Overview
Renovated character studio apartment, in the heart of Kotor old city. Bright with beautiful mountain and old town views. Sleeps 2 on very comfortable king sized sofa bed in an open plan lounge, bedroom and kitchen area. Separate ensuite toilet/shower room. Character stone walls and tiled floor. Large wardrobe & cupboard.
Extremely well equipped with air conditioning/heating, 3 double glazed windows, flat screen ADSL (T-com) & satellite TV/DVD, halogen hob and kitchen utensils, fridge freezer, unlimited internet access, small table and chairs, clothes drier, etc. Quality bathroom with large shower, toilet, washing machine, hair dryer, ironing board & iron.
It is just a few metres walk to visit the many museums, churches, restaurants, bars, and shops within the picturesque and car (exhaust) free old town (parking available outside just 150-250 metres away). Or take the 30 minutes’ walk up to the top of the old fort with breath-taking views of the Boka Bay. The waterfront lined by yachts and boats is just 2 minutes’ walk and walking a little further brings you to Dobrota, with waterfront restaurants and swimming in the clear Boka Bay water. Inexpensive buses or taxis can take you to historic and unspoilt Boka Bay villages (Prcanj, Perast etc.), or further on to the more developed Budva (with its own scenic old town, bungee jumping, water sports, etc.) or to sandy and rocky beaches directly on the Adriatic coast (Jaz, Blue Horizons, etc.). A boat trip around the bay, and especially to the island worth the church on is not to be missed. Altogether this UNESCO world heritage town and area is a dramatic, interesting and unforgettable area to experience.
Free unlimited wifi with good signal in apartment [network ‘Lidija’; passcode 0674995044] so you can easily keep in touch and most local bars and restaurants also have free wifi - ask them for their codes.
Friendly caretaker Lidija meets guests, helps if any problems and is happy to answer questions and or provide recommendations.
Note there are 2 almost identical apartments advertised which are next to each other: the left studio is slightly bigger and has slightly better views compared to the right studio, as can be seen from the photos and is worth the slightly higher price, though both are excellent/as advertised.
Parking information
Parking is not allowed within the old town itself (no car fumes!), but one can park for free nearby. Head away from old town with sea on your right, then turn right about 20 metres before the only roundabout and drive round (little road opposite the Roda supermarket car park and only ~250 metres from the apartment). Alternatively, if this is full I drive straight over the roundabout with the bay still on my right and park on the first available space on the left past the post office (but not in the taxi spaces with yellow lines!). I have never had any problems with car theft or damage in Kotor. On market/ festival days or weekend evenings you may have a little further to walk but you can always find spaces somewhere!
Alternatively there are several attended pay car parks, the most convenient one being directly opposite the old town main gate (~150/200 metres walk from the apartment) and alongside the port/boat moorings, which currently charges ~90 cents per hour. There is another pay car park just outside the old town walls immediately on the Dobrota side of the old city about at a similar price.
Note re Kotor noise and stairway up to apartments/furry friends!
While the apartment is very conveniently located close to Kotor attractions and facilities, the whole of Kotor old town is lively and can be noisy summer evenings. Though this apartment is quieter than most Kotor apartments (it has shutters & double glazing), light sleepers or those who prefer quiet evenings in summer should consider staying/sleeping well away from Kotor old town e.g. in Muo/Prcanj and well away from restaurants/bars, even though you will need to bus/drive to get to Kotor.
Though apartments are excellent inside, the hall and stairway up to them sometimes have cats and there can be sometimes be an unpleasant smell during the minute or so getting to and from the apartment. The apartment doors are reasonably airtight, so the apartments themselves should not smell at all unless you leave the front door open (in which case leave the 3 windows open for a few minutes!). The woman in the central apartment on the floor below (who insists on feeding cats in this and nearby buildings) should and usually does clean the stairway approximately daily, but if there is any cat mess visible or stair cleaning needed, mention this to her friendly English speaking son who lives below the left studio who will sort matters or call Lidija who will get it sorted.
Most people are not bothered by the above and appreciate having Kotor attractions and facilities close by and excellent apartment facilities (see reviews), but studio not recommended if allergic to cats and/or a light sleeper!

After booking owner will confirm reservation and email you more detailed information on apartments and area. Lidija normally meets guests by arrangement on steps of St Tripun’s cathedral (as easier to find than apartment). Check in 16.00 or later and check out 10.00 or earlier unless otherwise agreed with Lidija.

Steve's Kotor apartment was just perfect for our quick getaway.
Clean, bright, accommodating. Three words to describe our stay. The apartment is well-maintained and care is taken to keep it up-to-date. The two corner windows allow light and a breeze to come in and freshen up the apartment. At night the apartment is well-lit and the amount of light can be adjusted to suit one's needs. We made our own breakfast each morning; being able to have a refrigerator, stove, and kitchen sink (and cups, plates, and cutlery) helped us to feel right at home. We didn't use the television, but the Wifi definitely came in handy. Lidija was very helpful with getting us settled in and gave us some tips about where to eat and what to do in the area. Overall, it was a great place for us to stay and we look forward to booking it again when we visit the area another time.

