Domaine de Kokotia is a quiet idyllic family complex with terraced houses in the Acotz area of St Jean de Luz, 4.5 km from the centre of St Jean de Luz itself. Rental of the property provides access to the excellent on-site facilities: Shared use of a swimming pool (9 x 18 m, open between mid June & mid September), tennis Courts (2x hard court), children's playground, Frontón to play pelota, little football pitch with goals and basketball hoops. The Shopping centre is 1 km away from the property. Parking is available in front of the house. The summit of La Rhune dominates the view from the (60m2) back garden and terrace area (garden furniture and BBQ provided).

Coast/Beach: 2 Minutes walking distance from the closest beaches. Dozens of beaches within a few kilometres north or south, including many excellent surfing locations.

Golf/Skiing: There are 7 golf courses within 20 minutes drive: Golf de Biarritz, Golf de Chiberta, Golf d’Ilbarritz, Makila Golf Club, Golf d’Arcangues, Golf de la Nivel, Golf de Chantaco. Within a further 30/40 minutes away there are 6 other courses: Golf Epherra, Golf de Salies de Bearn, Golf d’Hossegor, Golf de Seignosse, Golf de Pinsolle and Golf de Moliets. Please note that a golf pass exists for 5 of them (Biarritz, Arcangues, Moliets, Makila and Seignosse). A number of different ski stations in France (e.g. Gourette, Irati) or Spain (Candanchu) approx 2 hours by car.

There are several airports in the surrounding: the nearest is Biarritz,only 10 minutes from the house, from Pau it takes less than 1 hour, from Bordeaux or Bilbao about 2 hours and from Toulouse 3 hours.
Easy drive to Lourdes.

During high season July & August bookings need to be from Saturday to Saturday.

Simpel maar compleet huisje op toplocatie

Huis op zich is simpel ingericht. Een houten vloertje zou het net iets aangenamer maken vermits lelijke stenen vloer het huis kil maakt. Misschien is zomer aangenaam maar voor september koud. Bed beneden zeer smal en kort, niet ideaal voor 2 grote mensen. Voor de rest alles zeer compleet. Leuk overdekt terras en tuintje met een prachtig zicht op de bergen. Bij het verlaten van het complex moet je straat maar oversteken en je hebt een prachtig strand/baai waar je kan relaxen. Leuke koffiebar, winkeltje voor brood vlakbij en ook enkele eet gelegenheden vlakbij. Met andere woorden een aanrader.

La maison est bien équipée et très confortable. Proche de la plage, la piscine et terrain de tennis sont un vrai plus. Dommage qu'il faut aller en centre ville pour aller chercher/rendre les clés

Bon séjour à la vue superbe

Maison spacieuse et agréable, il manque un store sur la terrasse pour pouvoir en profiter en pleine chaleur au dejeuner mais sinon maison parfaitement équipée. La route et le train ne sont pas loin du coup quelques nuisances sonores la nuit. Résidence très espagnol, très peu de français pour les ados…

Maison fonctionnelle dans un domaine superbe

Nous avons passés 15 jours de vacances génial ! La maison est fonctionnnelle, la terrasse geniale, elle a une vue magnifique sur La Rhune. Dans le domaine tres bien entretenu, la piscine est top, les cours de tennis appreciables et la proximité des plages à pied est un plus ! Il faudrait juste un autre système pour la restitution des clés car devoir se rendre exprès dans le centre-ville de St Jean de Luz pour les mettre dans une boite aux lettres ou à l'agence prends du temps à cause des bouchons permanents. Il faudrait aussi preciser dans l'annonce que le ménage est compris car ce n'est stipulé nul part, nous avons donc fait 2 heures de menage pour rien car c'est la conciergerie qui s'en occupe. Sinon, le reste correspond bien au descriptif de l'annonce.

Belle maison, spacieuse, très bien équipée. Belle piscine au sein de la résidence très agréable. Et la proximité de la plage est vraiment top. Bémols: l'absence de réponse de home partner en cas de sollicitations: ils ne prennent pas les appels et ne répondent pas aux sms. Et les voisins espagnols, peu discrets et ne faisant pas attention aux autres (se garent mal, font du barbecue à côté du linge qui sèche)...

Excellent logement

Spacieux et confortable, bien équipé et aux espaces garantissant la liberté et l'intimité de chacun. L'extérieur au calme et protégé avec vue sur le jardin, le parc attenant et la chaîne des Pyrénées est un gage de réussite d'un séjour convivial (un store ou un parasol serait bienvenu 😉) Literie d'excellente qualité. Petit bémol pour les 2 stores cassés à notre arrivée mais dépannés en 48h, et une odeur de renfermé assez présente malgré l'aération constante en été (manque t'il une VMC ?). L'autoroute et la voie ferrée au loin ne sont pas une nuisance dans ce complexe résidentiel très bien entretenu et sécurisé avec une belle piscine très agréable lorsque l'on revient de la plage (à 5 min à pieds🏖). La piste cyclable permet de vivre sans voiture pour se rendre à StJdL en 20 min ! La ville et le littoral sont beaux, l'arrière pays et les Pyrénées le sont tout autant, et avec la voile, le surf, la nage, le rafting, la via ferrata, la randonnée à pieds ou en vélo, les visites et l'Espagne, tout est à moins de 30 min ! Ce qui fait de cette maison l'endroit idéal pour des vacances réussies 😀👍

Bon emplacement, prestations pas au niveau

Nous connaissions déjà la résidence Kokotia, très bien placée et mignonne. La maison est tout à fait correcte, propre, calme et idéalement située, avec notamment un joli jardin et une vue sublime mais pas mal de détails nous ont déçus. - La procédure d’arrivée : il faut aller prendre les clés dans St Jean de Luz, impossible de s’y garer au mois d’août ! Et après 10h de trajet, c’est « moyen ». - Odeur de renfermé très tenace. Il nous a fallut aerer pendant 3-4 jours pour qu’elle s’estompe. - Volets déroulants fonctionnant très mal. - Pas assez de vaisselle (nous avons dû acheter un lot de 6 petites cuillères !). Ces détails ne sont pas rédhibitoires (nous avons passé un excellent séjour) mais facilement réglables pour rendre la location parfaite. Par ailleurs le plafond est très bas à l’étage (1m60 environ). Ne comptez pas y faire dormir des adultes.

