Zaros House. Two bed traditional renovated house with sea views in Kioni.


Located within 5 mins walk to the gorgeously quaint harbour village of Kioni, with its traditional restaurants attracting the many yachts, this house offers a tranquil and scenic Ionian "get away".

The garden, with its 3 tiered terraces, is set within former olive groves, provides a stunning panoramic view across the sea to the windmills that characterise the entrance to the bay.

The sea, and its pleasantly shaded coves, is within a couple of minutes walk affording the chance to swim and sunbathe whilst coming and going back to the house as one pleases.

The upstairs consists of a double bedroom, shower and bathroom, open plan kitchen / living room. Tall French doors open onto a balcony with its sea view.

There is a separate double bed annex down below with its own bathroom which opens up onto its own sitting out area again looking over the bay.

The house is well furnished with washing machine, fridge and cooker. We had a new outside dining table made last year by the local carpenter which we keep on the first terrace where we tend to BBQ.

The garden stretches back some 100 metres to natural olive groves where the chime of goat bells can often be heard in the distance.

Vathi, the capitol, is a 45 min drive away. Stavros, a pretty hillside village from where one can explore Homer's Odyssey, is 20 mins away whilst Frikes, another small fishing village also popular with yachties, is 10 mins by car.

There are many hillside walks nearby which are particularly stunning in the spring.

The house is primarily for our own use so it is well stocked with everything you will need to enjoy all the delights that Kioni has to offer.


Shops and Restaurants:

The harbour area includes a number of waterside taverna style restaurants. There is a bakery and a great little supermarket which serves the many yachts and seems to sell everything. There is a "veg van" that turns up every morning and there is a lovely practice where a baker will do the rounds in a van dropping loaves off at houses which have left out a shopping bag (with €1.10). There are two super relaxed and sociable bars which play soft low key music which provide good starting and finishing points before and after dinner.


Travel Arrangements:

There are two main options for travelling to Kioni. 1) Fly to Kefalonia, which is served by a number of UK airports and airlines (Monarch, Norwegian Air, Ryanair, EasyJet etc), where one can pick up a rental car or arrange a taxi to travel to Sami (takes 45 mins) from where two daily car ferries take the short hop across to Pisaetos, Ithaca. Kioni is about 45 mins away from Pisaetos. 2) Fly to Preveza from where one can rent a car or take a taxi (€60) to Nidri, Levkada from where a daily car ferry connects with Frikes, Ithaca. Frikes is just 10 mins away by car to Kioni.


About the Owners:

We bought the house in 2014 from the most charming couple who had beautifully and sympathetically renovated the house whilst developing and nurturing the terraced garden. We plan to spend more time in Kioni, when work allows, but in the meantime we are pleased to share the house with like minded guests so supporting the local shop and restaurants.


Cleaning:

You should allow €75 for cleaning, which we ask you leave out in cash for our next door neighbor, who does the cleaning.

Perfect for two….all the living is done on one level but for sun lovers there are 3 different levels to choose from all with stunning views to Kioni harbour to the west and the 3 windmills to the east. The harbour is a gentle 15 minute stroll with Kantina beach about the same via a magical pathway through the woods. We swam there early every morning and had the place to ourselves! We loved our stay. Thanks Andy xx

Just what we wanted!
The property was perfect for our needs: self-contained bedroom (and terrace) downstairs for our daughter and her partner, plenty of space for us upstairs. Well equipped and perfectly positioned a 10 minutes walk from the centre of Kioni, but only a few moments from a lovely little beach. End of May/Early June was an ideal time to visit. Weather great, sea warm, not too many people. We loved Ithaca. Thanks very much.

Beautiful House
We had a fantastic time at Zaros House. It had everything we needed and also so much outdoor space. The location is a 5-10 minute walk into Kioni which is stunning. Highly recommend the Kantina Beach cafe - perfect location for a long lunch!

Lovely property with spectacular views
We spent a lovely relaxing week at Zaros House, the property was comfortable, clean and very well equipped. We enjoyed sitting on the balcony and both the higher terraces looking at the view and watching the yachts come and go, my husband loved eating the figs from the fig tree. It’s an easy walk to beaches and the town. Demetri was very helpful on arrival and throughout our stay. We left our hire car in the free town car park as parking outside the house was a little restricted, but that was absolutely fine. Would highly recommend.

Best holiday destination ever!
We loved our holiday stay in this house - it had everything we needed and lots of levels to sit out and enjoy the views and garden. The village was very quiet and low key - an easy stroll down to the tavernas. Lots of accessibility for swimming - most of the time we had the small beaches to ourselves. Will certainly return!