Cozy Apartment, Great Location
Stayed as a single occupant in the left studio for just over a month. The studio is as shown in the pictures. Bright during the day, and a little cool in the evenings (especially during November). The place is very clean and the washing machine was a huge bonus for a long stay. The wifi worked well. And it is a very quiet location. Actually the whole city was peaceful to visit and not overcrowded with tourists. The stairwell was kept clean, and as it was a cooler month, I really didn't notice any cat smell. The cats that hang out in the stairwell are quite friendly. Lidija was very attentive and even arranged a cab for me up to the top of Lovcen. Kotor made for a great base to explore the nearby hiking trails, as well as the nearby cities (Budva is about 40 minutes away by bus). Would stay here again!

Cockroaches and cat urine
Apartment was nice in a good location with low price, but there were cockroaches in the apartment and the stairway had a lot of cat urine and feces which smelled really bad in the heat.

Lovely little place
My partner and I had a great time staying in the left studio. Out of season so it was quiet at night and a pleasant temperature, so I can't comment on noise or air con! The sofa folds out into a bed and bedding and towels are available. The shower is nice and the tiny kitchen area did us well for a week. Lidija welcomed us warmly and I feel she would have been able to sort out any issues if we needed. A few glitches with the TV and wifi once or twice but nothing that affected us greatly - and if it did we would have contacted Lidija. Having a washing machine was a nice addition. The stairway was clean despite a cat smell, but this didn't bother us. If you really don't like cats, Kotor in general is probably not the best place for you (one sat in my lap at a restaurant at one point). In general we were provided with all the information we needed and found Steve and Lidija helpful. Would stay here again!

Nice place to stay, but with some serious setbacks
positive: nice and relatively clean place in the middle of the old town (photos are quite accurate) helpful staff negative: cats smell - really awful especially combined with hot weather household appliance - fridge broke twice during our stay, air-conditioning once, some electric sockets not working, some cabinets falling apart etc. noisy location - there is live music every evening until 1 AM right next door and closing the windows wont sort the thing at all :)

Fantastic apartment, lovely stay in Kotor!
This studio is in a fantastic location right in the heart of the old town. The apartment is a perfect size, it is clean and well equipped. It is excellent value for money and is one of the best places we stayed whilst in Montenegro. Lidja was also very helpful and easily contactable. We would highly recommend a stay here!! Nice, but not cared
It is a nice appartment. It has a lots of TV-channels and the location is perfect. We did not feel confortable because of the following reasons: - The dishes were slightly sticky - The freezer had a broken door at the deep freezer -> the freezer had water everywhere - The mattress was laterally inclined - The shower was missing of a door - WLAN was only on the door and did not reach the table and the bed - In the stairs there was always smell of excrement from cats and birds and sometimes also visible excrements on the way. We think that the apartment can get many more stars, as it has a lot of potential, when these things get solved.

Perfect
Great apartment, ample for a couple space wise. Great location, very well equipped. Lidjia was so helpful particularly when we missed our flight with Ryan from Stansted (use Tivat if poss) and always on hand. Cats in the hall are a bonus. Hope to return. Richard and Sarah

Beautiful little apartment in an amazing location!
We only stayed for 4 nights but we could easily have stayed longer. This little apartment is small but has everything you need. Well look after and is in a perfect location slightly off the main squares so is quieter in the evenings. It is an ideal base from which to go exploring in the old town of Kotor and around Kotor Bay. We would definately choose to come back to this place if we were coming back to Kotor. About the hall way outside from other reviews mentioning the smell of cats - we did not think it smelled bad (and the apartment surely didnt smell of cats whatsoever) but yes there are cats living in the hall way and some very cute kittens - which really didnt bother us. We had excellent service from Lidija who met us to take us to the apartment. She was always on call if we needed anything.

