Sandy beaches can be found just twelve miles away and the City of Norwich with its beautiful cathedral, castle, museum, theatre and superb shopping is just eight miles. The village of Wroxham is home to Wroxham Barns, the Bure Valley Railway and Roys - the largest village store in the country. Wroxham is often referred to as the 'Capital of the Norfolk Broads' and is an ideal location to stay at for a variety of reasons: There are plentiful places to eat and drink locally! The Broads is well known for its’ fishing activity – you should expect to find perch, pike, bream, rudd, eel and tench in the waters here. Within a couple of minutes walk from each property, it is easy to hire a boat by the hour, half day, day or longer. If you fancy a boat trip but without you being the Captain, there are a number of organised boat trips which leave from the centre of Wroxham or from nearby Horning.

Great Property on the Broads

This great property based in Wroxham on the side of the Norfolk Broads had everything that we needed. It was very clean and comfortable with excellent facilities. We made many friends with the swans, geese and ducks who visited several times a day for a fee this was wonderful. The village of Wroxham has a wide variety of shops, some excellent takeaways and a green king pub all within a 5 minute walk. There is also a railway station which we didn’t use again only a short walk away. The cottage is a great base to visit the wonderful coastal areas. Horsey Gap being our favourite with the hundreds of grey seals along the beach there at certain times of the year luckily we caught them whilst we visited. Cromer and Great Yarmouth were also very good. The owners communication was excellent before our arrival and the access arrangements very clear. We will return in the near future when I will hire a boat for a day to discover more of the Broads.

RELAXED TIME

We had a very relaxing time in this lovely property on the waters edge. We parked when we arrived and didn't get back in the car until we left although I am sure there were plenty of things to do in the area. We bought everything we needed in Wroxham which has supermarket and lots of eating venues. It was a lovely peaceful, restful week holiday.

Easter trip

We booked a family/ friends trip away for Easter. The location was great, for the a waterfront view, a short walk to town and Roy’s! It was also a short walk from boat hire company for our day on the Broads. There were 3 spacious rooms for the adults and the dog. The owner was easy to contract via email and phone. The Kitchen could do with some more kitchen wear such as sharper knifes. Nevertheless we had some great meals and Easter lunch. Over it was a lovely weekend.

Fab for 4

There were 4 of us, 2 couples and we had a great time at Swan Cottage. Brilliant location, close to everything - shops, bars, train station etc. and being able to pike fish for the guys was perfect. It was 3 days, including New Years Eve, of everyone being happy doing what they wanted to do! The cottage has everything you need and no shortage of a pan or a plate. Only 2 things that aren't a complaint at all just to note. The spiral staircase, you need to get the knack of ascending and descending! We stayed in the bedrooms on the first floor. One couple used the first floor bathroom and the other couple took the second floor bathroom to shower but I wouldn't suggest having too many sherbets!! The other gripe (and it isn't the cottage's doing) is the bin situation! Given the water deluge the bin was located a distance away from the cottage. We were advised of this well in advance but it was just a faff when prepping to leave the cottage and pack the car etc. The ladies who cleaned the cottage were lovely and gave us a bit history on Roys. Overall a superb time away in a lovely location. Happily recommend all day long, so much so there is talk of another trip to the cottage. Thank you :)

Weekend away with friends

Beautiful location, right on the river, lovely to sit and watch the boats going by, and the ducks and swans. The house was close to village, restaurants and pubs. Comfortable beds, and sofas, but we sat outside most of the time. If you are looking for a nice relaxing place to stay, Swan Cottage is definitely that!

Beautiful spot

This property is absolutely beautiful and a perfect base for a stay on the Broads. It is fully equipped with everything you need and is in easy walking distance of shops, boat hire, train station and all other amenities in the town. The outside decking is a perfect and peaceful spot to soak up the afternoon sun, which we were lucky enough to have, and meet the ducks, swans and heron up close. The house itself is equipped with everything you could possibly need with comfy sofas and beds. The staircase to the top floor is a steep, spiral one but once you’re up the bedroom is spacious with a nice en suite so no need to be walking up and down in the middle of the night. None of us were brave enough to take the rowing boat for a spin but it is there for use if wanted. Everything was perfect for our stay and I can’t fault the property, check in, communication and the beautiful spot in which we were lucky enough to stay. 100% would stay again.

Swan cottage

Old and tired, needs updating. Apart from one light in the lounge, none of the lights worked. The staircase to the top floor are an accident waiting to happen, none of our party wanted to use them and if we had known about them we wouldn't have booked this property. The patio door lock was very temperamental and at times took an hour of fiddling to lock. We contacted the owner on a couple of occasions but were either met with a message and no call back or met with an uninterested and indifferent attitude. Would not recommend this property to anyone, very poor value for money.

What great place in a great location! Very close to the local town a very easy to grab shopping etc. The whole area is idyllic and peaceful with an abundance of wildlife and passing birds. Top tip is to take a large bag of wild bird feed as there are loads of geese ducks and swans that visit. The house had everything that I needed and was very well equipped Thanks very much and I look forward to returning soon

Everything was perfect for what we needed, a great location. The only suggestion would be to provide towels for guests. It is a minor thing but unusual not to especially in that price bracket. On the plus side we left an item which was carefully wrapped and mailed to us which we really appreciated.

We are a family run business who enjoyed holidays on the Norfolk Broads so much during our childhood that now we have children we have introduced our children and their friends to the fun of the Norfolk Broads and exploring the many special places to see in East Anglia.

We have decided to make our homes available for self catering holidays so that we can share our love of the Norfolk Broads with you. This has proved so popular that we now have a number of properties which we have tried to make a “home from home” and we offer a variety of short and full week breaks.

We hope you enjoy our places as much as we do and we look forward to welcoming you to one of them soon. Look at the comments from others who have stayed. Each place has its own comments page

Why they chose this property

Fantastic location with so many things to do and explore. By the river so hire a boat or fish. Visit the coast and explore major towns like Great Yarmouth or Cromer. Or visit a beach and take a walk.
Go to Norwich and visit the castle or shop.
Things for the children to do, for instance: BeWILDerwood, 3 miles away, home of Boggles. Or, Pleasurewood Hills in Lowerstoft with over 35 rides, shows and attractions.
Lots of historic places to visit, or places for afternoon tea.

What makes this property unique

Waterfront just outside back patio doors. Watch the boats going past at 4mph or fish. A great place to relax.