Home from home with a view
We are two well travelled 50-something friends who wanted a peaceful break & found it in this nicely located property in the very pretty village of Kioni. Although only a 5 mins or so walk down a slight hill to the main harbour area, it was delightfully silent - all we could hear at night was the faint lapping of waves & the faint tinkle of goat bells. We both slept like logs! The property has two lovely terraces & two balconies to sit out on. Our favourite was the top terrace - comfy seats, an unhindered view & beautifully peaceful. Gorgeous place to watch the sun rise over the old windmills. The main living area contains the well equipped kitchen & a very comfy couch (plus a dining table & chairs but there is a lovely table & chairs on one of the terraces, that’s where you’ll want to have your breakfast). The two french windows open from the living area onto a sizeable balcony, which again has comfy chairs & is private. The main bedroom is a good size with twin beds bolted together to form a large double. There was ample clothes space. Another set of French windows leads out into a little courtyard with potted plants, nice to take a power snooze with these doors open with the breeze wafting in. The main bathroom was a decent size with a large shower cubicle. The washing machine is in there, which is normal in Greece & not intrusive. The little extra room downstairs was fine for one person but think two adults may struggle. There are separate twin beds & a wet room shower / loo (no shower cubicle but again, normal for Greece & absolutely fine). This room has its own front door & little terrace with table & chairs. The lay out was perfect for us as two friends who wanted a bedroom each (extra bathroom also a bonus). My friend was very comfy in the smaller room. There was good air con in both bedrooms &, if the bedroom door was left open, it did cool the living room. All in all, we had a very comfy stay. Andrew the owner was communicative & responsive. The property is very much his family’s second home & it felt nice & homey. Finally, its location is perfect for Cemetery Beach, a short donkey trail walk away & our cove of choice :-) If your after comfy peace and quite with an exceptional view, this is the place. NB: The cyclone hit the day we checked out & we were stranded on Ithaca for a couple of days. Had to stay near port but if we could’ve got back to Andrews, we would’ve!

A wonderful break
Our second stay in Andrew’s beautiful house. Kioni is heaven on earth and we had fun exploring in the island in our hire car. A perfect escape from the crazy realities of 2020!

Peaceful Kioni
We had a great few days in Kioni. The house is lovely & spacious, with great outdoor spaces as well (downstairs room quite small for 2 adults). The house was well stocked with all essentials and has a great view of the small harbour. Kioni is very nice, would particularly recommend the bar Spinolas? as you walk to harbour from the house (great atmosphere and music) and Lizzies restaurant(far end of harbour), where the food was way above that of a traditional greek holiday resort restaurant. Unfortunately my wife became ill, whilst away, but we still enjoyed our stay and would highly recommend.

An absolute gem
We had the most wonderful, relaxing week at this beautiful home. The location is ideal - amazing, impossible-to-tear-yourself-away-from views but only a short stroll into Kioni, not to mention the beautiful swimming at the nearby beaches. The house has everything you could need, the bed is super comfy, and the two terraces are ideal for eating, drinking Metaxa, and watching the boats come and go. We were very pleased to have a car to do some exploring and particularly enjoyed a day on Agios Ioannis beach. The walk out to the three mills is also well worth it. Thank you so much for the chance to stay in this little corner of paradise. We cannot recommend it highly enough.

Lovely house in a perfect location!
From the moment we arrived in Ithaca on the car ferry from Kefalonia we knew we were going to have a fabulous holiday. Demetri was there to meet us in Kioni and took us to our house and everything about the house was perfect. The inside space was just right for the two of us and we spent many happy hours sipping wine whilst watching the sailing boats from the terrace outside the living room. The outside space is on several tiers and is fabulous both for eating and relaxing. The kitchen was well stocked, although we didn't actually cook in the house in the end as there are five lovely tavernas on the waterfront to choose from. We loved the 5-10 min walk down the hill into Kioni every day (in fact several times a day) and the locals are so friendly and welcoming. The walk to the two beaches is lovely, and the water is crystal clear . Unfortunately the taverna on Cemetary Beach was not yet open but I can imagine it would be a wonderful place to sit in the shade or sun. The walk to the mills is well worth a visit and is very easy from Cemetary Beach. I have to make a special mention of Spaventos Bar, opposite the shop, which is run by an amazing couple who love their music... they also serve breakfast and lunchtime snacks and they have tables down by the waters edge as well as in the bar. We absolutely loved our stay in Kioni and will definitely return!