Fantastic apartment with great views!
This apartment is fantastic! The room itself is very nicely decorated with a comfy sofa/bed and nice matching furniture. The lighting is great (not always the case in old apartments) and gives a wonderful warm glow to the room at night. The internet was fast and consistent. The hot water heater worked well, too, which is something I always worry about. While the stairwell is grim (totally normal in old buildings), the apartment was spotlessly clean and bright. The bedding is soft and pretty, and everything you need is here—iron, drying rack, cleaning supplies, hairdryer, washing machine, dishes, electric kettle. There was even coffee, tea, and sugar in the cabinet when I arrived. There is also a good supermarket around the corner that sells anything else you might need. The views from the windows are spectacular, both in the daytime and at night (when the steps leading up to the fortress are lit up). Right outside one window is an orange tree, and the scent from the flowers waft in, which I really enjoyed. In spite of the trees outside the windows, there were no insects in the apartment, which was a pleasant surprise! Kotor can be a little noisy at night, but with the windows shut, I didn’t hear anything. The owner is very nice and helpful, as is his local property manager. I would definitely recommend this place to anyone coming to visit Kotor!

honeymoon
We stayed in this apartment for our honeymoon. Steve was very helpful with emailing about the apartment and the parking, etc. When we arrived in Kotor, we had trouble with our international phone and had difficulty reaching Lidija (who manages the flats) to let us in. But she waited and met us very late at night. She was so kind and helpful and was amazing to wait for us! The apartment appeared clean and cozy and in a good location in the historic part of town. Now for the negative part…when we arrived, there were at least 10+ cats in the stairway and it smelled of cat vomit, feces and urine. After Lidija let us in and as we were getting ready for bed, we realized that the same smell that was coming from the hallway was coming in through the bathroom. We shut the door, but the smell was all over the apartment. It was so overwhelming that we had difficulty sleeping. We thought about leaving that night, but it was so late and didn’t know if there would be anything open. We woke up very early the next morning and left immediately. I emailed Steve to let him know about the smell and he assured me that it was just from the hallway. Unless they fix this problem with the cats, I would not recommend staying here.

Couldn't be more in love with the place.
This place is absolutely fantastic. The room is large and incredibly light and airy - with views that really deserve the term spectacular - from the left window you look out across old buildings and onto the mountainous fortress walls, from the right, over a secluded and romantic courtyard. The room is beautifully decorated - excellent lighting, spotlessly clean and tasteful decor, and a good sized bathroom with decent shower. The bed is comfy and the fold-out construction of it useful, and there's plenty of storage. The TV has a number of English channels - Universal and BBC Entertainment to name a few, and the internet is highspeed and reliable. There's also a DVD player. The kitchen area is small but equipped with the basics, and with a good hob and fridge. The location is incredible. Kotor is an amazing destination, and this flat is slap bang in the middle of the old town. The nearest little market shop can be counted in steps (I'd guess 32), and town sprawling with beautiful restaurants and bars. The old town market is just outside of the gates two minutes away, Kamilija shopping centre is outside the other gate (and has a gym), just four minutes away. Dobrota beach and bars are about 6 minutes away. I lived here for two months and the flat was the perfect hub for playing out my 'girl about town' fantasy! Also, it should be mentioned that Lidija, who manages the flats, is incredibly friendly, efficient and helpful - answering the most mundane of queries and dropping everything to sort out the (very few) issues that I ever had. In order for this review to not appear too sycophantic, it's probably worth just dropping in two minor detractions. The flat itself is completely unaffected by it, but the staircase to the flat is occupied by a few cats, which is always... interesting. In addition, Old Town can be a bit 'party' come the weekend, but with the windows closed and the (particularly effective) air-con on, this makes little difference either - and as the world's biggest fan of sleeping, I'd be the first to complain if it was a real problem. I really had the most amazing time living in Kotor for the summer (so much so that I'm staying around the area for the whole year now). The place is all grand architecture, mountains and sea. The restaurants and alcohol are cheap enough that going out every night doesn't break the bank, and the flat is gorgeous and feels like home very quickly, providing a perfect base to explore from.

We fell in love with Montenegro on our first morning, waking up to views of the beautiful Boka Bay in the sunshine with old historic towns and villages, surrounded by steep mountains and a calm fjord, warm and clean enough to swim in. After meeting friendly Montenegrins, visiting the varied Adriatic coastline just 20 minutes away, the Durmitor National Park and breathtaking Tara Canyon just a few hours away, and meeting friendly locals, decided to buy in Montenegro, and have been returning regularly since. More recently started renting to help cover the larger than expected running costs.

Why they chose this property

1. Location: In a historic old walled city with no car fumes and close to bars, restaurants, banks and shopping, yet just a few minutes walk from the stunning Boka Bay water front, with Dobrota beaches nearby and easy access to public transport.
2. Location. potential & views: Apartments were fairly small needed total renovation (even removing floors and ceilings) but had great views from second floor (especially left studio). Ended up costing twice our estimates but were totally transformed with character stone walls and quality bathrooms, kitchenettes and equipment.

What makes this property unique

Entrance-way and stairway are dingy and apartments fairly small, but once inside, apartments are very well renovated and equipped (unlimited broadband, flat screen TV, full fitted kitchen, washing machine, open plan) and with good views from the windows (especially left studio) and comfortable sofa beds in a great location. Far better than most Kotor apartments and at a competitive rate. Great base for exploring this beautiful and interesting area.
