winter reprieve

We've stayed at several VRBO rentals and this was by far the cleanest. Home was well stocked with supplies. We felt at home. Closest grocery store in Hempstead had everything we needed. If you plan to walk down the road, many dogs will come out to greet you. The horses like apples!

Calm and quiet

Nice house with great AC - then, a cold front moved in and it also has a great heater!! We wanted 2 weeks of post-surgery quiet. We lived in the living room. Very comfortable. Enjoyed seeing the horses everyday. The master bath was also important for us, and it was terrific. The property owner was very responsive, anytime I called. Thanks, Van

Disappointed

For sure the place itself was very relaxing with a nice view but there were big issues with the management. First issue was with the property was the cleaning. Beddings were not clean enough and you would notice dirt and hair on all blankets and sheets. We decided to wash them before using them but the drier was broken. The place is for 6 people. We rented the place for 2 nights but there were only one toilet paper for each bathroom and 1 dishwasher pod in the whole place, No extra blankets either. We still were ok with all of these issues but the main issue was about the promises that are mentioned about the property. In the description of the property it says there is a opportunity for horseback riding and skeet shooting and those were the main reasons that we choose this place over the others. We tried multiple times to contact the owner but beside the basic check in messages we didn't received any response. Before we locate there, they mentioned there will be someone called John who is the horse caretaker guy and he can help guests with horseback riding but he never showed up. The phone that was provided was automatically rejecting us. Even one of the neighbors contacted him and told us that he is on his way to your farm but surprisingly we never saw him. We felt very disappointed and disrespected. In summary, I should say it is a good farm for relaxation but if you want to have any other outdoor activities that are mentioned in the descriptions, you should consider somewhere else. Also, don't get surprised if your messages were left un responded. Finally, if you ever saw John, send him our hi, we were really looking forward to meet him!

A Piece of Heaven

The house is absolutely perfect. The place is spotless and very well kept. The view... BREATHTAKING! Pictures don’t do it justice at all. The beds were super comfortable, the kitchen was equipped with everything you need, and the patio is so peaceful. We were worried about privacy, but let me tell you, this place is SOOOO private. During the day we really enjoyed hanging out in the back watching and petting the horses, and at night sitting around the firepit making smores and watching the stars and the moon with the telescope. Thank you so much, Tiffanie, for getting us the firepit just in time for the 34-degree night, that totally made our nights! Beginning to End total enjoyment, beyond expectations. Thank you so much for a great experience!

Daughter’s Horseback Birthday

This was the perfect getaway for our daughter’s birthday wish to go horseback riding. House was more than big enough, and had everything we possibly needed. Horses were very gentle, friendly, and great to ride for a beginner or more. House is quietly situated in the country with wide open spaces and plenty of stars in the night sky. Variety of attractions, great restaurants, and well stocked groceries within a 10 min radius of the property, we suggest Cochran’s Grill. Do not forget carrots and apples for the horses, and s’mores supplies for the fire.

Perfect Staycation!

A relaxing and beautiful property to enjoy quality family time. We played games, fed the horses, enjoyed the well appointed kitchen, grilling out and several smore nights by the firepit! Caretakers were friendly and attentive and owner was great with communicating!

Weekend Excursion

Great Location, Peaceful, good layout, good communication with the Manager. However, the house needs a lot of work/updating (leak under kitchen sink, roof leaks, wall paper peeling in the Bathroom, light bulbs out throughout). Washable items were clean and no trash was laying around. However, the floors could use a good scrubbing. WIFI directions and emergency contacts in the instructions need to be updated. Overall good place and accepts Pets but the Owner's need to give the house some attention.

Good for the soul

So peaceful being in the country. The house was perfect. We ate breakfast, lunch and dinner on the patio and s’mores by fire pit at night. We just may have spoiled the horses with daily carrot treats. It was nice to see my kids so comfortable around them. Thank you John for helping us so we could ride! Our hearts are full! See you next time!

The perfect place.

The home was exactly as we envisioned. Well appointed, clean and comfortable. The scenery was gorgeous. The sunsets indescribable from the back patio. The farm was a wonderful place to transition to our new home here in Texas. I can never thank Tiffanie enough for her hospitality and generosity with her beautiful home and horses.