Fantastic property in a gorgeous location - we couldn’t have had a better holiday
This house is idyllic! From the moment we were met by Demetri in Fetia. and guided to our home for the week, to the moment we got in the car to leave, everything was perfect. The outdoor space in this house was fabulous - we had breakfast on the terrace, chilled out on the loungers and under the shaded pergola and just hung out and watched the boats go by on the chairs outside the living room. We loved the separation of the space with our two grown up daughters having their own space downstairs whilst we enjoyed the beautiful and tastefully decorated first floor accommodation. Kitchen was very well stocked and we cooked in the house on several evenings. Beds were really comfortable and showers great. All in all it was like being at home (although we always remembered it wasn’t ours) but with better weather and views that we can only dream of. The town and beaches of Kioni had everything we wanted and needed. Most mornings we headed to one of the two beaches on the right and the taverna on the second beach is run by a lovely Kionian family and opens for lunch every day and dinner twice a week. Iced coffees in the shade were very appreciated. The water in the bays (and everywhere in Ithaca) was crystal clear, warm and very easy to swim in. A pair of good beach shoes is helpful due to the pebbly nature of the beaches. The restaurants and bars in town are charming. We had a lovely dinner in Mills on the Hill and ended most evenings at the Spavento bar which played lovely jazz. The supermarket has everything you could need. We hired a boat from the harbour and took off for the day around the coast experiencing beaches only accessible by water - it was heaven. We also did a couple of afternoon hikes up to Agnoli (shoes and water needed) and out to a delightful church beyond the beach bar where we felt like the only people on earth. The walk to the Mills is very easy and also a lovely experience. You can probably tell that we simply loved our stay in this house and in Kioni and wouldn’t hesitate to return. It was the most chilled we’ve ever been at the end of a holiday and we all agreed that it was just perfect.

Perfect charming Greek holiday
Gorgeous place. We loved our time here. Wonderful location about 7 mins walk to Kioni restaurants and two minutes from two wonderful little beaches where the swimming in the crystal clear waters was sublime. The house was perfect. Very charming, great balcony to sit out on and a large roof terrace with a bbq. The house was very well equipped too. A lived in feel but we didn’t mind that at all. We fell in love with ithica and Kioni. We will definitely be returning.

A perfect holiday
It was a privilege to stay in this beautiful home - and it really is a home rather than a ‘commercial’ villa - in the most perfect location. The photos are nice but we were blown away by the reality of the place. The house is so comfortable and pretty, and well equipped, with the loveliest views imaginable. It has a wonderful roof terrace with a bbq, and above that, a fabulous sun terrace where you can watch the sunrise over the sea, and snooze away the afternoons. Kioni itself is heaven - we didn’t leave the village for 8 days! there are several lovely bathing beaches within moments walk of the house, with clear turquoise waters for swimming and snorkelling, and the village has a great choice of restaurants and local shops. The yachts coming and going add some cosmopolitan glamour. The local host Demitri was very helpful, especially in helping us get off the island when there was a ferry strike on our last day. I would recommend Kioni to anyone Just one note of caution about the house to those travelling with young children; the second bedroom is completely self contained, almost like a little apartment, with its own front door. My kids are 7 and 9, and it was a nice adventure for them, but had they been any younger, I don’t think it would have been suitable. Perfect for two couples, friends, or families with older children. I hope we get a chance to return to this wonderful house. It was the best holiday we have had in many years,

Beautiful accommodation with wonderful views in vibrant coastal location
Our accommodation was fabulous. The house itself is laid out on two levels, with a separate bedroom & shower room on the lower, and bedroom, bathroom, and a very welcoming and beautfully decorated living space (incl. kitchen area above. The living room had a balcony which looked down over Kioni, a very blue sea and the islands beyond. As if this wasn't enough, the outside stepped up the hillslope in a number of terraces - we were spoiled for choice on where to sit out! Kioni is a lovely location, much frequented by yachts mooring for the night. This makes the waterfront tavernas lively places of an evening. We really enjoyed our strolls down to the harbour, where we were able to find many restaurants offering good food at good prices, although the fayre became a bit repetitive after a while. We found some good local beaches, and Vathi, the main town on the island, is well worth a visit. Ithaca was undoubtedly the high spot of our island-hopping holiday, and I am so pleased that we chose to stay at this property.

Idyllic holiday home in a perfect location.
Ithaca is a very special place and this cosy holiday home overlooking the bay of Kioni has so much to offer.It's well equipped, tastefully decorated and has a comfortable, friendly vibe which makes it a joy to be there.The second bedroom has an ensuite bathroom and is on the downstairs level, with its own separate entrance and outside terrace area - ideal for holidays with older children and friends. I loved the balcony view and the more private terrace area at the back. Simple things like hanging out washing in the sun drenched, breezy garden felt so good and brought back fond memories from my childhood days. All in all, good for the soul....

We are presently living in southern Germany having originally come from Ireland. We have always dreamed of owning a house in the Ionian having spent time there during student days. It is everything that we wanted. It is frustrating that we cant spend more time there but with kids doing exams and work, it is a bit of a struggle. We are pleased though that the house is used when we are not there and it is also good for the village. As renting was never really on the agenda, the house has a homely, non-commercial, feel. We hope that our visitors appreciate and respect that.

Why they chose this property

There is a bit of a nostalgic story but suffice to say that we travelled all the way to Kioni from the UK to view just one house. We knew immediately that this was it!