Bon rapport qualité/prix

Trés bien située avec une très belle vue. En fonction du vent, parfois bruyant (autoroute situé proche). Cuisine, living, wifi, sdb du bas, équipement général et terrasse super. Confortable et bien spacieux. Dommage pour l'odeur de renfermé dans les chambres et pièces à l'étage avec plafond très bas (pas moyen de se tenir debout dans la salle de bains) . Petite amélioration peu coûteuse : racheter des verres à eau et des couverts (fourchettes, couteaux, petites cuillères). Accueil très serviable de l'agence et intervention rapide pour réparation volet. Propriétaire très réactif pour toute question. Merci pour ce très chouette séjour.

Maison agréable - au rez de chaussée - cadre Kokotia appréciable

Location que l'on pourrait "très très" bien cotée si les quelques détails ci dessous étaient solutionnés : Très forte odeur de "renfermé" dans toute la maison et les placards. Diodes du congélateur - frigo non fonctionnelles d'ou le fait de ne pas savoir les températures intérieures. Quelques ampoules de" grillées" ci et la. Pas d'essoreuse à salade ? Pelouse non tondue et haies avec de belles ronces débordantes. Sur l'annonce : Description trompeuse du 1er étage , hauteur maximum sous plafond 1.80 m dans la partie la plus haute; et 1.35 m devant le miroir. Ne convient qu' aux personnes de très petite taille ou enfants de moins de 10 ans !!! Rez de chaussée ( Salon- cuisine et chambre) très agréable. Terrasse avec vue appréciée sur La Rhune.

Convenient, clean and in a beautiful setting!

The property was clean and well maintained. The owner provided good customer service and kept in regular contact with us to ensure we were settled in. The house did not have Wifi which our teenage children found difficult. It was also quite hard to get Wifi in some places. As it was Wimbledon and we are keen tennis fans we were disappointed the satellite TV did not have a channel were we could see this. However, it was great to have tennis courts on site which we used regularly. The kids loved the pool, it would be nice though if there had been some seats available there. The house was well kitted out and the bedrooms were spacious, clean, and having towels was great. There was a BBQ which we used and the outside furniture was used heavily. There is a beautiful view from the back of the house. And as a family of 5 the washing line was a great bonus! There was a burger van parked overlooking the Atlantic where we enjoyed fantastic food with a great view. The pizza place, a bir further up the road was also really tasty and good value for money. There is a supermarket about 3 mins away in the car. There is a great walk along the coast into St Jean de Luz. Some more directions for visitors on locating this would be helpful for visitors as we only stumbled upon it by accident. The area is a great place to visit. Biarritz is a fabulous town and St Jean de Luz a great place to visit. Overall we had a great time.

Ideal touring base

The property lived up to its description, being comfortable and containing the facilities listed. It was clean and well looked after, a lovely quiet rear garden which looked across the country side to La Rhune - a large mountain seen for miles around. The property is on a family style complex with sports and play facilities, and is also ideally located for sight-seeing around the area. We visited beautiful villages, travelled up La Rhune on a small train, down caves at Sare, visited San Sebastian for a bit of spanish culture and many lovely beaches. The owners were very helpful at all times. We would have no hesitaton in recommending this property for a holiday.

Wonderful and relaxing holiday a Saint Jean de Luz

A view of the Pyrenees from the garden, a beautiful beach a 5 minute walk away, what more can you ask for? A fantastic, well-equipped house in a calm residential area with great facilities for everyone - shame we forgot our tennis rackets! A great place to stay and visit the beautiful Pays Basque. There is so much to see and do, we'll not hesitate to book again next year! Une belle plage seulement 5 minutes à pied de la maison et une vue sur les Pyrénées en se reposant dans le jardin - une super maison, très bien equipée dans une zone tranquile et calme avec plein d'amenagements pour toute la famille - dommage qu'on ait oublié les raquettes de tennis! Cette maison est parfaite pour un sejour de découverte du Pays Basque - il y a tant de choses a faire on n'hesiterai pas de la reserver l'année prochaine. Qué hay mejor que una vista de los Pirineos desde el jardin y una playa bonita a cinco minutos andando! Esta casa esta muy bien equipada en una residencia tranquila con la posibilidad de hacer muchas actividades para toda la familia. Fantastica para visitar el Pais Vasco y hay tanto que hacer que no dudaremos en reservar de nuevo el ano que viene. Anest

In a beautiful and calm complex ideal for families. Opposite Lafitenia beach that is never too crowded. It's amazing being in the water looking back inland at the cliffs, I feel so happy here. The back of the house is facing La Rhune mountain amongst others and every day it looks different depending on the weather and light. The location allows you to go up and down the coast to discover many beautiful seaside and inland villages.
