Avoid the traffic and ride one of our beach cruisers to second beach, later you can uber or drive to Newport for dinner. We purchased the house originally because of its great location. We are Newport natives that still love Newport, but like to be close to the islands best beach, waking up in paradise valley. Our home has an open floor plan adjoined by three bedrooms, each with tv and a private full bath for when you need that moment of privacy before venturing onto the next part of your vacation. The yard has two decks each off one of the bedrooms and is perfect for drinks, conversation and snacks. The house has a full kitchen, dining room and sun room. TV's have YouTube TV and access to other applications via your account sign-in such as Netflix and Amazon Prime. Laundry and wireless Internet onsite. Please note during the months of July and August, we require a 4 night minimum.

The hosts were the most responsive and kind I've dealt with on any of my VRBO stays. Katie and Brian were the best! Location is quiet but isn't very walkable due to lack of sidewalks (adults are fine). The house is quite old and outdated; a few easy improvements would improve guests' comfort (e.g., slip cover the upholstered furniture, blinds in all bedrooms, replace squeaky bed in back BR, etc ). Kitchen and bathrooms were super clean. Back yard was a gorgeous place to have morning coffee or afternoon cocktail. Definitely recommend staying there and would stay there again on our next visit to Newport.
This is a beautiful place for family to gather when peace and home-like comfort are at the top of your list! We enjoyed the serenity, convenience to all Rhode Island has to offer - and the hosts are wonderful people! We felt very safe and knew any concerns would be addressed immediately - although we had no problems at all. We had limited time to spend with our newly minted Officer graduate - staying at this lovely property truly made our visit the absolute best family memory! We are actually considering making a stay here an annual family tradition! It's just that great!
We had a great girls weekend and the house was a great fit. Three bedrooms each with their own bathrooms was a big plus and the location could not be beat. We were in Newport in 10 minutes with the mansions, restaurants, shops and wharf.
The homeowner was very responsive and nice. The house is close to Newport which is convenient. The house was clean and comfortable, but needs some maintenance repairs. Adding blinds to the second bedroom would be good . Adding blinds to the window in the third bedroom would help. The fan in the back room needs to be replaced. The deck and lattice needs to be stained or replaced.
The house on Prospect Ave met our needs nicely. We were there in June, so temps were comfortable without AC, and each bedroom has a ceiling fan. Host Katie was responsive and helpful.
This was a great property on a quiet street near downtown Newport (by car) and Second Beach by foot. The owner was extremely accessible and tried to accommodate all of our needs. It had a good kitchen, laundry, and 3 bedrooms each with their own bathrooms. One of the beds was old, but the owners plan to replace that. There was a nice front living room and good outdoor deck space. This is the cleanest home we have rented. We would definitely stay there again!
We traveled to Middleton with my two adult sons and their wives for my nieces wedding. The cottage was charming and clean and perfect for the six of us. We each had our own bedroom and bathroom, and the kitchen was well appointed with all the cooking utensils You could need. The house is in a perfect location, close to second beach and only a 15 minute drive or Uber from Newport. The front room/sunporch is lovely and a great place for everyone to hang out. Wish we had had more time there
Comfortable house. Property is perfectly spacious for a multi--age family get together with easy access to the best attractions. We explored a lot of Newport and got to relax too.
Wonderful stay at this comfortable home! Our family loved it. Nice decks and yard. Katie answered my questions very promptly. I grew up coming to Newport every summer but never stayed in this location and it really is convenient. We were able to bike or run to the beach and also some restaurants.
Thank you Katie and Brian for a wonderful stay.
We had a great stay at this charming house while visiting Newport for a weekend wedding. Easy 10 minute drive into downtown Newport. Katie was very responsive to all of our questions. We enjoyed going for a bike ride to the beach (just over a mile), and eating meals out on the porch in the backyard. More than enough space for two couples.
We comprised of 5 adults on a long weekend to the Newport area. This house is in Middleton, which is a great location in proximity to Newport and other areas of Rhode Island. We enjoyed the home very much. Absolutely loved the cute sitting room in the front of the house. This house worked out great for us because of each bedroom having their own bathroom. The only thing we had to watch was the last person could get stuck with no hot water, so we just timed our showers a bit better on the other days we were there. The managers were easy to get a hold of and very accommodating with our very late arrival! I would totally stay at this home again if I get back to Rhode Island!
Was there for a family wedding at the Viking Hotel. It was no more than 10 minutes to the venue. House is set up perfectly with each room having its own bathroom. A well appointed kitchen. Quite neighborhood. Will definitely stay there again.
We were in Middletown for my nieces wedding and decided to turn it into a week long family vacation! So glad we did! The house was very comfortable, plenty of space for all and had everything we needed .
We had a great vacation at Newport East! The location is so convenient, the house was very clean, and Katie and Bryan were very responsive to our needs throughout the entire trip. Thanks for a great stay!
This bungalow beach home was super comfortable and spacious. It was situated in close proximity to First & Second Beaches and town! Decks and backyard added to the ability to lounge and gather around to socialize or duck away for peace and quiet. The hosts were fabulous and Katie was super accommodating in allowing us to add on a nite to our stay. Lots of tables which allowed for board games, puzzles and dining.
This was the perfect place for a peaceful getaway. The house was so charming with a beautiful peaceful yard and two relaxing decks that overlook. So close to the beach and Sachuest nature preserve as well as the bird sanctuary. Close enough to downtown Newport without being in the middle of the crowds. Thank you Katie and Bryan for your hospitality!
We spent a great few days in a mini-family reunion. 5 adults and one child fit comfortably in the 3 bedrooms and with 3 bathrooms the stay was so simple! Dining and living space are generous and comfortable and the kitchen is very well equipped, we cooked every day and had everything we needed on hand. Home has beautiful natural light and the setting is calm.
This was exactly what we were looking for! Close enough to beach and town for easy in and out but quiet and relaxed. Super kid and dog friendly! We will definitely come back and stay again!

About the host
Hosted by Bryan & Katie
Katie and Bryan are both Newport natives who have returned to the area they grew up in after college and careers in both Boston and Los Angeles.
Why they chose this property
We married at the Norman Bird Sanctuary and for us, there is not a more beautiful area on the island. Newport still holds a place in our hearts but with downtown only a few minutes away, this place gives us the best of both worlds. With our family expanding, we recently bought another house in paradise valley to accommodate our needs and now rent our first home for others to enjoy.
What makes this property unique
When we bought the property in 2007 we added the front sun room and extended the back, making the once beach cottage feel more like a house. Once your inside you can enjoy the open floor plan. Our architect did a great job with the roof line, giving it a great cottage look, but providing the functionality of a larger home. Most are surprised at how much living space the house has once inside its doors.
