ARVOR
Arvor is a bright & airy ,modern ,two bedroomed ,non smoking ,well equipped,ground floor apartment close to Maenporth's sandy beach (about a 5 minute walk through a field or 2 min drive ) and less than a 15 minute drive to Falmouth.
It has underfloor heating and a dedicated parking space for one car. There is a large open plan kitchen /dining/living space opening into a patio with garden table and chairs .The lounge has a wall mounted fire ,40 “ Smart TV (Netflix enabled if you have an account ),Blu Ray DVD player,free & unlimited wifi and iPod docking station . The kitchen is fully equipped including a dishwasher and fridge freezer and there is a separate utility room with washer/dryer & sink. There are two bedrooms with low allergenic duvets & pillows - the master bedroom has a Kingsize bed and an ensuite shower room with large walk in shower.The second bedroom has twin beds. There is a separate family bathroom with bath (with inset handles)and electric shower over the bath . There are no grab rails within the apartment . It is a non smoking apartment and as I have tried to make it a low allergenic apartment regretfully no animals are allowed to visit or stay.

The apartment is just moments from the coastal path overlooking Falmouth bay and a few minutes walk to the lovely sandy Maenporth beach . The beach has a cafe which is very popular with locals and visitors . There are some beautiful coastal path and countryside walks right on the doorstep and the local village of Mawnan Smith has an Inn and a range of shops including a supermarket with post office ,cafe & restaurant.
Falmouth is just a short 10-15 mins drive with a wide range of shops,restaurants , beaches ,golf ,water sports swimming pool ,spas,cinema ,a castle .... and loads more !
The apartment is an ideal base for walkers & families as the beach and coastal path are so close but in order to fully enjoy the surrounding area ,a car is needed. Some of the roads in Cornwall are narrow with high stone hedges so please take care
.IF you are unfamiliar with Cornish roads and are hiring a vehicle you might find a small/medium sized car easier to explore the area.
PLEASE NOTE
1.There is a sharp turn into the road outside the apartment so please take this turn wide and slowly .
2. Same day booking and arrival MAY be possible -so please contact me using 'ask owner a question'.
3.Access information & a code to the keysafe will be sent to you one week before your holiday starts.
HOUSE RULES -PLEASE CONFIRM YOU AGREE TO ALL THE HOUSE RULES BEFORE BOOKING
1. Arvor is a non -smoking apartment . Please do not smoke anywhere in the property, including the verandah
2. Regretfully pets are not permitted to stay or visit Arvor.
3. I only accept bookings where at least one guest is over 24 years of age .
4. Infants are welcome to stay but there is no ‘baby equipment ‘ provided so please bring your own cot and highchair .Please note that there are blinds with cords in the bedrooms and lounge .
5. Arrival will be from 4pm-10 pm on the day of your holiday . This is to provide us time to deep clean all surfaces and touch points as well as change all linen and protectors . Departure is by 10.00 am. Whereas previously we could be more flexible we have to ask that you stick to these times as any delay will create insufficient time for our Housekeeping Team to carry out the enhanced cleaning regime & will cause disruption to the incoming guests.Failure to check out on time has caused delays in cleaning & making the apartment ready for incoming guests so if the check out time is not met then regretfully a penalty fee of £40 will now be charged for the inconvenience & deducted from the security deposit.
6.Please do not play loud music between 9 pm and 9 am
7.There are wooden floors throughout so please do not wear high heeled shoes inside the apartment .
8.No BBQs or open flames are allowed on the patio
9.For safety reasons ,please do not allow children to use the lift unattended or to play on the stairwells in the building
10. Please do not bring cycles into the building ,the apartment or on the patio.There is a communal bike rack at the rear of the property which you are welcome to use at your own risk .
11. If you unintentionally leave anything behind ,I am happy to post the item back for the cost of ‘Track & signed for ‘ plus a £5 handling charge to cover packing, time & journey to the Post Office.
ACCESS STATEMENT
From the car park space marked No 1 next to the flowerbed at the lower part of the carpark ,
walk up the slight slope to the front entrance to the apartments(approx 50 metres ) .Please do not park in any other numbered space as these belong to the other apartments
There is one communal ‘Mobilty ‘ space and two communal day visitor spaces that are available on a ‘first come ,first served basis ‘.The ‘Mobility ‘ space is situated at the top of the carpark and from there it is a level walk of about 25 metres to the front entrance .(See Photo)
On entering the foyer you will see the door to No 1 on the LHS No 1 .is a ground floor flat with a large ,open plan living & kitchen area with wooden floors and access onto the private patio ( no steps )
As you turn right to go down the hall you will find a the utility room ( with washer dryer ) and the family bathroom ( bath with inset handles and an electric shower with shower screen ) on your left .
The twin bedroom is on the right and the master bedroom with ensuite directly ahead . Please note all the doors are wide but there are no grab rails in the apartment . The en-suite has a large shower and a portable shower stool but there is a step up into the shower of approximately 25 cms