Great getaway

We really enjoyed our stay here! The owner was super communicative before we got there and clear about certain issues that came up but couldn’t be fixed due to the holiday and I appreciated her being upfront. The house itself was very spacious. We even met bandit, the neighbors dog, who accompanied us on all our walks! Highly recommend visiting here!

Great family house with horses!

Beautiful home in bluebonnet country with green velvet meadows and free horseback rides. Grandkids loved playing with vintage earthmoving toys in the driveway and on trampoline in backyard. Spacious and comfortable, near country towns and bbq restaurants. Real Texas in every way!

Great Location! House needed cleaning.

House is in a great location! Close enough to all the things in the area to do, but off the beaten path enough to feel secluded. The horses are fabulous, the trapoline and playset are great for kids. We have 4 kids and really enjoyed the back patio with the fire pit, grill, horses, and kids activities. House needs some updating. Needed some extra cleaning (dirty table, spider webs in corners, dog nose prints on windows, etc). No one wants to start their vacation by cleaning. The owners are still using the house, so there are many personal effects around the entire house which made for an uneasy stay, especially for our younger kids and our fear that they would accidentily break something of value. Overall enjoyed the location, but would probably find another house to stay at next time we are in the area.

Really Nice and Quiet!

This is a great house with a nice property. The owner sent a text message the morning of with all the codes to get in the gate and the house. The house was nicely equipped. My parents loved the master bedroom and bathroom and were quite comfortable even tho the bed was a tad high my mom managed to get in the bed. Also saw the 2 extra blow up mattresses we didn't need them but it was nice to know they were there. The teenage boys had a blast go outside to look at the horse and just enjoy nature. There was a trampoline that is on its last leg but it looks like there has been a new trampoline purchased just has not been assembled yet. We did ride the horses, John came out and set everything up for us he was a very friendly was well as very laid back. I gave 4 stars because I wasn't totally sure about the linens cleanliness because it looked like dog dander on the bed spread. And there was not enough face towels for all of us to use. I would recommend this place and would like to stay here again, next time I would probably run to the dollar store for some more towels. But Great place nonetheless, super private and quiet. I think I could definitely live in the country if its like that.

Relaxing, fun family getaway

We loved our stay! We traveled from the Upper Midwest for a late winter getaway and could not have had a better experience. The house was very nice, well-maintained, and had plenty of room for our family of six. It offered the perfect combination of nice and comfort we so appreciate when traveling with our kids. The kitchen was well-stocked with dishes, pans, etc. the bathroom and bedroom linens were clean and nice. There was a washer and dryer available. We also had wi-if, and access to at least two TVs (maybe more, I don't recall as TV was such a low priority.) We also enjoyed the back patio area which was right off the kitchen/dining room area. We spent a great amount of time there and in the back yard. We have four children ages 2-8 and the location and all that it offered were also a great match for our kids. There were toys to play with in the house and in the backyard there was a trampoline and play set. Our oldest son also had the opportunity to ride horses while he was there which made the whole trip for him. And, the neighbor's dog was so sweet and visited us several times (he was very well-behaved.). Our kids loved this as we have a dog at home they were missing. Tiffanie was very easy to communicate with, and she was very good to check in with us and respond to any question we had before or during our stay. Finally, although the location is in the country (exactly what we were looking for) it is very conveniently located for those wanting food choices, stores, etc close by. If we come to the area in the future we hope we are able to stay at the ranch again!

Why they chose this property

Family, friends & Guests love visiting our country home. The “fresh air” and gathering around the grill or firepit while watching the children run around outside and play is something most don't get to do regularly unless you go to a park. We also believe, the the property offers fun for all, not just the kiddos with the outdoor activities the Property offers. Plus, the property is just short of an hour’s drive from Downtown Houston yet feels like it’s thousands of miles away from the hustle and bustle of the city life.

What makes this property unique

Breathtaking sunrises & sunsets, sky full of bright stars and still the occasional firefly so bring a mason jar!
