About this property

7-bed, 7-bath holiday comfort in the heart of the Lake District

Please note: our changeover days are Friday and Monday. We cannot guarantee to accommodate bookings that start or end on other days. The Boundary is an elegant, stylish, spacious Victorian house that is also within walking distance of forty restaurants and pubs, scores of shops and Windermere, England's largest Lake.
There is a bathroom for every comfortable bedroom, a fantastic dining kitchen and two log-burners, one in the kitchen and one in the elegant sitting room. There are also two more cosy sitting rooms, one with TV and one with gas fire and pleasant outlook.
It is a few minutes' stroll from the villages of Windermere and Bowness and has ample off-street parking for five cars with plentiful, free on-street parking nearby.
All seven rooms have king- or super-king sized double beds and two can be configured as twin rooms if you prefer. *Please note despite caption, these rooms are superking OR twin - not superking plus twin!
The owner is a big cricket fan and bedrooms are named for giants of the game's past, from the era when the house was built.
Lower Ground Floor

WG Grace. Large, light room with sash window on to and super-king double or twin beds - please specify when booking. The bathroom, with bath and shower over is right next door.

Upper ground floor:

Barnes: Named for a legendarily curmudgeonly bowler, this cool double has a funky bathroom with large walk-in shower as well as one-person bath, twin sinks and underfloor heating.

Cardus: Big room with free-standing roll-top bath in the corner and large, built-in mirrored wardrobe. Perfect room for the ones who always bring four times too many clothes(!), especially as it is only three steps from the car park. With ensuite loo and shower room.

Hobbs: The original master bedroom of the house, complete with original big bay window and cornices. Views towards Claife Heights and just a glimpse of Windermere in winter. The furniture is hand-painted, including the king-sized four-poster bed. The lordly bathroom boasts a two-person walk-in grohe rainshower, lovely VIctoria & Albert free-standing bath and underfloor heating.

Maclaren: Features an elegant colour scheme, in shades of grey and blue, with Venetian glass dressing table and full-length mirror. This room can be double OR twin (not both!).
The bathroom has underfloor heating, double washbasins and full-sized bath with shower over.

Second floor:
Fry: A lofty, light, spacious room with windows facing south and east. Bathroom has double basins, large-head shower, separate bath and underfloor heating.

Ranji: Second floor front. A lovely, romantic room, with flamingo-strewn wallpaper, panelling behind the bed and double-ended bath in the room. Separate shower room with underfloor heating and views toward Claife Heights.

Lake District Ladies
We spent a magical week with 13 girlfriends hiking in the Lake District to celebrate a milestone birthday. Each day was a different hike, and The Boundary was the perfect home base. It’s a beautiful home in the perfect location. It’s a quick walk down to the lake and ferry, or up into town and the Windermere train station. The kitchen is ideally laid out for cooking and talking. Great bedrooms and en suite bathrooms. Never ran out hot water, and never ran out of room to relax and talk. The laundry appliances were excellent and large even by American standards. Thanks for hosting a magical week we’ll never forget!

One Problem after Another
Every day there was a new problem or something broke in the house. On the 2nd day, we had no hot water in the morning, not even lukewarm. Also on the 2nd day, the washing machine broke. We were not able to do a single load the entire week. On the 4th day, the tea kettle stopped working. The dryer takes hours to dry a small load of dish towels. The dryer rack was broken. The supplied mop was filthy and we had to buy one. The patio is not cared for and pretty much a waste of space. All the outdoor furniture is dirty. This is by no means a luxury or 5 star property. The furniture is ugly worn. There are no hair dryers in the house. No bar soap is provided. We were there during a week of sunny weather. Every bedroom was hot and there are no fans. We had to wear sunglasses in the kitchen because the sun beats in and there are no shades. The host is at first communicative but then just makes excuses. We needed more towels since we couldn’t wash anyone. The housekeeper just left a pile of towels (and no hand towels) in the hallway. It was a very disappointing and frustrating week.

THE BOUNDARY
We were a family of 11 and 2 small dogs ! 10 adults and a 7 month old baby girl. I initially rang Steve (the owner) to enquire about the property.My family have been coming to The Lakes for past 12 years and each year our party is growing in numbers. Steve had The Boundary as a B & B for many years and was very successful. And this year was his venture into the holiday rental market. The Boundary is a big house so you can come together or have your own space. We loved the kitchen as we all had breakfast and in the evening we played board games with lots of Prosecco ! Steve is a lovely guy and so accommodating. Any questions just ask him .Look forward to return visit.

What makes this property unique

Seven spacious bedrooms, each with its own bathroom, each of which boasts both bath and shower! As one review said: "Lots of room for all of us wthout anyone having to have the 'also-ran' bedroom, as found in some rentals".
Fantastic large dining kitchen with direct access to garden so everyone can spend time together. Our guests love this aspect.
Plentiful off-street parking but close to all amenities.
