something to be prepared for when you stay here. The owner, Rich, was very responsive to my questions. He always responded within a few hours. We also received a text upon arrival from the contact person in town which was really helpful. The directions to the house were a little confusing for all of us initially. Also, there was not a printed copy of the welcome packet at the house. We wish we had printed a copy beforehand just for easier access to all the information in there. We would definitely stay here again!

Wonderful Memories

This was the most amazing vacation for myself, my three sons, my mom, my sister, and my sister's boyfriend!! The house is perfect. It is clean and spacious. It had everything we needed for Grandmom to cook all our favorite meals. We enjoyed visiting the horses in the field next to us every morning, and drinking coffee on the porch swing. We also enjoyed packing up food and drinks, and spending the day at the private infinity pool on the lake. The pool area is breathtaking. We just loved the hot tub, the fire pit, the boats, fishing, and the gorgeous scenery!! We definitely want to visit again. Thank you for a trip filled with wonderful memories!!

Charming modern clean farmhouse

My brothers and I get together every year in WV. Years past we have had a challenge finding a nice rental home in the country. This year we hit the jackpot, not only is the house seated in a beautiful mountain setting, the owners have done a wonderful job in restoring and modernizing the old farmhouse. The caretaker "Mark" was one of the best assets the property had, he was very accommodating and made sure we were completely satisfied. The lake property was absolutely gorgeous, we have finally found a house we will continue renting year to year.

Excellent stay @ Grassy Meadows Estate

The farmhouse was a great location for our Thanksgiving celebration away from shopping infested malls and it traffic. Loved the fireplace and big open kitchen with attached dinning. The kitchen was fully equipped to allow us to prepare our thanksgiving meal on site. Look forward to returning one day. The lake house area is developed well for outdoor summer fun. With many possible cabin sites, I expect this area to grow. Too bad we came in November after the weather turned. Special thanks to Mark, our onsite contact. He was very supportive both before and during our stay providing access info to the farmhouse and the lake house. I definitely recommend this rental. Thanks Dale

perfect combination-

This farmhouse is the perfect combination of rustic and modern. It is comfortable and approachable. The kitchen is beautifully equipped. We have lived all over the country but now reside in Florida. Fall has always meant baking pies- it is tough when it's 90 degrees outside! I almost cried when I found a pie plate in the kitchen. The fireplace was such a dream to have and use. I genuinely felt like the owner wanted us to enjoy ourselves. Instructions and directions were short and simple; we felt at home and welcomed. The property is stunning and we spent most of our days outside, which is just the way we like it. The downstairs bath is huge and gorgeous; we loved having laundry available. The bedding is exceptionally comfortable and high quality. The firepit was a lovely surprise...our kids had been begging for s'mores for weeks! It was just perfect for us. The lake and the surrounding area were ao lovely. We hope to be better prepared to fully utilize it next time. The upstairs furniture is perfect and beautifully exexuted room by room. I cut a few cosmos that were left growing in the garden and brought them back with me.It has become a dear place to us and we hope we can return again and again. Thanks again.

Wow!!! What an amazing place. This was the perfect weekend get a away. The pool, lake and hot tub situated in a picturesque Appalachia town. Losing power during a the storm didn't even put a damper on our weekend. Mark the grounds keeper is soooo hospitable.....The house is absolutely gorgeous, and supplied with all the extras!!! Beautifully Restored Farmhouse in Stunning Valley”

We travel extensively for business & use VRBO all the time & this house is a 5 star for sure. We've also stayed in the other "Contemporary Mountain Home" owned by this owner & it's equally as nice. This house sits in a valley that's so serene. We were there last week & this time of year literally every window you look out of you see green. It's beautifully restored & has everything you need: High end appliances / fluffy stocked kitchen Nice linens Ceiling fans TV in main living room & master bedroom with sitting area 2 Decks - the main one has 2 swing chairs & rocking chair (great place to lounge) Community salt water pool, lake, 2 kayaks, sauna, jaccuzi, pool house with full kitchen & grill (shared with renters of the other house) Owner is very responsive, professional & easy to work with. Mark the caretaker is available & super helpful (I mentioned on our previous stay that I like to have a magnifying makeup mirror & kleenex in rooms & they were there this trip). We're going back in a couple weeks for business & always look forward to our stay at this property - it's such a treat.

West Virginia Get Away!

We found the house on VRBO. Unique, contemporary home with all the comforts available; top end appliances, newer construction. House included use of community hot tub, pool and lake. Better check on pool, wasn't available during our stay. Gated community, houses to be built except this existing one; easy drive into Lewisburg and Beckley. House manager was available for advise or items needed. Nice place to stay.
